We are all-around real estate experts who specialize in property management and Affordable Housing in New York with extensive experience, skill sets, and partnerships. Cornell Pace Inc. was originally the result of an affiliation between Joel Gendels and Len Shendell. They then were joined by Bill Stanley, Mike Rogers and Nicholas Lindsay-Jones.
We are equipped to manage a substantial number of buildings efficiently and productively and to provide detailed, accurate and timely management reports. We manage over 6,000 apartments located in New York City and surrounding counties. Of those apartments, approximately one-half are Affordable Housing.
We are involved with the owners and developers from the initial planning stages. This allows the firm to be proactive and become familiar with the project from the time of construction through receipt of the Certificate of Occupancy. Our compliance and screening procedures exceed industry requirements and ensure that applicants are ready to move into the building in an efficient and expeditious manner minimizing vacancy costs and maximizing rental revenue.We enhanced many development submission packages with thorough and complete Management and Marketing Plans.

I have contacted both the on site property manager Ms Garrett the director of operations Cecile Vasquez to address the several issues after an initial response a month ago no further response or action after further requests to address the issue i have been trying to contact someone to complain but they answer to no one. The attitude they have seems to be so what. Nobody cares

Critical: Professionalism, Quality, Responsiveness, Value They are the absolute worst, rarely respond make up money that you don't owe. Never give a receipts when paying a bill. Have called about 75 times left as many messages. They lie all the time extremely unprofessional. They try to talk to adults like your there.child.

Disappointed in the new building, pretty on the outside A whole lot of issues on the inside, no water, no hot water, little or no hea, broken elevators, missing packages, garage door can't open, garage door can't close, homeless people sleeping in the lobby, don't answer call no security, gym flooded, plugs don't work and the list goes on to much to mention in this one post. Don't waste your money moving here it's not worth it

I have seen discrimination in their office in the past, this place needs to be under investigation! I question the integrity and qualification of the personnel. This is the worst, I have seen in terms of property management. The employees can't spell, write professionally or conduct themselves in a professional manner. The office has lost rental checks.

I just want to let you know the people that work for this building are very unprofessional and rude. I been trying to get in this building for a month. They are giving me the run around. At first they told me to download the application and send it in so i did that. After that i called back and they told me wait two weeks for them to go to the po box to get the mail.
I patiently waited and called back than they told me theres no more apartments available. Im very upset because im a senior citizen thats disabled and really needs to move. Hopefully someone will read this and help me. Thank you, Joanne Dubiel

Building was supposed to be for working people and moved in now full of non working mental health programs and non working section 8 hanging out hanging in stairwells kids play in hallways, Roaches, loud music. No security pay 100 for parking non parking tenants block the driveway when you call management they do not respond. BEWARE! Not as advertised been here 10 months in Mount Vernon and looking to move. Don't feel safe. The super is nice though he looks overwhelmed by the people tearing down the building.

This is a beautiful property that I was blessed to get 5 years ago but the management is extremely bad. There is no professionalism and a major lack of communication. I've sent several emails cc plenty of people on my emails to track my paper trailing everything and I get no reply. I am a single mother raising my 2 kids and I was domestic violence victim due to my spouse at the time abusing me I finally got him out but they still have my abuser on my legal documents.
They did not work with me. I have yet to get my questions and concerns resolved for over 2 years now. they falsely charged me for a new dishwasher that was never installed and I have provide proof that it is indeed the same appliance I got at move in by providing serial number and it was confirmed by super he never installed anything and I still didn't get credited.
It is frustrating to know this is being allowed! I am a property manager to a wonderful management company and the difference is that we actual love and are passionate about our job and I follow up with residents all the time with in the next 24 hrs the most. We actually care for our tenants and we actual go above and beyond to address any questions and concerns making sure we are fair to the company and to our residents.
We all deserve to live at a beautiful safe place and deserve to be heard and responded too. The only good person they have here that actually does his job with respect to others is our Super / my neighbor Ricky at ocean hill 5 stars for him but 0 stars for management.

This organization has a fair number of situations where children are opening the doors & leaving their homes due to the easy open slam lock. I added a second lock to avoid this, I was asked to have it removed with no reason provided besides an expired lease from 2016 which noted "no second lock, unless permission requested." Mind you, we are in 2021.
I asked Mary for permission to keep my lock in for the safety of my children, then received a notice I have 10 days to remove it. When asked why I couldn't have one given the circumstances that Have occurred to myself and other tenants, I was told she was not required to give any explanation. Simply leaving this review because it will continue to occur to the tenants and when it does and god forbid the next family may not be as lucky. I want the management and staff to be held fully liable as they are fully aware of the issue and could care less.
