This is the most neglectful property management I have ever dealt with. They only care about collecting a check on their overpriced units. The only way to get maintenance to fix anything is to call the property manager and even then it takes several days to get a fix. The manager barely works at the property I am at and the property owner refuses to even speak to me about any of the issues I have had. less than two weeks into living at the property I was without hot water for a few days, three weeks in my car got broken into and vandalized and while there are security cameras at the complex, the property owner and manager do not even have access to their own cameras.
I have never heard of anything more ridiculous than that. they have my car break in on footage they have indicated but will not bother to look into the footage or get back to me. save yourself the trouble and find a property management company with some integrity that will not overcharge you to live in an unsafe place and that actually respects its tenants.

I moved into this rental house under different management, and I was met with prompt replies and speedy repairs. Then, the owner decided to adopt this new leasing company (GDR), and they are the most difficult company to live with. Here's why: Their rent payment has to be online or in person. Fine, ok. However, online, they don't have an option to pay a portioned amount, and in person requires some weird process at shady places.
In my case, their online option required me to pay the deposit I already paid to the previous leasing company. I called (multiple times) before speaking to someone who said it's because the prior leasing company hasn't released those funds. Long story short. I called the prior leasing company, found out they sent a check 2 months prior, did all the f'ing legwork, sent the info to the new leasing company, and I hey.they finally took the charge off.
I paid my rent on time and still got charged a late fee. It took 2 weeks for it to get taken off my account. No humans to talk to, at least when it comes to being able to get anything done. I made a repair request for a leaky faucet, and they took over a month to repair it. Repair man asked for pics of the faucet, I sent them. Faucet now sprays water in all directions all at once.
I fixed it myself, thanks to some YouTube videos. Fine. Whatever. Now, I've tried to make calls about a roommate change, and no response. None. I do not recommend this company.

I have rented a beautiful home from GDR going on two years now and my experience with the management team has been all positive. The house has had minor issues over the last couple of years as any home might, things like a leaky faucet, old and cracked gasket on water heater, water leak from washing machine, and as soon as I noticed problem I would put in a "maintenance request" on their online portal and the issue has been resolved THAT DAY. I don't know how you could improve on service like that! Keep up the good work GDR, you guys are awesome.

I rented a home from them and at first all was well. As time carried on the house became a constant problem. Continual maintenance and little help from maintenance team who would "Fix" things. Ultimately the house became a nuisance more than anything. The part that I feel really burned by was upon leaving the home they inspected the place. I was told not to worry about multiple things in the home to clean saying they would "take care of it".
I continually asked if I was going to be charged. They lied and charged me an exorbitant amount of money to clean the house when I was told the exact opposite. I was misled and ultimately burned by this company taking only 400 of the 1200 dollar deposit home. I DO NOT RECOMMEND THIS COMPANY.

I think that people tend to leave negative feedback about a property management company when in reality they may have been bad tenants. I have nothing but good things to say about GDR, sure the application process took a while, but at least they were being diligent about their tenants. I paid my rent on time and never had any issues at all with GDR. Moving out was a breeze, I notified them by email, cleaned the house, provided copies of my carpet cleaning and after 30 days got my deposit back. Really, it couldn't have been an easier process. I think if you are a respectful tenant then you will have no problems with GDR.

I rented a property from GDR for about a year with two other friends. The rental property was cheap enough for college students, but still really nice. GDR's employees were quick and friendly once we found this property. We were able to sign the lease and move in right away. They made sure everything on the property was fixed and clean for us upon our move-in date.
If we needed any repairs done they would send someone right away. With our move-out date coming closer we began keeping an open line of communication with GDR as to what their expectations were for cleaning the house. They worked with us, and we ended up getting pretty much all of our deposit back. I would say it was the best experience I have had with a property management company here in Albuquerque.

I rented a property from GDR for a number of years and had a very good experience. Anytime I needed something taken care of, GDR would take care of me without question. I once had a leak under my dishwasher and GDR sent someone out within the hour. I paid what I agreed to pay in my lease and was never hassled or required to pay additional charges.
When I moved into the property I was careful to note on the move-in sheet things like a small stain in the bathtub that were not my fault. When I moved out GDR refunded my entire security deposit. The GDR team has been great to work with and we appreciate everything they have done for us. They've kept our house occupied almost continuously for 5 years and even gotten new tenants in during the middle of the winter. Questions and concerns have always been addressed quickly and accurately, even with us out of state the entire time. They've responded quickly to tenant maintenance requests and kept us informed the entire time.
We couldn't be happier with the service that their team has provided. I can't speak to these other reviewers or their experiences, but I know GDR manages a lot of properties and has for years.
