Thank you for applying for a rental home with Jim McNeeley Real Estate. We would like to go over some of our policies and procedures so you know what to expect from your potential future landlord. We require you to view the exterior of the property in person before we will schedule a viewing. Properties will not typically be shown until after the availability date.
Our goal is to provide a full range of property management services to owners of residential and commercial properties that result in selecting a qualified tenant, securing the highest rent and insuring the structure/grounds are maintained in a safe and proper condition.

~~! DONT DO IT!~~ I just came from a viewing of one of the properties and the Agent Didn't know a DAM thing. One of the main question I had which should have been a red flag was. Upon asking questions on how the application process goes she persists on pay the 50 dollar fee, but repeatedly on their site and in the email communication that they will accept applications only if you VEIWED the property and paying the $50 Fee.

After viewing the Unit I asked how to apply Go online pay the fee bla bla. I was about to walk away but asked "How do you determined who viewed the Property when receiving the applications online?". she stares at me and says what and I ask again, .I tell her how do you keep track of that, cause when I was leaving she didn't ask my name nor jotted anything down. Sketchy Company. Disgusting Unit.

Price and Location was to good I paid the application fee and filled it out and hoped for the best. I respond to the email indicating thanks for the viewing I just paid and filled a application out. moments later, "we already have pending applications and 2 others after that" They continued the viewing after already having pending applications!

Critical: Professionalism, Quality, Responsiveness, Value As a tenant in one of their rentals - which was dirty, had black mold, and the walls were not painted upon move-in - their service over the past year has only worsened. Poor communication, ignoring maintenance requests, and not returning emails or phone calls. And then they raised my rent.

After renting from this company for a year and 4 months I'm now having to move because there is a serious leak in my roof and mold in my ceiling which they've known about since January of 2020 and have yet to fix. in addition to the mold and leaking the fence is rotting when I moved in and has consistently become worse and even after letting them know and submitting an official request to have it fixed no one's come out to look at it nobody cares to look at it and my phone calls go ignored.

I urge anyone thinking of renting from them to reconsider. I'm a single mom of 3 boys and the last thing I should be having to work about is the safety and health of my boys in a house I have never missed a rent payment for.

Leased a property in Fairview for a little over 4 months (April -July 2020). Had to terminate lease to take care of our elderly parents. Paid early termination fee, cleaned, and sanitized property before we left. Left it cleaner than we found it, and in move-in ready condition. Wanted receipt for carpet cleaning. Sent receipt, but still deducted $250 from our security deposit. Said "It is clean when they say it it clean." Kyle was unresponsive to repair and maintenance requests, and in talking to next door neighbors, said he never responded to their pests complaints either.

We had to unclog the drain ourselves, and maintain the grounds while there. They finally responded to our repair request after the washing machine clogged up and flooded the whole kitchen with water draining down into the heat vent on the kitchen floor. They replaced the machine, but never did anything about the water damage (potential electrical and mold). The fridge leaked and we had to use a bowl to keep it from causing damage to the place. We also had to do our best with the ant problems in the kitchen.

I have rented here for 5 years. Mark has been the property manager and Maile has been another direct contact. It has been a great experience and I'm actually sad to go. If you're a reasonable and respectful person you will have a good experience. Throughout his four visits to the property Mark has always been on time, informative, and rational. When I first moved in the fence blew down in a massive storm and I have a dog.

It was a major concern. The entire side of the fence was rebuilt within a few days. A couple of the contractors for minor maintenance have been tough to schedule with, but issuing a contractor has always occurred promptly. I setup online payments for rent 5 years ago and had no issues after setup. I get paid. I pay rent. Everything is great. My very first payment had an issue going through, but I was also learning the website.

They were understanding and I had no problems. From reading other reviews it seems that if you don't pay rent, understand what it takes to manage a myriad of properties, or expect 'forever home' service in a 'rental grade' unit - you might have some complaints. Renters are a tough crowd to please. In my holistic experience I couldn't ask for much more from a rental management company.

They are transparent about their guidelines, uninvasive, prompt, and most importantly, personable and easy to talk too. I highly recommend Jim McNeeley Real Estate and if I had the opportunity I would work with Mark and Maile again.

My family currently rent a house in Beaverton. We had some important deadlines to meet as I was changing jobs and having the house line up with the start day was crucial. Dealing was Mialie in the office was always a breeze and she kept us in the the loop and very accommodating. Mark is our property manager and he has been kinda and always prompt to answer any questions and concerns we have had since moving in. It was a stressful time trying to get everything to line up right and yet they helped us through it all and made it a smooth process. Highly recommend them.

I've rented the same house for 5 years, A few years ago the owner passed the property over to Mcneeley to manage. Twice now he's upped the rent, I'd imagine that's due to property tax issues but I'm not sure. All I do know is they don't fix issues until completion, and they def don't do what they say. The times they've raised the rent they offered a lease for me to sign in order for my rent to not go up as much as a-pose to the month to month amount.

I agreed to the lease but was never sent one to sign and send back. So my rent went up, I've dealt with it but now it's happening again. Since the day we received the notice of the rental amount changing I have contacted them to say yes I'd like to sign a lease. And it's been months. Still no lease. During covid is not an ideal time to raise rent let alone not work with you on keeping the rental amount something you might be able to handle by signing a lease.

I don't ever leave bad reviews, I'm not a " Karen" but this is really stressful for me and my family. I feel like we've been forgotten and pushed aside and just expected to keep up with the rent raise. :-/

My wife and I rented through Jim Mcneely for the last four years and just had our lease canceled due to landlord selling the house. We had a good experience with the management company. They were usually quite prompt with any service requests and sent very good companies when service was needed. Jessica Kailiuli and her KAI group, our property manager, was always great to work with, professional and honest.

We took very good care of the house and left it in better condition than when we moved in. Jessica noticed and appreciated that and sent us a full refund of our security deposit a week earlier than expected.

My experience with Jim McNeeley over the past 13 years has just been plain awesome! I can't express how grateful I am to have them managing my properties. Jim McNeeley has been managing my rental properties in Oregon since I first purchased them back in 2003. They take care of my tenants very well and are always on top of things. Whenever, there is an issue with anything, such as plumbing, hot water heater, ovens, sinks. bugs.etc., they take care of the issues right away.

They always keep me in the loop and let me know what is going on with my rentals. In fact, my tenants are very happy with Jim McNeeley and one of my tenant in Portland has been at my property for over 10 years. That only tells you one thing, Jim McNeeley really takes care of them. Katie McNeeley and her team is so caring and so well organized and she works very hard for both the tenants and the owners. Jim McNeeley really understands customer service.

They provide top notch service for my tenants and myself (owner). You cannot find a property management company like Jim McNeeley anywhere, and believe me, I have dealt with many property management companies and I have yet to found anyone that comes close to them who provides such quality service from the heart. They love what they do and it really shows in happy tenants and owners.

Jim McNeeley Real Estate was recommended to me as a property manager. I have not been disappointed in their professional approach to renting our home. Their staff advised me as to what was necessary to prepare the home for a rental, as well as provided me with reliable companies in the Portland area to assist me in repairs of the home, and removal of unnecessary items.

The contract clearly stated the responsibilities of the tenant, their office and myself. Within a month, they were able to rent the home, change billings for utilities and oversee any questions the tenant had. In addition, the background check on the qualifications of the tenant was thorough and provided me with the confidence that the home was occupied by a responsible person.

Their monthly fee is very reasonable and I have no concerns about the home while it is under their supervision. I live hours away from Portland, it is of great value to me to know that my home is in capable hands. In closing, I would highly recommend their real estate company for any realty needs.

I own several residential properties throughout the U.S. which are all managed by property management companies. The biggest problem with owning out-of-state properties is finding a property management company you can trust. Jim McNeeley Real Estate has provided me with outstanding worry-free service since 2004. I have always received excellent service from McNeeley Real Estate including: tenant screening, repair work, maintenance, and accounting.

The property is rarely vacant and any questions or concerns I have are promptly answered. Everyone in the office is friendly, professional, and knowledgeable about the real estate market. Their fees are reasonable and I have been very satisfied with their work and service. I highly recommend Jim McNeeley Real Estate to manage your investment property.

This company is awful to prospective renters. They showed up almost a half of an hour late to the property. Once they showed up the person showing the property was not very professional, still we were interested and so we filled out an application. They then accused me of lying on my application under "criminal history" due to a couple of DISMISSED traffic violations that were over four years old. Do yourself a favor and try to rent from one of the many good management companies in the Portland area and avoid Jim McNeeley Real Estate if at all possible.
