Having a successful rental property requires a lot of time, effort, experience and knowledge. Let us save you that time, effort and frustration that comes with gaining that experience. As a full service property management company, our team is responsible for taking care of all aspects of managing your rental(s).
Our after hours on call emergency services can be reached by calling 303-331-2201. Messages can also be delivered to our office through your owner portal or by email. If it is not an emergency our staff will follow up with you on the following business day. We are happy to provide a draft copy of the lease agreement for your review.
Input values in the calculator below to get a quick read on the financial viability of renting or selling your house. Note: The "Years to Hold" (whichever number of years you choose) is considered the year that the property would be sold. This raises the "Other Costs" in that year to show the client how much they would be paying to sell (selling costs, pay back depreciation, capital gains, etc.).

Well I would love to give Five stars because Jayme that I have been working with has been awesome. Sadly we still can't get our deposit back and could really use since we just bought a new home. Steve hasn't returned any of my calls so lets hope it doesn't take months! Update now this company has taken so much of our money for things that were already broken that was reported. Please stay way from this company!

After serious attempts to contact them about receiving our deposit back, we wrote a not so pleasant review. Finally after getting ahold of Jordan he assured that we would receive our deposit before the 60 days per our lease agreement. We were pleased to receive our deposit back on day 59 and hope that future residents have a much smoother experience.

A rental house was listed on Zillow. I emailed twice and called once. Never got a reply from Laureate. When I called the second time I was treated like a child and told they only answer direct emails, not ones through Zillow. Note, there was not a direct email on the listing. The agent was rude and hung up on me when I asked her how I was supposed to find the direct email address.

This company lacks integrity and basic professionalism. My apartment building was sold and we were given two months to vacate, that was over fifty days ago. I have yet to receive my deposit or have anyone speak to me directly about when I can expect it. I have called several times and left messages, no response. I have emailed several times, no response.
I physically went to their office and was told both the person who handles deposits and the supervisor were out of office or on vacation. I have an excellent renters record and have never failed to get a return on my deposit. If you have options, do not choose this company for any services as it lacks the most basic of professional principles.

Extremely unprofessional and unpleasant company, they do not make repairs in a timely manner, and uses a company named Tahoe Maintenance that over charges to which laureate does not send the bill in time to purposely send it not to collections but to a lawfirm and ignore all requests and communication after. Do not rent from this company their properties are not well maintained and they will find any way possible to make sure they over charge for repairs, also the receptionist should be fired for ignoring tenant requests and questions and not sending important information on time.
Don't bother contacting Jordan Strauss as he will find a way to dance around any concerns. Update, we are due to court after trying to contact them as to why we are being charged for damages done to the unit prior to our tenancy and for repairs we made after we moved out. Jordan Strauss refused to answer any questions and turned some low life law firm on us. Karma will catch up to this garbage of a man and company.

They are extremely slow to respond to anything. There's one guy in particular that's so rude to my roommate and I anytime we call. They do the bare minimum for any repairs, don't tell us beforehand if they will charge us for something, don't keep accurate records of who is on the lease (they contact my old roommates from years ago), and take forever to pass any info along to the homeowner. We told them over a year ago that after a storm power lines were hanging very low in our yard and they've still done nothing about it.

I know it's weird for a tenant to say good things about their property manager. But Matt, Jordan, Oliver, and Ruben at Laureate have been a highly competent team during my time renting through Laureate. When there was a last-minute delay that affected my ability to move in to one of their apartments on my original move-in date, throwing a wrench in weeks' worth of moving plans, Laureate handled the situation with a great deal of professionalism, accommodativeness, and communication. I didn't realize how thoroughly I had been gaslit and harassed by a previous Denver landlord until I rented with the guys at Laureate.

I have been a renter/tenant for over twenty years in five different states, and in all that time I never experienced such a terrible landlord/management company. In 2017 when I toured the apartment before renting it, I noticed that the windows were old, didn't close fully and didn't lock because the windows were so old and warped. I asked the rental agent about it and she said that they had already contracted with a company to replace them and the windows would all be replaced within the next month.
That was in 2017; they then ignored me, lied to me, and blew me off for over the next two years. I spent 3 winters in a duplex without access to the thermostat (that was in the apartment upstairs), with windows that would not close or lock. I could lie in bed at night and see my breath because of how cold it was in my room as a result of the windows being constantly cracked open even when they were closed.
They didn't replace the windows until late 2020. It took them three years to do something they told me they had planned to do before I even arrived. I lived on the lower floor of a duplex, and there was one furnace for the entire building, not just my apartment. When I sent a maintenance request last year because the furnace hadn't been cleaned or tuned up in the approx 3 winters I had spent there, I was told that because the furnace was in my apartment it was my responsibility to have it cleaned and tuned up, despite the fact that I had no control over the furnace and it wasn't only heating my apartment.
In the just about 4 years I spent in the apartment the management came over twice. Once because there was water pouring out of my ceiling, and once under the guise of needing to photograph it after I had provided notice of my intention to vacate. Once I had given notice they harassed and hassled me to hurry up and leave, despite my rent being paid for the entire month.
They said they needed to take videos and pictures to rent it again, despite the fact that it was already advertised online and had pictures and videos on the listing. They kept trying to get me to allow random people to tour my apartment, during a worldwide pandemic, and were frustrated with me because I wasn't interested in being around strangers while a deadly virus was killing 600,000 people in our country.
On top of all this, when I moved out the gentleman upstairs told me it had been rented to a new tenant and that person had moved in within two weeks of me moving out. At that time I called the management company and requested that they promptly return my deposit, since the apartment had been rented and they no longer needed it, as the new tenant's deposit had replaced mine.
I called 7 times over the course of a month, never once got a person on the phone or a return call from my messages left. The 8th time I called I was told my check was in the outgoing mail that day. Two more weeks went by and my check never arrived, and they returned to ignoring my phone calls and refusing to call me back. After 60 days (the law says they have 30 days to return it, unless the lease says otherwise, so of course they added an additional 30 days to the lease language, giving them 60 days to return it) I had to hire a lawyer & send a demand letter through certified mail telling them I would be filing in court and asking the judge rule that they have to pay me 3x's the deposit, as stated in the law.
Suddenly they called me! Huh, who knew it would take legal action to get a return phone call?! And they said that the deposit was in the mail today. Weird, since you said that over two weeks ago and it hasn't come. So now I am preparing for a legal action to force them to return my money. It should not be legal to ignore your tenants health and safety concerns, refuse to repair things for years, and then steal their money. BEWARE! DO NOT RENT FROM!

Unorganized and arranged a lease and promised move in date, asked to email me a lease the backed out because tenants changed their mind. They refunded me $50 of my Ap fee, but rent screening place kept $5. like seriously? They are the ones who changed their mind. I inquired why, they kept the $5, they responded with service fees- unacceptable to me. They responded that there will be a check in the mail, and I'm still waiting. I can live without $5. but how they handle their biz. I cannot.

Oliver at Laureate LTD found us exactly what we were looking for in a very short time, and went above and beyond to help use navigate this process during the pandemic. Calls to Laureate are always answered with a person, which I love, and their response time for maintenance requests is great! I have recommended Laureate to so many of my friends and family members, and will be with them until my renting days are over.
Give them a call! Even if you don't see something you like on their website, getting connected to someone over there is well worth your time. If all of their employees are like Oliver, they will continually look for new listings tailored to your needs and involve you in the process. If you're searching for a new place in the Denver Metro, Laureate should be your first stop.

As a landlord, I have been using Laureate as my property manager for almost 20 years. Jordan and his team are wonderful. They do a great job of screening potential renters, following up after a change of tenants to make sure the property was taken care of, and also keeping me posted whenever there is an issue with the property. They offer great value for the money, and it wouldn't hesitate to recommend them if you are considering using them as a property manager. Steve Wright

I rented with laureate a few years ago. My apartment flooded three times in one year, they did nothing for me. They didn't take off the tent when my apartment was unlivable, the didn't pay for the industrial fans or heaters that were placed in my apartment for weeks. So we moved. Because they were fixing the problem or trying to work with us at all.
Now they have hit us with a summons and a lawsuit. Never rent from these shady ugly people. They will fuck you anytime they can. They don't care about their tenants but more about the owners. Three times in one year I was flooded from above and they want to sue me? I will cross post this. NEVER RENT FROM THIS PLACE.

Laureate Ltd came highly recommended from my Realtor, and they have been managing my rental property for several years. They are on top of any issues that come up. I sometimes forget I even have this place - the income just goes seamlessly into my bank account each month and I get a statement at the end of the year. Everyone is professional and courteous. Reena sends out a positive message with each monthly statement, adding a personal touch. My property is in excellent hands.

Company took my security deposit because I "did not give 30 days notice". Well, I emailed them prior to the 30 day window to ask about what the price would be if I renewed my lease. I was told in an email, "we will reach out to the owners and see what they want to do". No one responded to my question. Weeks went by. No response. Finally got a call back, and it was about 2 weeks before my lease was planned to end. So, I told them i would not be staying.
I explained what had happened with my email, and that I was an ICU nurse and had to leave because my roommate left and no one wanted to live with me because I worked with covid patients. They didn't explain why no one responded to my questions about the price of rent. I just got a letter saying they were keeping my 1600.00 deposit. Should be ashamed of themselves. Rent from them for 4 years. That's how they treated me.
They put no effort into helping me out in any way. They didn't get a 30 day notice because the office didn't do their job by simply finding out what the price would be. but some how that is my fault.

I normally don't like to leave bad reviews, but I feel others need to be aware of what my husband and I experienced while renting with Laureate. We had moved into a condo in 2016, a week past our original move in date because we were told the old tenants left the unit in such poor condition, they had additional work to do. When we finally got the keys, we found the cleaning conditions to be horrendous.
There were tears in the carpet and dirt on the floor in the kitchen. I requested to speak with the head of maintenance, but received no call back. After we had moved out in 2019, we only received a portion of our deposit. We were told the landlord took out $600 because of tears in the carpet. I've tried multiple times to explain we had documented this on the move-in damages form, however, it's been almost a year of dealing with this, and there has still been no resolution.
We were told they have to contact the owners to discuss. Both my husband and I have emailed/talked to Steve Graf regarding this. Our emails and voicemails go unanswered, despite many attempts. It is beyond frustrating to have been docked $600 for something that was damaged BEFORE we moved in - all of which we documented when we moved in. We even have pictures of the damages. Absolutely terrible experience with this company. $600 we were charged for that wasn't even our fault. Ridiculous.

I have rented in the Denver area for many years. This company is by far the worst we have ever dealt with. They are extremely difficult to get a hold of and when do you talk to them they blame everything on the owner. When we were moving out they showed the place to probably 50 people over a 3 week period. I am sure they took the $55 application fee from each of them only to find out on the last "open house" they never showed the owner ANY of the previous applications.
They were just collecting the money and lying to the possible tenants. If I could put them out of business I would. They are very unprofessional and inconsiderate. I am truly grateful to never have to experience this company in my life again. Please beware of these positive comments, they are most likely paid for by the company to retract the overwhelming evidence of their incompetence.

My roommate and I have been tenants for almost 3 years in Littleton where our property is managed by this group. Every time we've had a situation or a problem they've taken care of it right away without question. The owner of our building has always excepted responsibility for the condition and the age of the property. We have Had some issues with the gardeners during the summer season, but that truly has nothing to do with the management group, more likely the communication differences between the landscapers and us here at the triplex.
If you're looking for a place to rent I believe that you can be fairly treated by these people and I do recommend them as well as my roommate stands by me in that decision.

Very unprofessional, We worked with Oliver first whom was pretty friendly and was sent to Matt Miller whom Was not very Knowledgeable about what was going on with rental property with owner and would not answer my calls or return my calls, My biggest complaint was transparency if owner don't want to rent to me tell me instead of me seeing a whole new family move into the property while I'm still waiting to here back from Matthew Miller on a response from home owners.

Jordan Straus is one of the best brokers I know. He handles a wide variety of property types, delivering exceptional service and turning property over quickly and efficiently. You can count on Jordan and his team to respond quickly to situations, having solutions ready to offer, and vendors to turn to. I would highly recommend Jordan as a broker and or a property manager.

Laureate has been an amazing company to work with! So professional and buttoned up, all the lease details clearly defined and found us a super-safe neighborhood which we really appreciated when looking for a safe property for our daughter to rent. It makes all the difference when dealing with a property manager that really cares. I'd definitely recommend them to anyone!

Our property has had a hole in the roof for almost 10 months now. We have had multiple squirrels crawl through it and then dig a hole in the ceiling. Walking into your home and seeing a squirrel chilling in the hallway is very unsettling, trust me. Every time, Laureate says the tenants are responsible for all pests and repairs. Not sure if the home owner has even been notified that he has a hole in his roof.
The people that work here are incredibly rude. They constantly talk about how they have "many other people to worry about" and don't make you feel taken care of at all. They do not tell you ahead of time if a maintenance request will be billed to you or if it will be covered. We received a bill in the mail a month after a plumbing service was performed.
We called to talk with someone about it and they were immediately combative, interrupting every other sentence, and extremely defensive. They did not try to be calm or explain things in a professional way. They said again that tenants are responsible for paying for all repairs. Maintenance requests overall are not responded to unless you follow up 3-4 times. No one is available when you call so get ready to leave lots of voicemails and have to chase people down. Would not recommend them to any tenant or owner.

I've rented a decent amount in my life and this was by far my worst experience. We rented an older house in Denver, and when issues came up they'd be slow to actually fix the issue (if they fixed it at all). One issue we found upon move-in was a broken back door and we reported it on our initial report. We believed it should've been fixed, but the landlord refused to fix it and the management company just let it be.
When we moved out, we spent hours and hours to make sure everything was clean and in better shape than it was when we left. Still they nickel and dimed us on expenses, including cleaning fees even though we had cleaned every part of the house (guess the cleaning company made an easy $200 since they had nothing to do). They also charged us for the broken back door that was broken on our move in, which totaled $400.
They would not let us schedule a walk through, even though we requested it multiple times. This was not a fun company to deal with while living there, and know at the end that you will have a good chunk of your security deposit taken out regardless of how well you keep the property clean. Laureate only manages the property owned by a different landlord, but they were our only interface to the landlord. They'd just respond about any complaints as it not being their issue.
Since they are our connection to the landlord, you'd think they'd stand up for us and understand when we're being screwed, or give us a direct connection to the landlord.

UPDATE - Finally got out of that unsafe slum house, and now they're trying to charge us to upgrade it for the next tenant? They want us to pay to replace all the old fixtures, replace the old doors, etc. They want us to pay THOUSANDS of dollars for things that we had to deal with that should have been fixed for us when we lived there. They're claiming we didn't take care of the yard, even though we paid over $1000 a year for a company to take care of the yard and they did a fine job. Beware!
Do not rent an older property in disrepair from these people. Now I have to get a lawyer. All the stress they put us through living in unsafe conditions - and now this? Unreal.

After the sale of my house I decided to rent for a few years before purchasing again. I was very worried about going from owner to renter. There were so many horror stories out there. I was so wrong! Laureate was such a perfect fit. They were always available for any issues or questions I had and addressed them promptly. Steve has always been there and has gone out of his way to be there for me. Thank you for your kindness and professionalism!

RENTERS BE WARE THIS COMPANY SPECIFICALLY LAUREN COMPLETELY FUCKED OVER US, we are moving from Wisconsin to Colorado and we went to see a cute loft and the next day (actually that night) we emailed Lauren back telling her yes we want the property and told her we have all the money for the fees, rent, etc. We submitted our application and sent proof of income that she requested, all very quick because we are moving for work and we needed everything to run smooth.
Well on May 1st this property management company ran a hard credit check on us both (which isn't an issue but it will stay on our report for 2 years I believe) and we were told we were the only ones looking and once we got the report ran that the owner had to approve it and we were set to pay. Now we just heard we no longer have the property and they have it to somebody else (I thought we were the only ones looking?
And why would they do this to us KNOWING WE HAVE GREAT CREDIT, RENTAL BACKGROUND, and PROVIDED PROOF OF FINANCIAL) Also I noticed if you do look at the other reviews on BBB and google they are horrible, no wonder you can't leave reviews on Facebook

DO NOT RENT FROM! They made me make my own keys for the apartment when i moved in. They also made me buy drip pans for the stove, and the apartment was in need of a good cleaning before moving in. Lots of the last persons stuff outside. When I moved out 2.2 years later, they charged me for things that were documented on the move-in sheet (closet doors, drip pans, etc.). Then, ON TOP OF THAT, they put the charges on my credit report (FOR THE DEPOSIT THEY HAD) after I demanded the rest deposit back. I had to sue them! Steve Graf is a horrible person. You have been warned, THESE ARE NOT THE TYPE OF PEOPLE YOU WANT TO RENT FROM!

Worst company Ethics ever. Front desk girl has the PR skills of a Rock under the ocean. No respect at all. Lease boy is child like and thinks his shit does not stink. Deposites are help over 60 days, even when where you rented from has already been rented out! Rented for 2 years and they will not give you a lease reference to HOLD you HOStage! You do a walk thriugh the only thing he wants clean is on the floor so you have to bend over and then he's a pervert by the time you realize what he is doing. Record everything - or you won't get your deposits back at all. Evil Evil company. Nice until you first rent check clears only!

I've been with Laureate for a total of eight years. I left them because of complaints made by a tenant. I decided to return a year later for various reasons. Since my return they have corrected some things that I was upset about like customer service and responsiveness. In my experience laureate is really concerned about the service they provide and strives to provide better service. As a property owner I feel comfortable with them managing my property.
