This was definitely not a good experience! Applied for a studio completed the on line application. Did follow up calls and emails and NEVER received any follow up. Sent a email also requesting to void my application since credit had NOT been ran and it was almost 2 weeks with no communication. So I requested a refund on credit application 3 days later my credit was ran and I was told I was not approved.
Out of principal I requested the refund. The replies that Jagger Acosta*, Manager gave were a bit sarcastic and unprofessional. Even after requesting to give her contact for Management I was never provided that information. After speaking with someone else in their office I received another reply form Jagger. His reply "We understand your frustration Mr. Petty, instead of us going back and forth over a $35 application fee, I'd be glad to compensate you for your losses at any time you're available this week at our property.
The address is 3560 6th Avenue. Thank you, have a great rest of your day." So now your telling me to go to your location so you may give a refund. You want me to yet again waist my time traveling to your location to receive the refund. Then make me feel as though 35.00 is not worth going back and forth with. I'm certainly glad this did not work out.
If they can't communicate over a simple application what makes me think they will show and urgency if there was a properly within my unit. No thanks, I guess at the end of the day you guys did me a favor! Definitely DO NOT RECOMMEND.

Strat management changed my lease in the middle of it and started to charge me for sewage water and garbage. They made this change to the lease without notice and said I was 2 months behind on the utilities. They had a sewage spill, and my wife had to take three and a half hours to clean up the mess. they didn't even offer any help. Taylor Rex is smarmy, and very unprofessional. Avoid doing business with Strat property management.

My husband worked as Maintenance for strat and was supposed to get a contract after 3 months of working there suddenly COVID happened and he has BEEN WAITING FOR THE CALL TO GO BACK TO WORK even have texted the Maintenance supervisor PAUL MENDEZ and has not responded until today when my husband just found out there was 3 new people it would have been AMAZING and humane to let your former workers know they will not have jobs anymore.
Yes we will be going to the Labor and Commissioners Office and will be considering to sue. How disgusting to lay off your workers and promise them jobs after this situation that could not be controlled, your workers have families they need to support the LEAST THIS SO CALLED "company" can do is CALL YOUR WORKERS!

Strat recently took over as Property Management for the apartment complex I've been living for 8yrs. I've been very impressed with their Prompt attention to the couple of maintenance requests I've let them know about, on their Tenant website. Repairs completed in Less than 24hrs, (and these were "Non-Emergency" concerns). My last Property Mgmt company, CAL-PROP, took up to 3-4 days, for actual emergency issues. ( serious water leaks, clogged drains etc).

I haven't ended up renting with Strat, however, I would like to write a review regarding a great customer service I received. Kyle showed me several properties, explained the application process, and answered my questions. He also followed up via text and was very responsive when I have a question. I ended up not renting with them because there wasn't a property that fit my needs at the time, however, I was very happy with the customer service. I also needed to find out some information and called their office. The lady I spoke to (Victoria) was very helpful and knowledgeable.

So disappointed with this company. They kept my security deposit and didnt comply with any of the laws about it (no explanation, no receipts) and just told me that it was a matter between my roommates and myself to settle what I got back (but then I was never notified when my roommates moved out or when a security deposit would be returned). I work for the government and complained several times about drug use and how I would have to move out if my landlord wouldn't take legal action against others that were on the lease.
They told me that they weren't allowed to enter a unit to enforce the lease a bbn out drug use and wouldn't really be able to do anything without pictures. So I took pictures and then they said they still couldn't do anything. Ultimately, when the new roommate was caught snorting coke off the kitchen counter, I gave my notice and left.
I never got my security deposit back but I did have a hell of a time fighting for it for years and always got the run around from them. Danube property and strategic property management is a greedy company, please consider this as your fair warning. Some of the worst customer service out there. Tenants, please familiarize yourself with the landlord tenant handbook available from the CA Dept of Consumer Affairs website and dont let this shady company swindle you. It's not worth it, there are plenty of landlords who act in good faith out there.

I've lived in a complex managed by strat. prop for five years and it is by far the best run property I have ever rented from. We have fantastic live-in managers, which contributes greatly, but the first 1.5 years I lived in the complex the previous live-in manager was plagued by personal problems that were affecting his ability to do his job, yet I was very impressed by the way strat prop took care of residents in spite of that issue as well as the professional way they managed that manager's exit. Strat prop continues to invest in renovations, upgrades, and small touches to the shared living spaces that makes our residence a pleasant place to live.
They have been incredibly responsive to some security issues the complex has had in the past, and are quick to respond to any maintenance request, no matter how minor, and do not hesitate to replace appliances and fixtures when needed. I have lived in enough apartments to know that this type of apartment management is incredibly rare, and plan to stay at this strat prop property until I am able to purchase a home.

This review is specifically for 1st and Penn, managed by Marc and Janis (as this has been our only experience with Strat Property Management to date). I had looked at about 25 apartments prior to viewing the apartment on 1st and Pennsylvania, and was at the end of my rope (had some really awful experiences with other property management groups in the area).
This property was extremely well cared for, and the two tenants we happened to speak to on our way in had been there for 7 and 17 years, and both were very happy. Marc and Janis were kind, pleasant, responsive and straightforward. I couldn't have asked for a better experience, and I don't think I've ever been so excited about an upcoming move in my life. I truly feel that I've found a happy home!

As someone who works in real estate, I can really appreciate it when I see a company doing it right. While working with clients to find a place to live between houses, I saw dozens of places in Hillcrest. The properties managed by Strat were all well maintained and better than most that I saw in Hillcrest. Beyond that, the managers all called me back which wasn't common during the apartment hunt. The ones I met were energetic, professional, and not pushy at all.

We've lived in the Hillcrest apartments for nearly a year and have had a great overall experience so far. The location is incredible and we love our apartment. The inner courtyard is beautiful and well maintained. All of our maintenance requests have been promptly addressed. The managers have always gone above and beyond to ensure our comfort and happiness.
They are currently remodeling many of the units and they look amazing. Ours hasn't been updated but it's still in great shape - new carpet, nice kitchen, fresh paint. There's plenty of storage space in our balcony closet and we have two parking spots (unheard of coming from Boston!). We are so glad we found this apartment and just renewed our lease.

This is the best apartment complex I've ever lived in. I live in their Canyon Apts in Banker's Hill on 1st and Spruce. It's the smallest apartment and I thought I'd move after a year, I'm going on 4 years because the management fixes things even before you ask (yearly inspection), it's well maintained, the canyon view is wonderful, it's, quiet, walking distance to everything, pet friendly and the on-site manager is frickin' amazing in all that she does including IMMEDIATELY respond to requests.

I have lived at the nightingale apartments for close to two years.unfortunately I have to relocate due to illness, but I will greatly miss this residence. The management was unbelievably considerate and helpful. The service was the best I have ever experienced, fast and courteous. I will miss the manager, Martha, the most. She is outstanding, kind, straight forward, and a pleasure to know.
The hallways are being renovated and they look terrific. The apartments are handed over to the tenant in beautiful condition, and if it needs fixing they do it quickly and thoroughly. I recommend this building, these apartments, and this location to anyone looking for a reasonably priced place to call home. THANK YOU NIGHTINGALE APARTMENTS YOU'VE BEEN GREAT!

I love living here. First of all its dog friendly. Great location I can walk everywhere even at night. When I moved in my apartment everything was brand new. Neighbors are nice and it is really quiet. Any issues are addressed right away. Martha the property manager is amazing. She is one of the nicest people you will ever meet. They are in the process of remodeling the interior and it looks great.
New light fixtures, paint on the walls and doors are nice colors. In the process of getting new carpet when they finnish the other floors. I really like the way it looks. Very nice! I love living here!

I have been Living at 3883 Jewell st in crown point for over 4 years, I love it there, it is clean and I never had any problem with the management, the manger of this property is amazing, he is very helpful and when I need maintenance for anything, it gets done fast, I would highly recommend this complex to anyone.

Moved into a 2 bedroom in the Hillcrest location in 2010. The only thing that the PM has changed regarding utilities is that we now have to pay for water. During my residence here we have had 2 on-site managers. The 1st one, Janine, was really nice & responsive, but not much was getting fixed in a timely manner. The 2nd one, Lauren, is great! She has been very pro-active the times i have requested maintenance fixes, getting them resolved within the week.
When i was overcharged for a late rental fee by accident she quickly had the charge reversed. She has upgraded the payment system to online now, etc. They are fixing the exterior ("garden") of the building at this time. I have enjoyed living here for the past 3 years and have had no serious issues/complaints. The rent is comparable to the rest of the neighborhood & is justifiable by the location. I will update my review if I ever move out of this property :)

All this company cares about it pumping the maximum amount of money from the tenets. For example, they forced us pay the electricity for the "building" (just eight one-bedroom apartments). My "building" electricity bill each month was MORE than my own electricity bill. I had to ask seven or eight times to have some repairs done. Worse still, I was told they would be done over and over and they were not.
I asked the workers personally whenever I saw them and they promised to return to my apartment and make the repairs but that never happened either - for eight months. I did not receive my deposit back until AFTER the 21 days the landlord is allowed to hold on to it, then they kept 40 percent of my deposit, even making me pay a cleaning fee when I had the place professionally cleaned before turning over the keys, and the place was in mint shape. What else do you need to know about this company?

They are probably some of the most professional people I have dealt with. From maintaining to actually getting what you're paying for which is a quality and top-notch place. They don't shortcut repairs and promptly handle legal disclosures and security deposits expeditiously. You can tell they care by how they maintain the premises! Entire torso above the competition. Honest service in a deceitful market.
