We rented for two years with Evergreen and I have to agree with the review below me about doing your own due diligence and not being angry about something that stems from your own negligence. When we moved out we were sure to leave the home in as good of condition as we received it, replaced any missing items, repaired holes in the walls, repainted where necessary. the normal things a good tenant should do upon move out.
We received most of our security deposit back, and what I did question, there were invoices for. This has been one of the best, if not the best, property management company I've ever worked with. They were always timely in their responses to my concerns, were understanding when rent was a couple days late, and were prompt about resolving issues we had. (Including replacing an entire fence that blew down during a storm). I highly recommend them to anyone looking to rent, or manage their own rental property. Keep up the great work guys.

Took a week to give me an answer about my application, never have waited that long at any other apartment I've had in Austin. Unwilling to work with me, and also never answer their phones. I'm glad I don't have to actually deal with them on a monthly basis due to this experience. Please consider other properties if you want a simple application process.

I have lived in their property for about 3 years. Evergreen themselves are really great. Always prompt in responses and they have a new pay your rent online feature. The people are nice and all of my interactions with them are good. That being said, the contractors they use for maintenance work could be better. It's always timely though. Always initial contact with contractor within a few days to a week.
For run of the mill things like a broken toilet it's fine. But anything that requires expertise seems to be an issue. I think maybe they just use the cheapest which is why they kinda suck. I have been in places where it was sooo much worse though. It's just me being nitpicky.

Been living in one of their units for a little over 3 weeks and I have to say this is the single and worst place I have ever lived and cannot recommend enough that no one live here and give these people your money. In 3 weeks we've had to get our front door replaced, get a new shower head, our dishwasher leaked everywhere, the cable cords(both) don't work at all, the internet connection here is so slow, replaced a water heater and then today our heater went out.
They clearly do not monitor or check on their properties before leasing them out as we've found so many things wrong with it. Complete waste of time and money. This is the worst place I've ever lived

It always surprises me when I read negative reviews from people who are clearly negligent and upset by their own irresponsible mistakes. My experience with Evergreen over the years has been nothing but professional and friendly. If you simply do your due diligence, there is nothing to worry about. Take the time to read contracts and ask questions for things you don't understand. Simple and easy. If you're not okay with the terms, negotiate or move on to another provider.

I've been renting a house that Evergreen Properties manages for about 3 months now. We have had a few things that needed maintenance, and Lucy has been very prompt concerning the issues. The people they send to the house for repairs have been friendly and good at what they do. We have only good things to say about Evergreen thus far.

If I was the owner of a property using this Company to manage my home I would warn you they do not fix floods at there was mold in the ceiling of our rental home due to their negligence. We were forced to move because of the black mold in our home and this company never responded to our needs to have it fixed. When we moved they stole our deposit and put a random amount on our credit report, when I tried to talk to them about the issue on my credit they had a lawyer send a cease and desist letter threatening to file a lawsuit for harassment. I am filing a complaint with the Real Estate Board and so should you. This company should pay for the damages they've caused my family.

Nearly made the mistake of entering into a lease with Evergreen. They attempted to insert illegal language in the lease requiring us to pay the first $35 of each and every repair. This "deductible" is illegal under TX law. They also attempted to force us to store owner's property (old appliances) in the garage, even though the listing stated no appliances were included and we were to bring our own. Lastly, they attempted to name themselves as the Lessor, rather than the owner. This is suspicious at best. I would be very wary of dealing with any landlord who uses this property management company as their representative.

They are extremely rude and unprofessional. When we located the house we wanted Stephanie Ho told us to bring the check down in the form of a money order etc. then our realtor got a call saying they rented the house out to someone else. After that we contested the situation and my wife was able to get her to keep her word. Since then I realized that they put an illegal clause in their lease agreement stating that I have to pay the first 35.00 of each repair (Even for normal wear and tear).
Keep in mind I am in complete understanding that if a tenant breaks something in the house, that it is completely reasonable that they provide the first 35.00 dollars of each repair. However, the house we are renting was built in the late 70s and as ceiling fans started to break and outlets began to short out (while shooting sparks) I was reminded by, Lucy who handles maintenance, that I would be responsible for the first 35.00 dollars of each repair needed.
That just doesn't seem right to me, so I looked up my rights with the Texas Renter's Association and ran it by a lawyer who was a family friend and it turns out that they CANNOT charge you for normal wear and tear. The example the TRA gives is actually carpet and how they CANNOT charge you for traffic stains in the sense of replacing the whole carpet.
They can only charge you for they typical shampoo and cleaning fee. Look it up people! Anyway, I called Evergreen after I found this out and they said and I quote, "Well sir, did you sign the lease?". Basically saying it may be illegal, but you signed the document. I guess I need a lawyer to look over my rental agreements these days. On top of that they send maintenance men to the wrong places, do not follow up requests etc. DO NOT RENT OR BUY ANYTHING FROM THIS COMPANY!
