For 34 years I've leased at a shopping center on Cooper street, in Arlington, Texas. Ty Equity Group is the 3rd owner since I've been leasing and the most professional. The calls are retuned quickly and the company takes care of the property. Its easy to get emotional when negotiating a lease and one should get legal help to explain, express your wishes, and get in writing what you want. Ty Equity may say no, but I've found them to be fair.
If one has chosen to be in business for themself, then be a business person and get informed. Its not a social event and don't take it personally. Its about being in business and you have to wear many hats. Not all hats fit me so I get advice and mentors to navigate the tough, but ever so rewarding journey of being a business owner. Maybe the shopping center is paid off and their raking in the money.
Who was drying their tears when there were only 3 tenants and $60,000 in property taxes to pay. They took a risk and won. You too, can take a risk and win., Plus, it has to be a nightmare for the landlord, keeping city government happy. Its business and its expensive not to know the rules. Please read carefully before signing a lease with the company. All maintanince will be left to the tenants and they will fix your property when they feel like it or when they want to. Calling to conduct business will also be an issue with mgmt because they hang up in your face and are very disrespectful

Very misleading company to rent from. They are always unwilling to help and assist their tenants. They take forever to assist and collaborate to whatever needs a tenant might have. Make sure to check every detail of the negotiations on your final signing contract day. They will never try to workout any issue with you if an issue come up. Make sure you get everything in writing and list it out.
Get an experience attorney to review your contract. TYCG will take full advantage of first time business owners and verbally agree on issue then fully ignore it on paper. You will have to pay for it later. Chez and Conrad have been very misleading since the begging with me. Latest issue. My unit used to have a electrical door for my channel letters, but the contractor Efram closed it off before we signed the lease. Now, I have to pay out pocket to have it open back up because they are saying it isn't in my contract. anyway be careful with them
