Critical: Professionalism, Quality, Responsiveness, Value Lisa Romano is my condo manager and she doesn't do anything to keep us safe. She is ignoring complains, doesn't care about safety of unit owners. She never checks complaints and never follow ups. It's NOT safe to live in my condo but she doesn't care.

We live in a 138 unit condo association which Salisbury has managed for a number of years. Dennis Ravelli is our direct contact and is almost exclusively the Salisbury person with whom we deal. Having served on the board for the last three years, I have relatively good insight into the amount of time and effort Dennis and his associates routinely spend to answer questions and provide services which the unit owners and the board request. Dennis provides responsive, professional service that appears to me to go above and beyond what the contractural agreement calls for. Dennis' experience in the industry has been helpful to the board in locating and contracting with outside companies for various services. Speaking as a board member, one area that Dennis might improve on somewhat is trying to be more proactive with constructive communications on the issue at hand. I believe progress has been made in this area over time and expect that trend will continue.

As a longtime, current board member of our condominium association, I can state that Salisbury Management and Dennis are excellent to work with. They have always been very responsive to our needs and have provided valuable guidance with respect to long term planning and budgeting. All our 120 units have access to Dennis directly which helps to address and resolve day-to-day issues. He is knowledgeable and extremely patient with all our residents. Salisbury Management has been an excellent partner for our community.

I have been on our 138 unit community's Board of Trustees and working with Salisbury Management Inc. for nearly 5 years now. I have found the relationship to be excellent. They provide us with and help us select services from contract negotiations and approvals, scheduling of work and facility maintenance, landscaping and related services, plowing and property upkeep as well as accounting services, regular reports on finances, and reports on services provided and their records.
Our representative (Dennis Ravelli) keeps us well informed and is present at all our meetings both live, and during the current Covid -19 crisis, with GoToMeeting remote meetings. He visits and tours our community regularly, is on site when needed, and his communication is both timely and effective. He is pro-active, providing both guidance and follow through on our issues. SMI provides necessary information, choices and resources to meet our needs from simple everyday worries to complex concerns.
They provide estimates, quotes, and guidance and knowledgeable advice in a timely manner in according to our needs and situations. SMI responds to requests from the Board and our community's residents on a timely basis. When we experience emergencies, Salisbury Management Inc. has been available and effective in resolving situations on site. The SMI workforce provide many basic site services and repairs in emergencies as necessary.
They are polite and competent. At the direction of SMI management and Board requests, they respond to necessary work requests professionally and quickly. Overall, my experience with Dennis and SMI is very satisfactory and meets or exceeds my expectations. I do not hesitate to recommend them.

As a "Top Producer" Realtor in Central Ma, for the last 6 years, and a Realtor for over 30 years, I have worked with many Management companies. None compares to the professional friendly staff, and their high standards to serve their Properties, Home Owners, Associations, and Realtors as Salisbury Management, Inc. Their quick responses to my emails and or calls to address issues found in Home Inspections are immediately fixed after approvals from Boards.

My wife and I have owned our condo in unit in Worcester for 30 years. I have seen management companies, managers, etc. come and go over the years. Salisbury Management, Inc. has been the best for us in my opinion. I have served on the board, in past for several years, and have seen and experienced the value that a good management company makes in the quality of our condo living experience.
This company is definitely a good one. They try hard to service every individual needs the best they can. Despite the fact you can't please everyone all the time they, put great effort into the management process. I personally have found from the owner, Bob to the VP, Justin, to the inhouse maintenance crews, and to our assigned property manager, Lisa everyone is professional, polite, and responsive. Thank you Salisbury Team!

I am a trustee on the board of a condominium association. I have been very pleased with the service we receive from Salisbury Management. Board members rely on their property manager to guide them in their duties and this is especially true for new board members. Dennis, our property manager, has done this. He is knowledgeable of MGL as well as the governing documents specific to our association.
He gives us the information we need to make decisions and he advises us when we have questions interpreting MGL or our Master Deed and Declaration of Trust. When the makeup of a board changes, policies, procedures and expectations can change. Dennis has easily adapted to our ever-changing boards. When we had to stop in person meetings because of the pandemic, we started meeting virtually.
We met more frequently than usual, sometimes weekly. Dennis met with us far more than he was contractually required to. Dennis interacts well with residents and board members, treating them with respect. He is responsive to requests and handles complaints in a calm way. Many residents have expressed their satisfaction with Dennis. I was motivated to write this review when I saw some negative comments about Salisbury Management. It seems that many of the complaints were seemingly small mistakes or issues that should have been directed at the board. I would highly recommend Salisbury Management.

We have lived for almost 5 years in a condominium where Salisbury is the property manager. We have always found Salisbury Mgmt and our contact Dennis Ravelli to be very helpful and responsive whenever we had an inquiry or needed work done. Very knowledgeable and good to work with. For a very high condo fee, they do almost nothing and are rarely on the property. Preventative maintenance is not done, landscaping is ultra expensive, and general upkeep (litter pickup, tree branch trim, washing fences, etc.) are never done. They do not seem to be good at negotiating reasonably priced contracts for snow removal, landscaping, m painting, etc.

Our property is also contracted with this management co. Our dues are paying for their mouthy and condescending attitudes. It sounds like the attitude comes from the top and trickles down. Their VP, Justin Rooney, is also incompetent and makes excuses for the staff when they have done wrong. Their response to J.H.'s comments are an example of how personal they actually are.
It really doesn't matter what associations or degrees you have. When you deal with the people who are actually putting a roof over your head and food on the table then listen and treat people with a little respect! I will also petition the community for their removal.

I cannot say enough positive things about Ken H. and his team at Salisbury Management. Our association has used their team for several years and they are always extremely professional and responsive. We have fellow association members come to our annual meeting just to praise their experience and relationship with Ken. Personally, I had some concerns and questions about my property and Ken worked with me directly. He answered all my questions in a timely manner and followed up during the process.

In the 3 years that I lived in a Salisbury Management managed property my HOA fees rose 36%! In addition to the ridiculously high condo fees (the highest in the area, to my knowledge), any time that I contacted the management company they were rude and deflected responsibility. Like one of the other posters here, Diana was my "Property Manager", and I use that title loosely, as she did anything except manage the property.
In addition, the month after I sold my unit they charged me for another month of condo fees. I had contacted them by email in the weeks before my sale so confirm that my automatic payments were cancelled. I guess it's a good thing that I double checked. This "management" company is a joke.
