CP Management

I have had the pleasure of working with CP Management for several years now in my career as a Realtor. They are one of the most professional and responsive management companies I have had the pleasure to work with. Their staff is both courteous and professional, and works hard to resolve issues in a timely manner. I have found that they run their properties very efficiently.

I have been a resident of Sterling Hill at Exeter for 15 or more years. CP Management has been the managing company most of the time. I have been on the Board of Directors for a total of six years and chairperson for two of those, so I have worked closely with the company and depended on its employees for good service. I have never been disappointed, rather have been impressed with the responsiveness in every aspect.

I can say without hesitation that I believe the direction and attitude displayed by the company is prompted by the gentleman in charge, James Horne. And, his employees deeply respect him and say so. Anyone reading my comments can certainly invest time examining the company to be sure it fits their needs. Be sure one will never be regretful.

I have lived at Sterling Hill at Exeter condominiums for almost 15 years. CP Management was hired shortly after I moved to Exeter. They have been professional and responsive, never taking our business for granted. I would highly recommend this management company.

I honestly believe the key to the Board's success rests on the responsive, well informed and professional nature of CP Management. Jay Horne and staff have added immeasurable value to maintaining our property operations at the best cost possible.

He has gone above and beyond to provide historical data and explanation regarding most issues that arise, keeping residents well informed and responding in a most timely manner to any concerns over operations. He and his staff have treated our resident community as if they were also residents. I started as a tenant since last year with CP Management. I have been looking for this place for quite sometimes and thank you Amanda. K. She provided excellent details of the property such as maintenance and contracts. I remember there was an issue with my contacts date and she contacted me provide the date that we can meet in the property rather than drive all the way to the office.

When I have any questions and concerns, she will reply my emails within the same business day. Due to Covid 19, they do home inspection and CP management will let you know when they come/stop-by. They handle the situation very well and respect the social distance. I would say particularly good services. As I said this is my first year with them, and I hope my rent fee will not be increase dramatically. That was happened to me with my previous rental place, and I end up have to move different places without telling me what are the extra cost for.

Hard to believe I've been with CP Management for 20 years this month (5/21). One of my better decisions, I had two full time jobs running a commercial real estate portfolio and doing the day to day management. I decided not to start employing admin. staff and chose CP instead. The experience has been superb, I would probably have hired about five full time staff by now looking after 30 sites with all the attendant headaches and costs.

I originally thought I was trading some "real time" feel for the business but with online enquiry to our banks and quick reporting of monthly accounts along with 24 hour emergency answering/maintenance I'm delighted with the service. Highly recommended!

I was and have been a tenant of this management company and I am thankful! Thankful for the Staff especially (Mary& Cindy). This company is all about others and it starts with their leadership staff. These guys really care and provide great customer service! Check them out. you will not be disappointed by any means! Keep up the good work!

Watched a CP Management vehicle take an illegal left turn and stop blocking 2 lanes of a 4 lane road (one going in each direction) and then sit there smiling after being honked at. The intersection was both a No Left Turn and a Do Not Block in Boston. He also failed to see or didn't care that an emergency vehicle was approachin him from behind. If this is how your drivers act on the road, I can only imagine how bad their work is. I am looking for a rental in Boston and will steer well clear of anything having to do woth CP Management.

I have worked with CP Mgt many times over the last several years and am always pleased with their professionalism and integrity. Their property managers are some of the best that I have worked with.

I rented from CP Management for almost 2 years. The property manager could care less about their tenants, their happiness or willingness to work with you. Her only concern is the property. She will not return phone calls or emails when you have an issue for weeks (in one case, months), but if she has an issue, will be on you non stop expecting a resolution that very day.

Short version, she either has forgotten or doesn't care that the tenants are their customers! They do a very thorough background check. But, very quick, pro-functionary move in inspection. Place was "broom" clean at best on move in, spent 3 days cleaning the place once I moved in. Then, BEYOND thorough move out inspection, claiming things weren't clean on move out when it was cleaner than when I moved in!

Of Couse there was a charge for this "lack of cleanliness". They also nickel and dime you on move out, including wear and tear items. So, don't expect your full deposit back. First time in my life I have not received my full deposit back. On the up side, their maintenance department (you contact them separate from the property manager) is good and quick to resolve issues. However, if you're a proactive tenant and call them about preventative maintenance issues, expect to be charged.

CPManagement has managed our 77 unit condo in Newmarket Nh for around six years now and I can say they have turned the place around. We had two other management companies prior and there is no comparison. We had steady guidance and professional help with over a million worth up deferred maintenance.i can't say enough about them. Always a human being answering the phone and the people that have worked on our property were real professionals.

They aso happen to manage an large office building where I work and that property is kept better than any other in the area.it is clearly obvious that they pay attention to the details.
