Michaela Garcia the property manager is an ABSOLUTE CLOWN! The most unprofessional person iv ever dealt with. On day 3 of waiting to hear back on an application when the guy who applied 10 minutes before us got approved in 3 hours. She hasn't called our employers, references OR LANDLORD, she ran our credit and background within the first 4 hours of applying!
At this point she's just dragging it out because she knows were on a time constraint. OHHH and if she has questions she wont call or email no no no you have to blow her up to get an update on the process she'll just dodge you then shell express she has has some questions to extend the process even more i am soooo LIVID.

I booked a showing earlier in the week for a rental property being managed by this company. The morning of the showing my in-law's showed up and there were people already there that told them they rented the place already. I found out later it was one of the companies own brokers that came in and claimed the property as her own, giving no notice to the company or us (who had a showing scheduled for days).
When I called to figure out what was going on, I got nothing but excuses. It was all handled so unprofessionally. An apology goes a long way when your company handles things in a way that negatively impacts your customer. I am very grateful I won't be renting with this company.

I've been pleased to rent from these folks! We've lived here for a couple of years and they've always been respectful of our space and privacy, as well as going above and beyond on maintenance requests-especially recently. The contractors they send are always really friendly and cool to chat with, and they do solid work. So far, everyone I've interacted with from the company has been helpful and kind. Thank you for that!

I rented from this company almost 2 years ago. They always treated me with professionalism and honesty. When I had service issues they responded quickly and I always had things fixed. When I lost my job they worked with me on mybrent and even gave me work to help out. They are a great team and company!

This is by far the WORST property management you could rent from. DO NOT rent from them, it will be one of the biggest mistakes you will make. Im not usually the kind to leave a review on anything unless it is positive, but they are the exception and I feel responsible to warn anyone who is thinking about renting with them. The contract you sign means nothing to them because they know if they break it that nobody will bother to do anything about it.
If you want more than my review to go off of, this is the same company as Armstrong Property Management. They changed their name because their reviews should be enough reason for them to be out of business. This management is completely disrespectful to your personal space and items. They will come in whenever they want without a warning (hello repair guy I didn't need to run into you as I'm getting out of the shower) and move your personal items.
I have several accounts of them doing so. One is where they came to fix our peeling countertops by gluing it down and then moving a heavy box of my personal items to hold the counter in place while it dried. My things were covered in glue as well as the top of the counter and my food sitting on the counter. It didn't even fix the counter but it peeled up even worse than before.
After further complaints they came to "fix" it again and simply duck-taped the counter top. The sewage backed up because they procrastinated emptying the septic tank and we were without water for a week (which they refused to refund us for or give us another place to live in for the time being). They also told us the sewage backup was our fault but when we called the plumbing directly they said it was from not emptying the septic tank.
We had to knock on our neighbors' doors anytime we had to use the bathroom or shower. What is worse is after they said they "fixed" it, we came home to see our bathroom looking like the picture below. It wasn't for another 2 days that they came to replace the toilet that they broke. My roommate's towels were used to soak up sewage water and our personal items including toothbrushes/ makeup etc. were covered in sewage water. CPS refused to refund us for the damage claiming it was not their fault but the people who they hired.
I don't see a difference if you hired the worst plumbers in provo because you're a cheapskate. They decided to remodel the apartment the week before we were supposed to move out. They asked that we moved out our personal items everywhere that they remodeled. Of course we were "welcome to stay" but couldn't be in the way. At this time I was practicing social distancing due COVID-19 and asked multiple times if they could give me a few days to move out before renovations (which would still be early) so as to avoid spreading COVID and they refused unless I had a court order forcing me to quarantine.
The day before they came I was showing symptoms of COVID and my roommate was as well and was waiting her test results. I let them know this to keep from giving the sickness to others and they called me a LIAR and told me that I wasn't "really sick." They were so rude and accused me of lying that my roommate was still living there and was being tested for COVID-19.
They also suggested I go "stay at a mall or a park" rather than stay in my house. They left me in tears feeling attacked and forced to leave my apartment early so they could do their "emergency remodeling" aka replacing the carpet we had been asking them to replace for over 2 years. I had to stay with my fiance until I could move into my new apartments.
They charged me for every day that they renovated. They denied my roommate renewal of her contract a week before she was supposed to start a new contract, towed our vehicles multiple times when we parked in our ASSIGNED parking spots, withheld the deposit of both of my roommates after they moved out, and continually ignored phone calls and texts regarding any complaints or important issues that needed addressing. Stay as far from CPS as possible, they do not deserve a dime from you.

I have had a property "managed" through Armstrong Management for 9 years. Check out the reviews for Armstrong Management. It seems like they have rebranded, but their personnel is the same with the same quality (lack of it) of care. Year after year, when I bring up issues with pictures and facts, they tell me they weren't aware of anything being wrong.
One summer, it got so bad that we had the lawn up to our. I am not making this up! Another year they didn't remove snow (like almost always), and it was a particular where we had a lot of snowfall. It got so bad that my pregnant neighbor shoved the snow herself with her husband because she was afraid of taking a fall. For the past four years we have tried to get involved more with the meetings, but not even that I have been able to participate because for my surprise I wasn't on the email distribution list. I invite you to come and take a drive by the Pennylane CONDO by 400 S in American Fork (NOT The townhomes). You can check out the quality of their work with your own.

I had some repair work and painting done by Comerce Property Solutions and I'm very pleased with the results. The repair man was professional and paid so much attention to detail and getting the work done just how I wanted it. He took extra effort with my door frame and door to make it solid and substantial so that the issue wouldn't happen again. He was on time, friendly, and fun to have around. The experience was pleasant and rewarding. I love looking at the results!

I have rented from Commerce Property Solutions for a total of 11 years in different properties. There has always been clear communication and prompt service for problems with the property. I've had a great experience with the whole team from day one and this is why I chose to rent from them more than once.
