I have a condo managed by this company in Annapolis. The HOA fee is a premium. The service is pretty non-existent / not noticeable. Sometimes they do respond quickly.but usually to tell you that they cannot help, they don't have the info, or some other communication lacking value. Lucrative business model, no doubt. Collect high volume premiums to deflect answers +/or accountability.

If I could give this business negative stars I would. This is one of the most shamefully bad and worst run establishments. Avoid this management company at all costs-for any stuck with them my condolences. If you have issues with them good luck getting anything resolved, and don't expect to feel good about the experience. Any negative reviews you read about them-its all true and they were probably being nice.

Let me give a couple examples: no communication, they don't care about you or your problems, they just want your money and providing value or service isn't even on the map. They will try to hold you responsible for their issues, and the owner shows a total lack of care, knowledge, competency or general human decency and empathy.

They are a new management company handling our HOA fees. The only bill I received from them was five months past due, noting prior. I attempted to pay online but no where on the website can you click "Pay Bill, " they make it super difficult and it's very hard to navigate. I have also tried contacting them three times with no response back.

11/9/2019 If I could give negative stars I would. I have been a proud new home owner for the last year that is under the HOA Victory Management group. In the last YEAR I have experienced nothing but distress and frustration related to the poor quality of care taken by Victory Management company. I had my house broken into, vandalized, and TWO water leaks (one so significant it affected the neighboring unit) that required me to leave the premises for two months due to repairs.

I was offered absolutely no guidance or support from Victory Management and yes, I was still required to pay the HOA fees during those months I was unable to live there on top of repairs they would not cover i.e. any improvements made by a tenant. My condo would still be in disarray if I hadn't reached out to my own personal insurer to manage repairs that had been caused by other tenants negligence.

Also to mention they are in partnership with State Farm insurance so trying to get help or any answer is really just a game of redirecting calls. There is no accountability, no customer service, and clearly no foundation to this "company". I will be putting my condo on the market this Spring specifically because of this management group. I believe in adding at least some positive to a review. -Landscaping looks decent. -Always on top of billing tenants for HOA fees.

Victory Management is the property manager for our condo complex in Annapolis. As other reviewers have noted, they are incredibly unprofessional, and nearly every interaction I've had with them has been an unpleasant battle. Be warned if you ever have interact with them.

Victory Management was hired and fired TWICE at Severn House, Annapolis, since aprox.1990; The BOD recently terminated Victory effectively Dec 31, 2019, after Victory could not effectively guide reconstruction following a 23 condo fire in Nov 2017 (occupancy not possible until 2020). The owner can be charming until faced with other views, when she becomes rude and demanding to multiple residents and everyone has "a Vicky story." She once claimed Maryland fishing Law allowed crabbing only on a small piece of condo property; however, when the MD law was read to her, the owner became loud and irate. Owner may be effective as an entry level employee at a US Marine training camp.

My experience with Victory has always been professional and simple. The are super responsive and things get done timely. I recommend Victory to any community association.

I have worked with Victory Management for the past 3 years. I've never had a negative experience. If I'm unable to reach my property manager by phone, I can simply press 0 to get to a receptionist who will find someone in their office who is available to help me! They are very responsive to emails and help clarify a lot of questions any average, first time, HOA homeowner would have.

They also have a private website, managed by them, where you can send emails, review community documents and automatically pay your fees! Very convenient! They also have an emergency line, so a leak at 3am?! No problem! Call their emergency service and they will get you help right away! I've learned a lot about what effects property value just from the inspections and it's helped me keep my home in top shape so when I do decide to move, I will get the most for my effort. Thanks Victory for all that you do! :

Craig has it right about Victory Management, They do not care at all about the people that pay them and the Condo board. I would give them no stars since they are completely unprofessional but probably very cheap for a Condo Board to Hire since they do little or nothing for the residents.

I am a contractor who has worked with Victory Management for the last 3-4 years, and I have to say they are by far the best management company that we do work for. They are fantastic to us as a contractor, and stay on top of all of the requests and the work that they send our direction. They are always putting their clients best interests first, and have no problem making sure we are doing our job!

Victory Management is a wonderful company. The managers and assistants are very responsive. They care about the communities. The managers are knowledgeable and can assist with any issue the homeowners and community may have. Someone is always available to assist; even during after hours, there is an emergency line. I think it is important to have people that care about the homeowners and listen to the board of directors, which they do.

One of, if not, the worst management company I have ever dealt with. Period. Terrible at communicating, usually takes 7-10 days to respond to any email. Even if you call and mark your message as "time sensitive" or "urgent" they respond in the same amount of time. They are very rude and inconsiderate while communicating, by not taking your concerns seriously or flat out calling you a liar.

They do not keep track of any information about their properties. We had to reach out to the city just to find a meter number to set up electric, this also lead to us discovering a third party living underneath us (we lived on the first floor of a two family). They did not instruct us on how to heat the house, and refused to address/replace the 1900's style space heater.

There appeared to be evidence of mold in the shower, which stemmed from a bad tub/shower replacement (I don't know how they got it past inspection) Don't expect anything special from Victory. They clearly don't have any regard to the condition of their properties or tenants and are just out to make an extra buck. I would strongly recommend you look else where for you property management

These people are rude and inconsiderate. They don't even bother to let the residents know when a large tree removal and chipping in scheduled. Twice. That's just the tip of the iceberg. They only respond to requests and complaints to act completely inappropriately. Their president, Victoria Bernett is a super huge bitch. Ugh, so glad they aren't managing The Landings any more.

Zero stars if I could! We have insects. Time and time again. Victory will not help. We had a plumbing problem. Again no help. And for 3 months I've been asking for trees to be trimmed. Still nothing! Next place I rent I will be sure not to use Victory Management!

I've worked with Victory Management for the past 4 years and the promptness to which they respond to their customers needs is unmatched! They are extremely professional and when an issue arises at one of their properties they jump right on it. I would highly recommend them to any condominium/apartment building looking for a great property management company to meet all their needs!

I'm an Annapolis resident of 51 years. A business owner of 30 years. I've never been treated so poorly by a group of so called professionals. They have no skills at listening and resolving complex issues.

Victory Management Inc does a good job in managing my condo association. As a member of the board, I find them extremely helpful on a all issues with rapid responses to problems/concerns. They are professional when dealing with home owners and at board meetings. They are reasonably priced. They are established and well connected in the community, so they are able to get good deals on regular maintenance, ad hoc repairs, and larger projects, such as roof replacement. I recommend going with this management company.
