Pater Real Estate has a large selection of many types of rentals suited to your individual needs. Pater Real Estate requires a security deposit, equal to one month's rent, at the lease signing and the 1st month's rent at move in. After you have moved into your property, our system allows tenants to pay rent online through a checking or savings account. We also accept bank checks, money orders, and personal checks.

Renter's beware of renting through this company! Do not rent the property at 120 Kent Farm Rd, Hampstead NH. I lived there for 15yrs and the owners decided to make me and my 11yr old move out. I paid my rent on time and was never late. This apartment is full of mold, broken front main door, broken ledge on door to go in by garage which I fell up and fractured my clavicle.
The landlords are so cheap they never fixed problems correctly or didn't fix them at all. The back porch gave out and my son fell through it, the banister in the back gave out and I fell back through it. The stove burnt out well I lived there and they brought an old nasty one to the house that had leaves and bugs in it, I didn't let them bring it in my apartment, I had to write an email to them in order for them to get a new stove which took ridiculously long to get.
The water has leaked in the basement since I moved in there. There are vines growing in through the basement from outside. Not to mention that place is loaded with mice. I can go on and on but not gonna waste any more of my time on them. I will say I cleaned everything out out of there when I moved and they charged me for garbage removal, a broken door that there wasn't one except the main front door that I never broke it was old and fell apart, they also had someone come out and change a filter after I moved and billed me for that, I changed the filters in the basement regularly, and charged for other things that I shouldn't of been charged for. Needless to say I didn't get my security deposit back and they say I owe them almost $1200 still.
I could right a book about this. I was a great tenant, never caused trouble or bothered them for stuff unless it was necessary. I am very disappointed how I was treated! My son had only 2 months of school left and I had to move him to a new school to finish the end of the year. They have no feelings towards good tenants. I have so many more pics I could post but I would be here for awhile. We'll just want to worn people so what happened to me doesn't happen to them! They are cheap scum lords!

Update: After renting from them for just over a year, I bought my home and moved. I hired a professional to clean the apartment AGAIN after I'd cleaned. Pater not only kept my security deposit, but also tried to charge me for items, such as screens, that were never there when I moved into the place. Very poor experience with Pater Real Estate! Here's a pic of the bathroom upon moving out vs when I moved in, the nerve.
I've had an excellent experience with them so far, but I will update if that changes. Following a fire in the apartment above mine I was displaced and needed a home quickly. They got me onto a dog friendly home within a couple of weeks. It has everything on my list, such as w/d, fenced yard, 2 bedrooms.

I filled out an application, I paid the $50. application Fee for 56 eagle ridge road. In Sandown NH. They knew they rented it out but still set a fake appointment with myself and another family who was parked infront of me while I was waiting for my appointment after their appointment. The listing is still on the website so they are still taking people's money.
They told me that they left a message on my phone and the other family tried to call while we were there and they didn't even get a call from them either to cancel the appointment. So what are the chances they couldn't get in touch with 2 appointments to cancel? Both appointments back to back and we both were there waiting. The listing is still up on the website. they take your money and don't return it and they knew it was already rented but lied to me and the other family. already red flags for dealing with this company.

We had so many issues with Pater. Heather "forgot" about one of our showings and never showed up so we had to call the office and wait for her to get there. The day we were supposed to get the keys and move in, Heather showed up over an hour late and did not once apologize or say sorry, forget try to make an excuse about her showing up late. Over the course of living there for 2 years, we had multiple issues with maintenance and the communication severely lacked.
We went over a week without a working fridge because ours broke and maintenance continuously blew us off time and time again. We had an issue with mice and were told someone would come look but no one ever came. Our AC took 1-2 weeks to be "fixed" but the issue was never resolved. Maintenance takes their time to come and only comes as they please.
If you call on a Thursday do not expect to hear anything until the following Monday or Tuesday because they will not come or respond anytime on a Friday, forget the weekend, even if it is an emergency. Upon move out, we were told by Heather that our place looked fabulous and we would be getting our whole deposit back. We ended up getting less than half back of our deposit and they charged us for things that we were specifically told looked perfect during move out by Heather. If I could give 0 stars, I would. I would NOT recommend this company to anyone at all. We had way too many issues and their communication was terrible.

Awful communication. Agent never came to the showing at the time that was given to us after we had driven 40 mins out to look at the place. Office staff tried to tell us that they emailed and called us to let us know the showing was changed, but we received neither notifying us of such. Having worked in customer service, I have never talked to or been talked to the way I was by the office staff.
I am very disappointed and upset at the way we were treated. Extremely rude and unprofessional. I feel as though we were lied to several times throughout the process. Sketchy company, beware.

When I moved out of state I hired Pater to manage my condo. Over a number of years I was pleased with the quality of: tenants, handiwork done by the maintenance staff, and communication with the main office. Had I not sold the property, Pater would still be managing it. I would recommend them to anyone.

These homes are pet and family friendly. I enjoyed living at Dakota Drive. Heather returned all calls and emails. Any issues were addressed. The townhouse is spacious and has a lot of storage. Central air is quite nice as well. The neighborhood is great for walks. Online rent pay is extremely convenient.

I wound up going with a different company when I rented, but Patter was knowledgeable, courteous and kind. One of their clients referred me and sung their praises and I can see why. The young lady (Kate) and young gentleman who schedule the viewings and direct us on the applications were a dream to work with. When I called to say I had found another rental, the gentleman gave the most sincere congratulations. I wish they had my dream home so I could work with these genuine professionals but I'll have to settle for leaving a few kind words. Thanks again!

I was on the verge of getting out of the landlord business when Pater came to my rescue. My property is now being managed properly and when the headaches do come, they are Pater's headaches to handle, which they do very well. Pater communicates very well with me and gives my tenants the confidence that the property is manged professionally. It seems that no matter what the issue is, I just have to instruct Pater to handle it as if it was their own property and the results are always good for me and the tenants. Pater manage 2 condos for us and are so professional. Terry was very thorough from the beginning, making sure that we had the condos in spotless condition for suitable tenants. Pater are fantastic with communication and advice. They are very considerate of both owner and tenant. I highly recommend all the staff for either renting from or having them manage your property. We live in Ireland so it is a good reflection on Pater if we can rely on them from 3000 miles away.

I write this as a homeowner/landlord myself who has recently moved to Merrimack, NH. I will simply present my experience as to educate potential renters from this property manager. So far, my first week of working with Pater RE is coming to an end. To date, I've gotten the impression that an unclean and poorly maintained house is considered an appropriate standard for these ladies.
Once we got the key, we thought the house was still under construction by the owner due to the holes (large and small) still in the walls, unfinished stairs, smoke alarms (not wired or functioning), a large pile of rubble (from a deck that previously existed) in the back yard, no electricity in the back screen room, warped floor boards, big chips in the paint (inside and outside), broken window blinds, rot and dead insects in the window sill, high weeds and trash in the corners of the yard, no deadbolts on the doors, and more.
I was shocked when I brought these items to Pater's attention and got a "and.?" impression, like the house was to their established expectations. After re-addressing it with them today, got more of the same. While there were some upgrades to the house, i attribute this to the landlord more so then then Pater. I will continue to update this review with positive and negative feedback rating the stars as my overall experience adjusts.

Currently, i would advise all to stay clear of Pater OR, make sure your "ducks are in a row". Hope this is a fair and helpful review.
