We started renting from Advantage Pointe Properties in December 2020, so I am confident that we have enough experience with them to give a 5-star review. To provide insight, when moving to Albuquerque, we were homeowners and I had not rented a house since 1998, so renting and having a property manager made me very nervous. We are very grateful to Richard and Carrie as they have been extremely helpful and responsive.

I was pleasantly shocked on our move in day, as Richard had someone come over to de-ice the driveway before the moving trucks arrived. Not that we've had many, but they have been very responsive to maintenance requests and with follow through. Carrie is prompt to respond to emails. I would recommend APP to anyone wanting a professional, responsive, and kind property management team.

I received a call from Carrie asking if I was still interested in a 4BR house. I told her that I was but I mentioned to her BEFORE I went to see the house that my credit was not the greatest and I wanted to make sure that was not the deciding factor in renting. My income and employment is solid. She said absolutely not, that they look into all factors when determining a renter.

I agreed to look at the property that same day, I missed work to go look at it. I loved the home, I applied immediately, provided everything they needed immediately. Didn't hear back for 2 days and then I receive an email telling me that they were declining my application BECAUSE OF POOR CREDIT HISTORY. When I asked Richard to explain, I was ignored and was just asked how did I want my earnest money back.

Of course they cashed my application fee check. I don't like people that lie, and this couple straight up lied to me. I never would have applied for any property they had, had they not told me credit was NOT a factor. Very disappointed in how they handle business.

I went on Advantage Pointe Properties to obtain information needed for taxes and saw the 3.0 review. I felt compelled to share my positive experience. They have been managing my house rental since 2014. I have had nothing but wonderful experiences. They found a great tenant who is still in the house. There have been a few maintenance issues which Richard promptly handled.

I have been pleased with the low cost of the repairs from the services he contracts with. I am a first time landlord and have heard many horror stories but I have been totally pleased with the tenant and Advantage Pointe Properties.

I just wanted to share my experience with this couple (Advantage Pointe Properties is just an older couple operating our of their house part time), to help others hopefully avoid getting scammed. We responded to an ad on ZIllow for a rental home in a great location, with hard flooring throughout (aside from guest bedrooms), and was advertised as pet friendly.

I took a tour, got to meet the current tenant (who owned a large long-haired dog, and a cat), and decided to turn in our applications. AFTER turning these in along with half the deposit, and $105 in application fees later - we were approved, but advised there would be no pets allowed. This property manager had to gall to ask for an additional deposit covering a re-carpet of the house to allow our small four pound chihuahua to reside there (again, this house was almost entirely hard flooring).

Not only is this an absolutely ridiculous request (who in their right mind would pay to recarpet a house with hard flooring), but a clear bait and switch from what was advertised - we would NOT have applied if the advertisement didn't say pets were allowed. Unfortunately the application fees are nonrefundable - and if I had thought to screenshot the advertisement and record the calls with this awful man, I'd be taking these scammers to small claims court.

I've heard of this bait and switch practice with smaller property management companies being used to rake in application fees as additional income - but never experienced it first hand. Be extremely careful when dealing with this couple - and make sure to log/record any interaction you have with them. I'm sure we're not the first, or last people they've done this to.

The owner is the most awful guy I've ever met in Albuquerque. I do recommend he practices smiling at least. All what he do care about is money. I DON'T recommend this property!
