Mario has been our property manager for a number of years. Mario is quick to respond to our needs and his maintenance crew is fast and efficient. Mario's professional property management service is outstanding. We hope he remains with Cal Prop as our property manager for as long as we live in our home. Update: I was contacted by the owner directly and found him to be receptive to what I had to say. Issues were addressed, will update again once I have a better idea of how needs are met in the future Original review 2/27/22 I cannot recommend this company for renters or for property owners. I've been renting with them for 6 years. Mario has asked me to let prospective tenants in to view vacant apartments. Issues were not addressed for years and had to be escalated to housing authority.
After years it seemed managers did not look after the safety of their tenants or their properties. I would look elsewhere if you are renting, and if you are a property owner be careful of who you choose to manage your property

Felix really came through! My wife and I were asked to move from the East Coast for our jobs and needed to find a home in the San Diego Area, quickly. We had nearly given up hope after 20+ applications and negotiations that fell short, Felix really worked for us by securing the perfect home for us, in our preferred area, and within our budget!

Ive been with Cal-Prop for almost 7 years now. From the very start to the very end, I've been lucky enough to experience Cal-Prop as a renter. Our manager Mario, especially, is incredibly responsive, helpful, and kind. I would say to anyone renting to look out for properties managed by this group because it has been nothing but the most pleasant experience.
Everyone Ive seen with Cal-prop is respectful, quick to fix any issue, and go above and beyond for everything. I have appreciated the many years of kindness and not to mention how very little things have broken over 7 years (and again I must stress anything I did need help with was immediately fixed.) Even as I leave to a new state, they have been nothing but gracious, I wish I could stay with this group! Highly recommend to anyone looking to finally have a great renting experience.

I just want to say that Jesus was the perfect property manager to walk us through the property! In case you are wondering it was 3133 Chamoune Ave. He was very professional and knowledgeable and he made me feel very welcomed. I also liked that he answered all my questions. In the past, I've asked questions to property managers and it seems like they don't like that. But not with Jesus. Again thank You Jesus.

Hobie Manley has been nothing short of the best prop Manager a person can have. He is extremely responsive, made sure the house was in Tip Top shape all the way through. The team kept our apartment and balcony in great Condition from when something broke (which was only one window clamp) to cleaning leaves cluttering our balcony from a nearby Tree. We were always informed on what was going on/updates on the building. If you find yourself renting to the team and Hobie as your guide, consider yourself lucky!

Hobie has been the best landlord I've ever had. When things have broken in the apartment, he was quick to get a repair man out and was always very polite about it. We have had 0 problems since we've moved in a year ago. The payment portal we use is very user friendly. The property is always clean and the workers are always kind.

We had been looking for an apartment in San Diego for upwards of 4 months when we finally found a Cal-Prop Management unit that we loved. Our property manager Jaime was extremely helpful and responsive during the application and lease-up process. As to be expected when trying to lock down a unit in San Diego right now, I was a bit stressed out but Jaime made the process seamless and always answered any questions I had. We are grateful to be working with such an understanding and kind property manager!

Felix Lozado was very helpful going above and beyond after hours to help me get my power back on. My apartment building was not in his assigned group but he volunteered to help my after hours reassuring me that i would be taken care of. He solved the problem with an attitude of concern, kindness and helpfulness. Truly a great employee and an asset to Cal-Prop- he represents the company very well.

I was working with Tristan Heimlich and was quite impressed with his friendly professionalism. He showed my family a home today, was patient answering all of my questions and even shared personal connections. I've been viewing a ton of homes, and some agents made me feel like I was wasting their time or keeping them from something better to do. I felt completely valued as a potential client.
I hope we get the house, however, even if we don't, we would have nothing negative to say. Highly recommended! Update: so Tristan was great! But the property we applied at wound up having no manager for a significant time and no one would return our calls. Finally, heard from them, and basically told we were lied to from the start. Finally got my application fee refunded, but highly disregard this firm, especially since they disregard your time and money. Also, they asked us to post the review in order to get our application fee refunded, so take positive reviews into consideration.

I lived in a duplex managed by this company for 4 years. We put in our 30 day notice to vacate, and during the walkthrough I was told there would be no charge for new paint due to tenancy (3 years or more per the lease agreement). I moved across the country, so when I received a letter stating there was a balance due for repairs not covered by my deposit, I was appalled to find out they were charging me $750 for new paint.
The bill specifically stated it was due to patching a hole my child accidentally put in the bedroom wall, but the hole patch had been a separate item in the initial walkthrough quote. Charge for the drywall patch that I didn't have time to do myself; that's fine. Use it as an excuse to charge me for something that you were going to have to do even if I had patched it myself AND goes against the lease agreement; blatant fraud. This management company is a sham.

My roommate and I have been renting from Cal-Prop for about 7 months now. We've had some issues with the apartment (spiders, termite droppings, water damage) and our property manager, Sandy, has been extremely helpful. Our emails are answered within the week and maintenance or exterminators are promptly sent out. Sandy is amazing, she answered our phone call at 10pm (which was on her own time) and was extremely helpful and made sure we were okay.
This is also a 5 star review for Ian, one of the maintenance technicians. He stopped by my apartment this morning to assess the water damage from the thunderstorm earlier this week and was very informative about the next steps they have to take.

My girlfriend has actually had a good experience while moving to her apartment but in the past few months she has been working with a new property SANDY CASTRO. She has been unresponsive to calls. She had to go into the office to try and ask her question and she was not there. After visiting the office her and leaving a message with her colleagues she gave her a call back two weeks later.
She was incredibly rude and arguing with her over very simple things. Instead of having a conversation about the lease agreement she kept telling her she was wrong and being hostile. Very unprofessional and has been a headache to work with.

This review is specifically for the on-call technician, Graham. I locked myself out of my house while walking my dog last night. phone dead and all. Graham was absolutely wonderful. He met me at the Cal-Prop office in less than 15 mins and had a new set of keys made on the spot. Big, big ups to him for making what could've been a really rough situation super easy. Cal-Prop recently took over our property and I've been very pleased since. Maintenance requests were consistently ignored by previous management; however, Cal-Prop has been very prompt with any/all issues reported. I had a pipe leak that lead to a floor replacement; I was lucky enough to have Mario J. as my property manager to make the issue less of a hassle. Mario is prompt with responding as well as taking required action. 5 stars. -Jovelle T.

Before moving in to Ocean Beach I had not worked with Cal-Prop before. I moved down to the San Diego area back in September of 2019. I was warned about Cal-Prop going into my lease. Upon trying to move down here I was working with Mario. He was very accommodating to our needs and very responsive especially when trying to move from out of state. Since I have been living here, with the workload Mario manages, he has been very responsive on any repairs that are needed and has worked with me to improve the property.
He always checks in post repair to make sure it all went well. I appreciate everything that Mario does and moving from Seattle he is one of the best Property Managers I have ever worked with and I am very thankful to have him managing the property I lease.

Hobie has been my property manager for many years now. I have been in my particular condo for 7 and he has managed it for far more than half that time. This past 18 months have been (thanks to a pandemic) the most difficult. Hobie has extended kindness and understanding. He worked with me to keep my payments current as I worked through various solutions to keep from getting behind. Hobie has also seen that I get everything I need repaired in an expeditious manner.
I think that's just the way he is however, I like to also believe that he has a great deal of compassion for my son with a life-shortening respiratory condition. We have gone through plumbing issues these last couple of years and Hobie saw that is was fixed and remediated right away. (THANK YOU SO MUCH HOBIE!) I wish this guy managed my entire property of condos however I am grateful that I have him to count on to manage mine.
Thank you Cal-Prop for having Hobie on your team. He has been a source of strength for me during some wild and crazy times! I also believe that while I do not like rent increases (WHO DOES?) the increases have been fair. Makes me wish I owned properties. I would have Hobie manage them for me. My impression is that Hobie and Cal-Prop look out for all parties involved.
