I am a home owner in a community of 24 homes. During the pandemic, I offered my patio furniture to the community as a space to sit, eat, study, work, play and ultimately offer an alternative to being in the house at a time when there were no other options. Recently I returned home to find that bulk trash had removed my furniture at the request of someone who impersonated me.
After investigating the matter I reached a woman in Quiza's office who shared the same first name as me. She says during our conversation that she also shared the same last name as me so this is how she was able to call and report to Bulk Trash that she lived at my address and was actually me. Whoa! After I inquired about how she requested bulk trash to remove an item at MY HOME (only residents can request bulk trash removal from their homes), she thought it was best to share the bylaws with me that state it was not within my rights to place a table and chairs in the small patch of grass in front of my home because it is a common area that the community has to agree to house the patio furniture on.
The community minus one person were all very excited about the table and chairs being there for the community's use. However, the craziest thing is that Samantha Nasser and no one in management has addressed the fact that they impersonated me and that there is a recording of the call with the PG County Government. This is far from over. I would never recommend this company for managing a community. This is criminal!

Ordered a home resale package and paid an extra $100 for 4 day rush service. On the 5th day I still hadn't received my docs and gave the company a call for an update on my order as well as a refund for the extra $100. The receptionist Vanessa told me they forgot to process my docs and that it would be done in 30 mins, I then asked about my refund for the extra charge and she said they don't give refunds since the money doesn't come to them and I'd have to contact the company I ordered them through.
I called homewise, the company I ordered through and a manager stated that the money indeed does go to Quiza and the she would see that I got my refund since the receptionist lied to me. DO BETTER QUIZA!

I am a Property Manager. I have managed large, small, Senior and Assisted LIving Communities. I now am a private Owner to 7 Rentals.one is in a Community in Essex (Mariners Cove) and we finally voted Quiza out and Pinnacle Properties in. Let me just say, as a Property Manager, there are expectations.return calls, answer concerns, look into issues, address issues, provide budget, etc. Quiza Management is not a Property Management Company.
I don't know what to call them except the "I will take the HOA Monies and never talk to anyone in the community again" Company. Even tho Quiza no longer manages Mariners Cove, they are not returning calls regarding my HOA payments to them for April/May/June 2020 which have "disappeared". They are telling Pinnacle that they have sent all checks over. Pinnacle feels they are being dishonest and trashing the checks and not returning calls.
This is not a Professional Company. Please read all the reviews before you choose this one as the HOA Company. You may save a dime or two but trust me when I say, you will spend hours, days and weeks trying to get someone to call you back.

Quiza management and Naya Hyat do not care about their residents. I have requested a tow policy for the neighborhood and was told to ask my landlord. They do not have the parking policy documented at all and when I asked for a copy Naya would not provide it. They consistently allow predatory towing to occur in the neighborhood when it is illegal in Maryland. I have reported Quiza Management and the Franklin Towing company to the BBB as a result. I am absolutely disgusted with these people and their practices.

Wish I could give them a zero! White collar crooks IN MY OPINION. Intentionally avoid contact, unresponsive, then become exploding angry! Rude, unprofessional, poor business ethics, unwarranted late fees, poor customer service, inaccurate accounting of records, total scam. They do nothing positive at our community in Arundel Preserve, except collect money and charge bogus fees.
I'm reporting to the Better Business Bureau and Consumer Affairs. Worst management company I've ever dealt with. They make living in this community miserable. UPDATE: 6/11/19 Quiza had an attorney send me a letter for "defamation" which would suggest that they have/had a "good reputation" to tarnish. That is hilarious considering they have a very POOR AND public reputation that anyone can look up online, 1.5 stars going back numerous years. Obviously, they need to take a look at their business practices and ask themselves what THEY can do differently to change the way they are perceived by their clients, rather spending money to attack those that highlight their shortcomings.
Maybe spend that money for some professional training in customer service and care. I will not be intimidated by their tactics. I have right to share my fair and personal experience with my community.

As a current homeowner, I have to say that I expect more from an HOA. I believe Quiza's business model is too much work for those who work there. Also, it's not a good sign when you constantly see new people working there. Personally, I get results from Quiza when I have to act like the "angry Black woman, " a stereotype I don't like to associate myself with because.well.the obvious. However, that's the only way I get a response.
And it still took months to get my problem fixed. Let's just say it took me 1 year to finally get them to properly fix the roofing and gutters outside of my home to stop the rain from coming in my bedroom. I told them what it was and the property manager CONSTANTLY told me it was the gutters that need to be cleaned.(Did they clean them?) They finally fixed the problem.inside and outside.
That's stress off my back now. But no homeowner should ever have to go through that. However, my carpet that smells like mildew and mold.that's another issue. Still no response. I'll send another notice to see what happens. But yeah, I think Quiza really needs to sit and rethink their business strategy.acquiring more work than you have resources isn't always best, especially when your customers can feel it.

If there was a zero *, I'd rate Quiza with that. It's like they're crooks as I pay each month via direct debit on time. I don't understand why they're in business. I called about a month ago requesting service for a water intrusion issue inside my home that's being caused by deteriorated wood and caulking on the outside of the home. Yet they are harassing residents with new bylaws and rules to relieve them of responsibility. This is my first stop; however, will be filing complaints with BBB and Consumer Affairs.

This company is Horrible! I don't know how they're still in business. They don't do any Property managing so I'm not sure what I was paying them for. They don't even make sure you have all your rental licenses and paperwork in order. I had to find out on my own what paperwork I needed for the city my property was located! They are so rude and unprofessional!
They don't notify you about anything. They don't take responsibility for anything. They try to blame you for any problems you have! It's ridiculous and they are just out to take advantage of people. They just want to sit back and collect your money while not doing their job! They need to take some customer service classes asap! I encourage anyone who is still using them, to run as fast as you can!

I live in DC and they manage our property. I have friends who are property managers and I have friends who live in condo buildings managed by other property managers. My friends who own their own business say, "All property management companies suck, we just suck less." Well, Quiza definitely sucks because they basically do nothing. They don't return emergency phone calls, our snow is not removed in a timely manner or it's done "half assed", the common areas are not maintained, condo rules are NOT enforced (because somebody at Quiza is related to a property owner--which is really a conflict of interest), and they pick and choose which rules they want to enforce based on who complains or who breaks the rules. All in all, I would say it's the board's fault for not managing the property management, but Quiza is definitely not pro-active in their business model.
