0/5 stars is more accurate. Not only is this company non-responsive but they also do not seem to care about anything in their buildings. Since moving in I have had nothing but poor exchanges with Certified Property Management, but that's only IF I can get someone to respond. I've had countless emails and voicemails gone unanswered. I'll start with the worst example of their poor management.
The other night the carbon monoxide detector that is left sitting on a dusty windowsill in the boiler room was beeping for 1+ hour. After calling the company they informed me "the board doesn't want to spend money on overtime, so they will not be sending someone out tonight". So they had me take the batteries out and leave it off for 12+ hours. Next, the boilers were shut off because they were leaking gas.
No one was informed of this or that we would be without hot water for more than a day. My largest problem is whenever the company decided to re-line the parking spaces at 71 Colborne road they left out two spots. This has been a NIGHTMARE since day 1. There are countless times I come home and see a work van or someone else's car in my unmarked spot. Marie at Certified Property Management has been basically useless and after 2 months has finally stopped caring and is resorting to "call maintenance", which she was supposed to be doing the last two months.
I'll end with the fact that the lights in common areas are rarely if ever on. I've had to replace two bulbs myself because they just don't care to send someone out. Do yourself a favor and do NOT rent or buy a unit that is management by them. Save yourself the headaches.

Where to begin with Certified Property Management. As I write this, I feel liberated as I have sold my unit in a building managed by them. Over the last 3 years of residing in this building, 4 of my neighbors (just on my floor) have sold their units simply because of the incompetence of this management company. I should have known something was amiss by 12 of the last 13 most recent google reviews being one star, as well as their 1-star rating on yelp.
In our building, it is about a once a week occurrence to pass a neighbor, give a smile and shake your head in humorous despondency and say "Ohhhh Marie" because of an issue such as an elevator being down, an alarm going off in the middle of the night, or being on week 3 of a building project that was supposed to take "2-3 business days" Those are just a few of the common occurrences that you can expect when dealing with CPM.
But do not fret! They do have a phone number and email address. However, you would be credulous to have confidence in a response to said phone call or email. I have concluded that a 18th century messenger pigeon would be a more dependable method of communicating with this company. Alas- I bid thee farewell CPM! To my neighbors who continue to fight the good fight, God Speed.
I wish you working elevators, silent alarms, speedy building projects, and hopefully a new management company. In all seriousness, this company sucks. Do whatever you can to avoid using them. P.S. our building inspection certificate that is framed in our lobby literally expired in 1999 LOL.
