Over 35 years ago, back in 1979, we identified a need for property management services in the Gold Country Foothills of Northern California, and began to build a company to serve the rental markets of Placer County, Nevada and El Dorado Counties. That company has grown and evolved to become Sutherland Property Management, Inc. today.
From the moment prospective tenants walk into our office looking for affordable and comfortable Gold County rentals, they will be treated to the highest quality service. We begin by speaking personally with each prospective tenant to learn exactly what they are looking for in their new rental. We have a variety of different properties available, from apartments to single family homes or even commercial buildings, which helps us find the type of property that best matches the tenant's needs.We also have a range of properties available throughout the Gold Country foothills, helping us serve customers in a wider range of areas.
Assisting Property Owners with the Management, Growth and Maintenance of Investment Properties in the foothills of Northern California. When investment property owners begin searching for the right management company, they want to find a group that will help them protect and grow their investment. We are here to provide that service.
Have the prospective tenants fill out our Tenant Application, where we obtain three years landlord and work references, obtain a credit report and call at least four personal and family references. Create a lease, custom-tailored to the property (including any specifics the owner may want included.)

Critical: Quality After two tenants this company screened incurred more damage to our property than their deposits covered, we switched to another property management company in Colfax.

Highly recommend Sutherland Property Management who has managed our property for 17 years. They have always been very professional, hard working, responsive and caring about our needs. They contact the right maintenance people to take care of any needed as well as emergency repairs which takes the stress off of us.

I have been renting through Sutherland property management for quite a few years. The first place I rented the owner decided to sell and the staff went above and beyond helping me get into another rental. They helped facilitate getting me into the place I am in now. They are professional and reliable. Quick turn around for call ins when my fridge died and also when my ac needed to be fixed. I would highly recommend using them. Thank you surherland!

I have never meet them in person but have found it difficult to connect with anyone who wasn't to busy, or a bit curt in answering a few questions. Keep in mind this was my experience and may not reflect the everyday workings of their office, but I am hesitant in applying for tenancy under their watch due to this experience.

This is the worst property management company. They are so unorganized and rude. One month they lost my rent check and started threatening eviction even know i had never been late in 6 years then called to let me know they had miss placed it. They had a contractor out to work on some damage and removed all sheetrock and insulation from our hall bathroom and left it like that for 8 months.

I finally had to put sheetrock and insulation up and when i moved out they tried to charge for painting it. They sent their plumber out due to a plumbing issue and they said the septic needed to be pumped at my expense but when i hired a plumber to come out they found the pipes were cracked. Southerland tried to charge us for the so called plumber coming out and the real plumber.

They are so fixated on getting money from you they have no concern with the quality of work or rentals they have. If you are a property owner or renter you should not use this company. When we had the master bath shower valves leaking. They were custom knobs on custom wood. After it leaking for 3 months they finally sent a handyman out and he put FRP board over the custom wood shower and a generic knob. This is the kind of patches they do to your property causing more damage. So many more stories like this over the years. It would be best to stay away.

I would give them no stars if I could. These people lie, and try to intimidate the renter. They do not make the owner of the property adhere to the lease at all, they make up new rules as they go. If you are a single woman do not rent from this management company. They allow the owner of the property to stalk you and you will have zero privacy. THEY ARE THE WORST! The very worst part of it is the majority of the people working there are women and they could careless about a woman's safety and privacy.

I was searching for a rental and spoke with Alison. She was helpful in explaining the process, which would be to apply with a $40 application fee and they would potentially connect me with a home I would qualify for. About a week later, learned about a property that would be available soon, so I applied and submitted a $40 application fee. I have not had any contact in over a week about my application. Just a credit report emailed. Be cautious when applying with them, they may just take your$40 and never hear from them again.

From the office to maintenance, Sutherland maintains a helpful and courteous staff. We are very satisfied with their service and will continue to rent from them until we purchase our own home.

We have had our properties with Sutherland Property Management for the past 28 years. We have found that the people that work here are very sensitive to our needs and are always very forthcoming with the information and paperwork needed to make our lives easy and keep our tax preparers costs down. It seems to us that Sutherlands management style is very much oriented towards treating the properties as if they were the owners.

We have full confidence that when we are ready to sell our properties, (If we would ever sell), or pass them on to our children, the properties well be in excellent condition and would bring the highest possible sales price, or present no problems for our children to continue to own them and rent them at the highest possible rents.

Sutherlands process of making quarterly inspections of our properties has substantially reduced our costs to maintain the properties.

These inspections catch the problems while they are little ones and prevent us from having major repair costs as a result of neglect. They (the inspections) also relieve our minds about the way our tenants are treating the property and that they are not setting up a drug farm in our properties. The inspection cost of $75.00 has been repaid several times over, and even in these trying times that we are experiencing currently, we feel it is a cost that is amply justified.

We could go on and on about the quality of the service that Sutherland Property Management provides, but the fact that we have been with them for the past 28 years speaks most highly about their service and dedication to their customers.
