Our property managers have been fantastic to work with. TIs completed before promise times. Property maintenance and communication has been 10/10. Phone and email communication excellent.

They are wonderful people to work with. EVERY tenant in my building is very happy as well. i call BS on any of the below 5 star reviews. There is not ONE unhappy tenant in my property. Olen rocks and they have my business forever.

I've been a tenant of Olen Properties for 11 years and I am surprised to read some of the reviews I see here. I find the management to be incredibly responsive, I find the premises to be spotless and am proud when clients visit my offices and I hope to be their tenant for another 11 years. I highly recommend any property that Olen owns be considered when leasing an office.

First class landlord. Sharp attentive staff, maintenance crew top drawer immediate response. Landlord is reasonable and fair which is rare in Newport Beach

Poor property management. It is sad. We were excited to move into one of their new properties for our office. The cleaning crew has a trash can on wheels. When they come in to "clean" our office, the trash can drips causing black circular stains on our carpet. They come in to clean our office in the evenings. They are usually inside our office under 10 minutes.

They rarely dust. It is not possible to clean our office in less than 10 minutes. We have 4 small offices inside our suite with a conference room and reception area. We have complained to Olen about the poor job the cleaning crew does. We also found a dead spider in our bathroom on the floor. We left it there to see if the cleaning crew would pick it up.

After a couple of days we cleaned it ourselves as the cleaning crew did not. Olen in turn sends us the cleaning crew's contact information so we can "deal" with it ourselves. The office also has ants and the occasional roach. We have contacted Olen multiple times in the last FOUR years. They sent their maintenance worker with bug spray rather than a professional exterminator.

When we complained to Olen, they said "no one else has this problem." We had to incur the cost of hiring Western Exterminators to spray our office. Now, after FOUR years, Olen sent a "professional" exterminator to spray our office. This occurred this past Friday. Well on Monday we found a huge black spider crawling in our office. We also found ants.

So much for the professional exterminator. We continue to get our annual rent increase as well as some supplemental annual fee that we have to pay. I am not sure where this money goes as they have no interest in maintaining the building. I have rented office space before at two different locations. One of the buildings was older but kept in much better condition and cleaner.

The staff at Olen were very helpful and professional. Maria Meyer is the best! - she helped us transition into a new office in an unexpected short notice. She treated us like big clients when in the grand scheme of things we are probably 'small potatoes' to them BUT that says a lot about her and the Olen team. Couldn't be more thankful :

Hurricane Irma blew through Florida last weekend and trees were blown down, dead palm fronds and leaves scattered. It's Friday (one week later) and nothing has been removed. This has become a fire hazard because of the dead debris. When will this be cleared?

Roof leaked and was not repaired for 2 years that our office was there. Shared bathroom with 3 other units caused a lot of urgency while waiting. No cell phone reception due to the old Marine base across the street, Medical marijuana dispensary a block a way had a shooting in the parking lot in the middle of the afternoon.
