Our experience with both residential and commercial properties has given us the ability to handle most problems, large and small. We are licensed in the state of Oregon and are subject to periodic audits from the Real Estate Agency. We are required by the state to complete continuing education, which keeps us current on the latest law changes. Our membership in various trade organizations gives us the ability to stay up to date on law changes that may affect your property.
Services
Not just checking for rental and employment references but, doing a full screening for credit, criminal and evictions. We provide our clients easy to read and easy to undertand statements and someone to call if you have questions. For our clients overseas, out of state or just for your convenience, we can email your statement.
Your property will be taken care of by maintenance people with many years of experience in painting, plumbing, carpentry, dry rot repair and linoleum installation. Maintenance rates are $40.00 per man hour. Although we will try to handle most repair problems in-house, occasionally we will need to call a subcontractor.
These funds will be used for newspaper advertising, repair parts and incidentals associated with renting a home. Management fees for single family homes and plexes are 8% of gross rents received each month, $50.00 minimum. Sundance Property Management will never charge a management fee on your vacant unit.

I rented from Sundance for over a year, and I absolutely would not recommend. When I initially signed the lease and picked up the keys, Robert was pleasant and friendly and I was optimistic. The apartment my friend and I rented was in a lovely neighborhood, and a good value. That said, whenever we put in a maintenance request Robert was very slow to respond, and would often dismiss us.
Once I submitted A maintenance request through the resident portal with a picture of the broken toilet chain. His email response was, "try resetting the chain." I politely informed him that the chain itself has snapped in two, and I had included a picture to that effect with my maintenance request. His reply was, "oh I didn't look" For the first several months we had issues with the refrigerator leaking. Robert repeatedly sent the same maintenance man out, he was very kind but not able to help.
It took multiple maintenance request to get the issue resolved, and many mornings of stepping in a puddle on the floor from the leaky fridge. The homeowner did a terrible job of maintaining the yard and surrounding property, and even though it was brought to Robert's attention on multiple occasions nothing ever changed. When our new neighbor was blasting mariachi at all hours, even though our lease clearly stipulated that quiet hours began at 10, Robert was very dismissive of our complaints.
When it was so loud that it could be heard on the other end of a zoom call, Robert simply asked "is that acceptable for daytime?" When I moved out, I was supposed to get my pet deposit back within 30 days. Not only did it take nearly 90 days, when I called Robert to check up on the matter, he was incredibly rude to me and stated he needed to "do research" I was tempted to give a one star review, but the apartment itself was fine and the rent was really reasonable.

Soon after buying a vacant investment property, I was dropped by the first management company I'd hired, who didn't want to deal with difficulties involved with finding good tenants for it. Robert and Jodi took it on and succeeded, finding reliable tenants who were also considerate of others in the building. They were easy to work with, offered good advice, facilitated repairs getting done, and made sure the proper payments were made--in both directions.
In my years as a home and business owner, it's been discouraging to find so many people whose only interest in their job seems to be about the paycheck. I've grown to appreciate those few I've run into for whom any pride they may take in their work is well-founded! I'd definitely recommend them. I feel they care about doing right by both the owner and the tenants, are very competent and responsible, and communicate effectively.
