We have a 40+ year history that has evolved from syndicating deals in the first 19 years of our existence, to investing high net worth discretionary capital, to then forming institutional separate account/joint ventures over the past 10 years, and most recently investing on behalf of commingled institutional discretionary funds.
Over the course of 40+ years, IEC has strategically grown and evolved in order to deliver excellent, risk-adjusted returns to our investors. We invest in multifamily properties in the San Francisco Bay Area, Santa Barbara, the greater Los Angeles area, San Diego, and the Seattle region. We focus on assets that are often under 100 apartment units, although investments can range from 25-400 units. The typical vintage is between 1950 and 1990, though IEC will evaluate newer vintage deals with a value add component.

The property(Parc medallion) I've been living at for almost 5 years is under the worst management I've seen since I've been here. Completely went in the gutter the second this company took it over. Terrible customer service. Maintenance supervisor and tech are so rude. Leasing office has no clue what they're doing- they have to ask the property manager want to do on everything just get to simple question such as what to do because I'm locked out of my apartment during business hours because of the shelter in place order. If could give 0 stars I would

The moto for them mentions integritt. What a bunch of BS. My daighter and i went to Breakwater Apts 31 days ago. I put a $300 refundable deposit down. I was told i would get it back in 21 days. I called the next day to let them know we changed our mind. My daughter has called, ive emailed and called.nothing. Have some integrity and let me know where my money is. I need it to put down on another rental. Bad business.

I lived in the properties of Interstate Equities for about a year and a half. They don't have in-person property managers at the site, despite what their ads say. No one you can take an issue up with. Every now n then, you'd see a random face sitting in the office who is there "just for the week" and is unable to help with any questions or issues.

They are also invariably rude to residents. Lastly, and quite importantly, their mail storage areas are insecure and packages get lost frequently. The building doors malfunction often (and hence remain unlocked), so strangers have access to the insides. Not a great place to live at, certainly not for families.
