Where do I even begin? I have had many landlord/rental experiences (including cheap college apartments run by fellow students), and Ironrock was by FAR the worst. Not even including the fact that our rental was horrible and completely rundown (which I understand is only somewhat Ironrock's fault), their customer service and responsiveness were abysmal all year, to the point of blatant rudeness on their part. Emails would go over a week without response, until we had to follow up. Calls would go unanswered.

Service requests took days, if not weeks in some cases, to get fulfilled. When our AC broke in August, it took a week to get resolved, with little to no sympathy from Ironrock. We intentionally treated them with respect and cordiality all year so they would be less inclined to screw us over come time for us to get our deposits back, but that was apparently pointless as well.

They found reasons to keep over $800 from us for unspecified "cleaning and landscaping" even though we'd hired professionals for both before moving out. And when I asked for the specific things those charges were for, I still to this day have not received a response. I would not recommend an Ironrock property to my worst enemy!

Fully recommend! Rosalie and the team at Ironrock Properties have been exceptional. It's rare to find people who love what they do, are extremely competent and professional, and also always respond quickly. Rosalie is a gem and really knows this city inside and out. I've found both Rosalie and Natasha to be easy to work with, attentive to every detail, and more than willing go the extra mile.

I leased with Ironrock Properties for over four years. They were always prompt and thorough with repairs. They were also extremely reasonable when renewing my lease without ever increasing my rent exorbitantly. I would certainly recommend and rent with them again.

As our Realtor, she helped us find the right house in the right neighborhood for the right price. She was patient as we traveled from California to look at homes over several months and cautioned us about making unreasonable offers when we fell too quickly for overpriced homes.

In short, she was always on our side working to make our house purchase as simple and successful as possible. The best part about working with Rosalie was that she was always more focused on answering our questions, giving us good advice, and finding homes that met our needs than she was on closing a deal. Iron Rock was definitely one of the better property mgmt. groups I have ever dealt with. The place was not in the greatest condition through no fault of their own and they pushed the owner to make any corrections needed. I always felt like they were on our side even though they were technically paid by the owner of the property we were renting. Also, in an unprecedented, never happened before while renting move, we got ALL of our deposit back after leaving the place in good condition.

Other property mgmt. groups are very quick to nickle and dime you, but they knew we were moving into our first home and were more than fair with us! Thank you for everything Iron Rock!

I've been working with Nathanael and his team for over a dozen years and they have helped with the purchasing, selling, and property management side of things for us. They make the process as stress free as possible, and only contact us when we need to discuss a repair over a certain amount or if we need to approve something else we've agreed on.

Other than that, my only involvement in owning the property is to see the direct deposit hit our account. He and his whole team are thorough professionals and I recommend them wholeheartedly.

I worked with Nate for my new house, and couldn't be happier. As a first time home buyer he walked me through the whole process with ease! They also have options to protest your property taxes, which is great because I have no idea how any of that works and it costs me real American dollars. Keep up the good work guys!

Ironrock is the best for rentals. I wanted an investment property at the end of last year. They helped me identify a property in my price range that already had renters. They made sure it closed before the end of the year and I started getting rent from the day I bought it. Now they manage it for me and everything is electronic. It's so easy - Matt and the team have been great!

I've lived in two properties that Ironrock Properties has managed. When I moved to Austin I leased a house in South Austin and then moved to a Condo downtown to be closer to my job. The transfer between properties was extremely easy. I've gotta say that Ironrock Properties is definitely one of the good management companies, which is is the main reason I wanted to stay with them when I decided to move downtown.

I really appreciate their maintenance team and really all their staff, they are quick to handle any maintenance issues I've had with complete professionalism. All I can say is that they have been absolutely great to lease from and I would recommend them to anyone who is looking to lease a property in the Austin area.

Ironrock Properties did an Amazing job at managing my property. I didn't have to worry about anything, they handled everything. If there were any issues they always communicated with me and solved the problem right away. Definitely will use them again if I have another property I need managed.

Ironrock Properties managed our rentals for six years. They have a back-office portal where managers can go and see their account at any time. They have always been honest with us, and their prices to the owner for repairing things is very reasonable. They are easy to get along with; very friendly. Do be sure to maintain good communication. I had one displeased tenant, but in the end, I think the problem was mostly down to communication styles.

In short, they are honest and usually quickly responsive. They will save you money. I have since tried another company that prides itself on being "the best" for one of our properties, but we turned out to be very disappointed with their follow-through and customer service. It was far better with Ironrock. No managenent company is perfect, I think -- it's a really tough business with an extremely tight margin. I've heard multiple horror stories, none of which we experienced with Ironrock.

In fact, I think they cut us all kinds of breaks and deals and bent over backwards for us multiple times. I see there are some negative reviews here, but they seem to be left by tenants. That can happen for all managenent companies, I'm sure. But, if you are a property owner, I don't think you can do better at the price.

My husband and I filled out an application with this company and paid a deposit. They accepted the money and then called us the next day to tell us that they had already leased the property and only accepted our money in the event that the other person's money/ paperwork didn't clear. It would have been nice to know this ahead of time. As it was we had to scramble to find a place and ended up with a stressful situation. If they will be that bad before leasing I can only guess what it would be like to rent from them. I think we probably dodged a bullet.
