Had a positive experience renting from Portland Homes. I was 2600 miles away when looking for an apartment and Andrew offered a thorough Facetime walkthrough of four units. Staff were incredibly helpful in facilitating a remote lease signing / move-in process and were quick to answer any questions. When we moved in, the unit appeared to have been recently refurbished - the appliances were relatively new and the place was in great shape.
We submitted a few maintenance requests throughout the year - nothing major - and I don't recall ever waiting more than 24 hours for a response. If we hadn't purchased a home, I'd gladly have remained a tenant with Portland Homes.

Never did any of the maintanance request except for one and that's because we couldn't lock our front door. They also never got ahold of the house owner to know if we could renew again or not. They keep saying they haven't heard anything and we have a month till the lease is over. Great home but terrible management.

My wife and I rented from his team for 10 years.and the only reason we aren't right now is they had no properties available in our desired area otherwise we still would be. Andrew was a understanding, empathatic landlord who was always willing to listen and prompt to reply. Our maintenance request where always handled with promptness. Great guy, great team, hope to rent from them again in the future.

This is probably one of those situations where I wish I could give them less than one star. I no longer live in the property I rented with Portland Homes LLC, but it sounds like the nightmare lives on with my former roommates/ its current tenants. While I lived there, the city of Portland actually came to inspect the property and wrote up a number of violations--from an unsafe, rotting deck to improper electrical wiring--which prohibited them from renting the property to new tenants until they were fixed.
I believe the deadline was Spring 2021? It is now Fall 2021, and the electrical was fixed, but definitely not the rotting deck. Instead, they gave us a date that it would be fixed in July, took the doors off the apartment at the end of August, replaced them with plywood, and proceeded to do nothing for another month. Although I am not there, I am told the plywood does not even fit the door frame, nor is it weather proofed.
Thank goodness there isn't wildfire smoke this year like in 2020, but the PNW isn't particularly well known for dry weather. hope Portland Homes is ready to replace all the carpet in the apartment soon when it floods due to their negligence.

Fantastic company to work with when renting a place in Portland. They were very responsive and flexible up front, which was great given we were not located in the area and Covid restrictions had just come into full effect. There were a few minor problems with the house, for which they fixed very very quickly. Ultimately we broke the lease due to significantly changed circumstances, again due to Covid.
The move-out expectations were clear, and we received our full refund. Some management companies use these sorts of situations to extract a few extra dollars from their tenants. This did not represent this company, whom operated with integrity throughout the process. Should we ever need a place in Portland, I'd start my search with properties owned by these folks.

Do not rent a property from Portland Homes-it will be a major headache and you will regret it. This property management company is completely unprofessional and refused to fix multiple issues while I lived in one of their apartments. To start, when I wanted to get new roommates, they refused to have someone come inspect the apartment and release the deposit.
It became this extremely complicated situation for me and my roommates due to their lack of inspection. Why should the residents have to deal with security deposit accounting? That is literally a property management company's job. Secondly, they refused to fix multiple issues-some rather important. When I moved out, two units in the property had multiple housing violations from the city and the landlord was being fined for not fixing issues.
Some of the issues? The balcony was rotting; it would sink in when you tried to stand on it. According to a roofing contractor, about now it is extremely dangerous and people are likely to fall through the balcony (as I assume they have still yet to fix it since I moved out in May of 2021). I notified them about this issue too back in July of 2020.
Oh and also the electrical panel was inaccessible (it was in another apartment that I couldn't access). The fuses would trip often too and it would take hours to fix it because I would have to call Portland Homes or hope my neighbours were home to remedy it. Not to mention that not being able to access the electric panel is actually illegal in Oregon.
I also assume this has not been remedied since moving out. Not to mention when I finally moved out, they took nearly the whole legal 31 days to return the deposit to me. I only got it 30 days after moving out. Keep in mind these problems were only the tip of the iceberg but I will stop here for brevity's sake. Do yourself a favour: do not rent from them.

DO NOT RENT FROM THEM. SCAMMERS. UNPROFESSIONAL. My boyfriend and I viewed a house they had listed for rent, loved it, applied for it. Found out we were 7th in line and lowered our expectations of getting the house. Later in the week we found out we had moved to second in line and then a few days following we were in first. We were thrilled. I get a text from Hannah saying that they will be running our credit and background checks which is nothing we were concerned about as we are both adults and have been renting issue free for many years.
About 2 min later I get another text asking if our credit report was locked because they couldn't find us. Either of us? I immediately logged into my credit report and pulled up my score no problem. I text Hannah that I was looking at my report and would be happy to email anything or provide any information to show her that we meet the legal requirements.
She said that she can not accept that information and that we will need to pay again once we figure out the issue. An issue that didn't seem to exist on either of our ends? Only theirs? And now they want more money? And no phone call to discuss any solution even though through the Portland FAIR ordinance they are required to consider supplemental evidence when a reason for denial appears. Also, no alert or ding was present for a credit inquiry on either of our credit reports which would happen any time someone attempts to run your credit.
So they never ran our credit report AT ALL. Basically they are just taking peoples application fees and saying they are doing things they aren't and then asking for more money and avoiding calls. EXTREMELY UNPROFESSIONAL.

Andrew and his team have renewed our faith in property management companies. They took over managing our rental home from another company that was completely non-responsive to both our needs as homeowners, and our renters needs as tenants. Andrew was always responsive, willing to work hard to resolve complicated situations, and completely knowledgable regarding Oregon tenant laws. His effort went above and beyond what we could have hoped for. We highly recommend Portland Homes to anyone looking for efficient, competent property management.

Moved to PDX Homes after I left my previous management company because they were unresponsive and unreliable. I only have one small residential property, but PDX homes made me feel like it was as big of a deal to them as it is to me. They handled the handoff between companies without really any mess, and took over running the property smoothly. They are responsive to all my questions and requests, and I know just who to contact for any question - something the confusing and corporate set up of my previous company made challenging.

We've worked with Andrew and his team for about two years, and they have always been responsive, fair and thorough. They have helped us navigate some very complicated tenant issues, find and repair things we didn't know were wrong, and truly have made owning rental properties a seamless process (we used to manage them ourselves and I assure you, it does not feel like passive income with how much work property management truly is). Portland Homes is worth every penny and has allowed us to focus on other things while they manage the ins and outs and complications of rental property management.

We have LOVED working with Andrew Gilburne, Rusty and everyone at Portland Homes and Commercial Properties. My husband and I, who live out of state, bought a rental in Portland in early 2018 and have had nothing but great experiences from working with everyone in the office. They were very diligent about finding high quality tenants and their customer service, both to the tenants and to us, has been fantastic. We'd highly recommend them to our closest friends.
