I was told AM accepted Section 8 Housing Vouchers. But I also was told that they expected prospective tenants to make 3.5 times the amount of the rent. I proved I made that - along with the Leasing Agent mentioning that she also factored in the Voucher as part of my income - but my application was immediately denied. When I asked how they expected a public housing recipient to even make this exorbitant amount of money, I was given this poor explanation that made no sense. Sadly, while it is evident that landlords are protecting themselves in a post-Covid society, they should be honest about how they regard housing vouchers and lower income tenants - while also admitting if they've chosen another applicant for their properties. I'm disappointed with how my application was handled. If you are a public housing recipient, this may not be the property management company to rent from.

I lived in a property managed by American Management for 3 years. They were always very responsive whenever I had a question or needed to submit a maintenance request.

Edit: I am editing this a year after moving out. Unfortunately, a few months after I posted this review, I ended up having the worst experience possible. The pipes in the basement burst four separate times, and each time the patch job lasted for about a week. When we asked the maintenance guy what the issue was, he said the pipes needed to be replaced but American Management didn't replace them until AFTER we had moved.

We were also out of a washer during peak COVID (March 2020) because it broke and they didn't want to replace it. I understand covid was a difficult time for businesses, but they way they treated us was terrible. Stay away. I'm currently a tenant and have been one for nearly a year. I've had a great experience with American Management so far. They have reasonable expectations of tenants and signing and moving in is easy.

The down payment for a pet is cheap and so is the monthly rent for it. They respond to maintenance requests quickly. A week or so ago our carbon monoxide alarm went off, and they had someone come to check it out within 24 hours. If you are a Sophomore at JHU and need off-campus housing, I'd definitely check out the houses listed through AM.

If I could give this management company 0 stars I would. They gave us a building in the worst possible condition. Our house was full of leaks, vermin, and the overall state of the house was in disrepair. I have genuinely never seen a house so unfit for people to move in. On top of that, management has continuously lied to us about fixing these issues.

As a matter of fact, as I type this water is pouring out of my ceiling - an issue which I informed them of over 1 month ago, and that they repeatedly have claimed to have fixed. STAY AWAY FROM THIS MANAGEMENT COMPANY. Every friend, including ourselves, who has ever rented from them can attest to the fact that they are by far THE WORST MANAGEMENT COMPANY IN BALTIMORE. They will actively try to not fix things and will make your life hell.

If I could give a lower rating than 1 star I would. I rented from them for 2 years in Locust Point. When there was a fire next door the company was more interested in keeping us in our lease than they were the well-being of the house. Even when the fire marshal recommended cleaning the air ducts in the house, the property managers lied and said it wasn't necessary and told us that the smoke damage to the home was not grounds for breaking our lease, which we weren't trying to do. we just asked them to clean it, which they didn't. I would never rent from these slumlords again.

Your tenants are not having a happy holiday. I'm part of several large online groups for residents of the community. Every other day there is mention of your property group, and it's always absolutely horrid. The ongoing complaints mention how rude, dismissive and ineffective your property managers are. Refusal to respond to requests for maintenance, problems with pest control, and in several cases tenants have had to put rent in escrow and take you all to court.

I have several professionals looking for new residences, and the absolute best help I could give them was to ensure they avoided your properties at all costs. I'm so upset about the stories of ill treatment, during a pandemic no less, that I have decided to inform all of the rental organizations and local groups of your disgraceful practices. I hope you all will take heed and do right by your tenants. This year has already been a struggle, no one deserves to have to suffer at the place they call home.

This is been the easiest transaction from schedule a look thru to signing the lease. Which I did in one day. The apartment was everything they listed no false claims. Moving day the staff had the keys ready and everything when smoothly.

Attached to this message you will see how much money they took out of our deposit. One other roommate and I had been there for two years, and another had been there for one year, but the actual place hadn't been fully turned over for 5 years. That is, they never had to clean, repair, and repaint the place for at least 5 years, thereby saving them money, yet they took more money out of our deposit than I've ever had taken out before.

In addition to other ambiguous charges, they charged us ~$200 for moving the trashcan a few feet, removing nice Xmas lights from a deck that had a nonfunctional lamp, and removing shower curtains (it was annoying for me to arrive at a house with no shower curtain or hooks, when every place I have lived in before came with a shower curtain; the hooks I left had jewels on them and were really nice).

As everyone said, maintenance can be slow and not very good (they had to come 3 times to fix the constant running water from my toilet, and it still was never fully fixed, potentially explaining expensive water bills; also, not sure why the water bills came in a disorderly fashion, as you can see from the attached image). Finally, the place was falling apart and had mice (luckily I have a cat). There was a leak in the kitchen that came back less than a year later (right when we were moving). Clearly the initial patchwork wasn't a good job.

I currently live in an apartment owned by American management and let me just say this as a warning to you, DO NOT rent from this company, they were incredibly kind to me at first but as soon as issues started popping up they became rude and extremely unhelpful. (I have lived here for only a month) Their maintenance man attempted to enter my apartment at 8 in the morning without any warning.

The building is infested with phorid flies (scuttle flies) which come from dead rodents in the walls and drain leaks, which have both of! These flies spread disease to humans by contaminating food prep areas and food as well. I have found these flies all over the building, in my unit, and my refrigerator. Maintenance and the management company chose to take the legal side to this issue and not help me solve it all, even though it is an issue of their own making.

Every other tenant in this building has awful things to say about this company, it might seem like a great deal but please don't waste your money or time with this company. Also broken screens, dirty apartments, flooding bathrooms that went 46 days unfixed, DISGUSTING fridges come along with this place! :)

American Management are the only ones taking the $35 application fees. Everywhere else in Baltimore has REMOVED or REFUNDED application fees if Potential tenants do not qualify since it's in the middle of a COVID-19 PANDEMIC. The office encourages you to apply, even if you ask specific questions before applying because they need the money. Look elsewhere or you'll be left with a sour taste of rejection and out $35. Their office also takes super long time to reply.

They're good and responsive, but rent increases each year were ridiculously high, and also it was a tough time when my roof caved in and f'd up my stuff duh to a leaky roof that still hasn't been throughout fixed, but the next residence will deal with that if they choose the 4R room at 1015 st paul. Otherwise, things were fine and dandy. I'm just a little more laid back than most people.

Great experience renting with A. M. Property was as advertised, maintenance effective, office easy to work with and friendly. Have to say it's easier to schedule showings with this agency than just about anyone else in Baltimore - you can set them up yourself online and the system is very streamlined and effective. Grateful for a bit of simplicity amid the bureaucratic wasteland of rental real estate.

Someone on Yelp wrote "Unless you're at a property with a responsive/responsible owner, you're going to be in a mess having to deal with the middlemen." I had 0 complaints during my time in an American Management rental. The owner of my property, John, was very responsive and nice. He himself always came within the hour to fill my maintenance requests and the rent for my unit was very fair.

If you're thinking about renting an American Management unit on the 2800-2900 block of Calvert St., the good news for you is that John is likely your building's owner. My advice is to ask AM about the building owner as much as you can. I'm giving them a 5 star review because of John.

The buildings are terribly maintained. The building I live in has hallways lined with dust and debris. When I reached out the maintenance manager, Melody, she told me that the buildings are cleaned once a month. Melody is very comfortable lying to tenants rather than doing her job. I am very disappointed with the lack of professionalism I have witnessed with the employees of this company. Avoid renting with them if you can, it's not worth it.

American Management has been great for the past 1.5 years I have been renting from them. Every maintenance request is handled in half the time I expected. When our heating system broke last winter, there was a maintenance guy there that afternoon, and recognized that we needed a new heater. It was a Friday afternoon, so we could not get the new heater in until Monday, so American Management brought us space heaters for the bedrooms and was willing to provide whatever we needed during this time. They have been prompt and friendly in all our dealings with them.

If I could add 0 stars instead of 1, sure it would be more accurate. American Management is the worse management ever. I encourage everybody to do no rely on them for renting a new apartment/house. They are very efficient to lease but after moving if you have a minimal problem, take a chair and wait and be prepared to be treated with arrogance. They will repair the minimal of the minimal.

We are having a nightmare in our new house that we moved less than two months ago. We had a water leak which they delayed to fix two weeks and now they don't want to repair a hole in the drywall and paint the stained ceiling: all caused by the water leak. I can not express how frustrated and exhausted we are. When my daughter room was leaking water, the management told us she didn't consider the room was inhabitable.

After insisting a lot they sent someone to see the issue, the guy told us we were lucky because the water found a way out through the ventilation duct if it was not the ceiling may have already collapsed due to the important amount of water leakage. I can keep telling things. but would be too long.

I *almost* rented an adorable apartment with this company, but a big red flag went up when they asked for a security deposit before sharing the terms of the lease (and if I didn't sign a lease, they said they could keep the deposit). Why would I fork over $1,000+ before even seeing the terms of the contract? That struck me as an incredibly shady business practice. Luckily, it led me to look up these reviews which confirmed the impression I got that they are not to be trusted. A lesson learned--Yelp, then proceed.

I was a tenant under American Management for the past 12 months. Overall, I was quite impressed with them- especially considering the amount of negative reviews on here. Throughout the lease there were a number of issues that we encountered within the home- electrical issues with some of the lighting fixtures, radiator issues during the winter months, a roach infestation upon move-in and a burst pipe within the bathroom. things happen, especially within a 19th century rowhome.

With all of these situations, the responsiveness from the maintenance team was quite impressive. It was evident that American Management genuinely cared about the condition of the property and our satisfaction as tenants. I would recommend American Management to anyone searching for rentals within the Baltimore area. Based off of my recent experience, any issues that you face as a tenant will be dealt with in a timely manner.

Again, another slumlord in Baltimore. The unit that my boyfriend rented had a central ac unit that didn't work for 6-7 weeks. If you advertise the apt as " central air", it's not a luxury item, it's part of the standard rent! You should give a reduction in rent for it not working! I'm sick and tired of lazy rental companies in Baltimore. Find a company that actually cares about you, the renter! Can I reiterate, complete slumlord! #slumlordsofbaltimore! The absolute worst!

This is my second review because I left one on Google and American Management replied claiming all lies. To start, a few months ago my key snapped in the lock to the building and I called the emergency maintenance line a dozen times. Their policy is someone will be out within 30 minutes. No one came of called back. I broke in through the glass myself and they boarded it up, the glass still has not been replaced.

In their reply about this, they said that the emergency maintenance person "simply fell asleep, to error is human". He had ONE JOB. To be AWAKE. Then, the claimed that I was lying and that they replaced the glass. I live there so I would know. Then, my fridge stopped working. It took them a week to get out to figure out the problem, then after 2 weeks I still did not have a fridge.

Upon emailing again they said "I wish you would've told us sooner, they installed it in the wrong apartment". Then, once they finally got it to the correct apartment, I came home to a new fridge but mud and dirt tracked through my apartment along with a missing shelf. I discovered they had knocked down my shelf, broke several glass ornaments and vases, and tried to HIDE IT UNDER THE TABLE BEHIND MY RECYCLING. WTF.

I wouldn't have an issue with these people if they were just honest and genuine about the issues I've experienced, but honesty is too much to ask. The rent is cheap but not worth being screwed out of any help whatsoever.

American Management is a top notch property management company. I have lived at one of their properties for many years and the staff at A.M. have been the most professional, caring and courteous people. If there is ever a building or tenant issue, they are prompt in rectifying it. I have never had a problem. You call to report something.they're on it.period.

Regular upkeep and maintenance occur on a daily basis to assure cleanliness, security and comfort. They are very hands on and do excellent work at all capacities. This is not your ordinary management company.these people REALLY care about their tenants.trust me. I highly reccommend this company if you're contemplating using their service or taking up residence at one of their properties.

My heat is still not back on at 808 cathedral st. It is freezing in my apartment, it actually feels like I'm outside. Mind you I have a portable heater running right beside me that is doing absolutely nothing. This is ridiculous. I'm probably going to have to reach out to the health department and Baltimore City news while putting my moneys in escrow.

I cannot believe this crap. DO NOT MOVE WITH AMERICAN MANAGEMENT COMPANY.they are the worst management company in the area. Oh yeah when the issue first started a month ago. I informed I have a dog that sleeps in a separate room from me and she is cold as well. The management company replied by saying have you ever thought of letting you dog sleep in the bed with you. I just can not believe I'm going through this.

Management removed locks from one of two front doors. After this, we've had multiple packages stolen and the building broken into by non-residents, who attempted to get into our apartment. Had to hide in bathroom while they tried banging on our door and jiggling the handle. When we asked to put locks back on front door, they told me "don't have packages sent to you." This is among many complaints. They've dropped surprise bills upwards of $300 because they forgot to break it up monthly, threatened to tow my car for not parking in my spot (despite a lack of clear markings or lines to indicate where one should park), turned off building water without notice.

The prices of their apartments are reasonable, but be prepared for trouble. I've dealt with poor management companies before, but never have I been more upset than with American Management.

Unless you're at a property with a responsive/responsible owner, you're going to be in a mess having to deal with the middlemen at AM. One person per department. They're slow and they don't care. They flat out lie. Who knows if they even check with the property owners before making decisions, or if they just pocket money and save time and effort on their own accord without consulting them.

Some of the resident issues are illegal to ignore and like I said they just lie to you. There are 1 or 2 nice individuals of course (a few AWFUL ones) but every office has that and it doesn't make up for the serious crap.

We rented from American Management for a year, despite reading some pretty terrible reviews regarding their management style. Our experience with the office team was great - everyone was very responsive and polite. We had one or two maintenance requests that were ignored, but nothing that was critical. Any urgent requests that we had were promptly responded to, and someone was sent out quickly.

They even did preventive maintenance, something that is not always a guarantee with large companies. We had no issue in receiving our security deposit back and were very pleased with their communication and documentation. Our apartment was in excellent condition when we moved in and found the move in maintenance process to be well-managed and detailed.

Above all. they are stunningly average. The rent prices are nice, but with that you get bad maintenance, slow responses to requests and emails, and sometimes non-existent office staff. They changed teams twice when I rented with them, and each time I was met with "we are changing things around here", yet I never saw an improvement. All I saw was a new name at the email signature block.

If your building is in good shape, you'll probably have a better time than I did. If it's not - God speed and good luck. I probably put out a dozen requests due to leaks all over my house, and that's not an exaggeration. Nothing was ever fixed correctly, it was always finding the quickest and cheapest solution, which was very frustrating as a tenant. However, when you got a sympathetic office staff member it helped, but you usually got the other end of that stick.

This inattention to detail also showed when I moved in - the walls had not been painted (they were three different colors of beige - I don't mind if the tenants before still had their paint up, but I do mind if a wall is a rainbow of different colors). The place was also dirty, and there were dishes in the dishwasher from the previous tenant. I literally found weed in the basement. If they charge a cleaning fee then. what exactly did they use it on? Pretty much, you get what you pay for. The little things add up.

American Management--steer clear of this property management company. The 'cattle call' tactics they use I liken to a similar, common practice in the SF Bay Area. Upon arrival for my 5 p.m. appointment today that I thought was going to be with the agent by the name of Raymond, I was instead met by two other prospective tenants. Rude and disrespectful.

This company didn't have the courtesy to stagger our appointments. Prior to my arrival, multiple occasions throughout the day, I was expected to confirm my arrival via their auto-generated 'calendaring assistant'. However, the agent Raymond didn't have the courtesy to even respond to my email, 10 minutes after my arrival to the property, or let any of us know he was postponing.

Two of us waited 45 minutes. I still haven't heard back from him as I type this out. The property outside was also unkempt--fence out back had several pickets missing, the grass out back was un-manicured. I can imaging what else the inside might reveal. If this experience was any indictment of how this company manages it's prospective tenants, I can only imagine how unresponsive they are after one moves in. It's abundantly clear now why they ONLY have a two star overall rating. They don't even deserve the one star I issued them.
