As you log into your account for the first time please note you will need your account number, Management ID and your Association 3 code (All information can be found either on your statement and/or coupon book). Once you have this information proceed to the 'HOA' tab found on our General Information page.
Rent is due on the 1st calendar day of each month. If the 1st falls on a weekend or holiday, please make an effort to pay your rent beforehand. Postmark dates are not considered. Payments can be delivered to any of our office locations by the close of business on the 1st, or can be made online any time on the 1st.

Difficult getting through to speak to someone about my bill. I was charged late fees and a return fee and I had not got my payment booklet yet. Terra West sucks. Also, I was treated badly at the Mountain Falls club house while attempting to get inside to get my fob to the point that paramedic was called after I had an anxiety attack. The staff was unapologetic and showed no empathy.

I live in one of the neighborhoods this irresponsible Management Corporate (Terra West) is been in charge for many years, and I, personally, seen the terrible job they've done to my community's. Terra West through Glenview permanently denied m maintenance service that we, the owners, requested. The worse, Terea West was charging, monthly, for for a "SERVICE" they regularly doesn't done.
It is an abuse. Several neighbors of our community are organizing to complain against them. Now, T, Glenview is welcoming PINNACLE to "replace" Terra West, I don't think so. I think they're still the same people. THEY REFUSE TO expend part of the money the neighborhood pays. TOTALLY, DISGUSTING AND DISAPPOINTED. Glenview

It not only took them 1month to reach out to me, despite me calling multiple times. Now if I want a security panel I have to get it approved which per the front desk will take 1-month. That's 2 months! I'm a single woman of color, I want to able to install security system as soon as possible! Already pay $187 but to access the pool and open the community gate I have to pay an additional $60.
As if the almost $200 doesn't cover it. The only reason it's not zero stars is because since I began emailing Jesse he has been quick to answer my emails and questions, which is more than I've gotten since buying my home!

Absolutely horrible company! It makes me sick to my stomach even giving them 1 star. I was told I needed to replace dead bushes in my front yard. I contacted them the day I received the notice in the mail asking them to give me 1 week to replace them because we were going out of town and was told we got the extension. 5 days later, I was given my 1st fine.
I tried emailing them and they wouldn't respond. After my 4th email, I got a response saying my request for an extension was denied. I wanted to hire a company to plant the bushes for me so I know it's done right but because they are such a trash company and lied about giving the extension, I had to put them in myself.

This is my second review of this place I do not know how the first one was taken down. These people are the worst HOA I have ever had the displeasure to deal with. I lived in Stoneridge on Hualapai and Sahara it was a great community until they changed management companies, these people came up with all new rule (i.e.infractions) so they could fine you.
They were towing peoples cars away for the most ridiculous reasons, I have never felt as strong as I have about writing a negative review, I will check every week to make sure my review is still here and if it is taken down again, I will write it as many times as they take it down.

I was forced to move at the end of my lease in March, 2019 ostensibly because the owner wanted to rent to a family member. As of May 5 the condo was still empty and there was a lockbox on the door. This is a minor problem compared to what was to come. I was charged a little over $2000 for "repairs" most of which was rather petty and/or unnecessary. I have filed a complaint with them and will soon contact the Better Business Bureau. I would never do business with this company if I were you.

The reason I gave such a poor score is because within the 2 1/2 years that I have had Terra West Management as our property manager they have not once been easy to work with. Whenever something breaks at our house it's hard to get ahold of maintenance and when I do get ahold of them I have to call back several times to check up on our appointments.
They have said that no report was issued or they don't know what to say because of the excessive time that has passed by with no solution. I can't wait for the day when I don't have to deal with this poorly ran company.
