Marsh Management and Real Estate has a comprehensive understanding of the Arizona Landlord Tenant Act, the laws of agency, contract law, as well as real property law.
Just to let you know a little about myself, I am a Real Estate Broker & have been working in real estate & property management for several years. Marsh Management and Real Estate was founded over 30 years ago and is a family owned business. We have a full office support staff and several sales associates to help with any of your residential and/or commercial needs.

As a landlord I used them in the past to manage multiple properties. They messed up and cost me time and money. They were incompetent with managing my property. The employees made mistakes that cost me money and when confronted about it the owner, Marsha, felt the need to call me names but never tried to correct the problem. They also failed on inspections and maintenance. My tenants all complained to me about the services they provided or didn't provide concerning maintenance issues. Landlords and Tenants should avoid this management company.

If you feel like being ripped off, go ahead and rent from them. They will nickel and dime you until they are satisfied. Of course, we as renters have no recourse. They can charge $26 to change a $2 light bulb, that was working when we moved out by the way. It gets better, damn near $70 to change a small set of blinds that look like they have been in the House for ten years, but that's the renters problem, right. I guess I missed the part of the contract that says we have to replace things that already came in the House.

I wish I had read the reviews before renting from Marsh. Make sure you document everything and take lots of pictures before you move in. The charges will add up when you move out. I moved into a house that needed a little TLC but I didn't document before moving in so I was charged for things that were issues before I moved in, like for blinds that were as old as the house that couldn't be cleaned anymore, a kitchen sink that should have been fixed and replaced before I moved in.

While I lived in the house we updated the house with new paint, new dishwasher, new blinds in in the entire house except for the master bedroom and that's where I was charged, we installed a Micro hood, and updated some of the light fixtures. The owner had not updated or done any repairs on the house and the house has structural issues that need to be addressed and Marsh should hold their owners accountable for those things.

In Addition Marsh Management team communication needs some improving. Very poor. Follow up on repair orders not responsive. Again document every thing if you are thinking of renting with Marsh!

Critical: Professionalism, Quality In a similar situation to Aaron Caryl's review my S/O and I were denied because we are not married and our incomes were considered separate. They will apparently sign joint & severable leases but will not qualify tenants based on combined income if you are unmarried. Who does that?

I am sad to see so many negative reviews as I had 8 years with Marsh Management and I could not have been happier! Dennis and Marsha were wonderful to me through some pretty pivotal times in my life. I rented my house in Ahwatukee from them and had a great experience from start to finish. I'm happy to say I got 95% of my deposit returned to me as well within two weeks of moving.

A small amount that they held back was completely justified. Anytime, I needed them, they were over in a hurry. The house was beautiful, the neighbors are amazing, they were very responsive and accommodating. Communication is key when working with any management company. I absolutely recommend them to anybody and would rent from them again. I'm sorry to see people have had such different experiences but I will say for sure mine was excellent and I am happy to post this.:

I am a Self employed father of two and my fiance/girlfriend of 10 years is a stay home mother and does a phenomenal job. We were denied because she does not work and we are not married. I believe you should consider applications on a case to case basis and this is the perfect example of an exception and you dropped the ball. I would never rent a property from a property management company who discriminates against families because they chose to have one of them stay at home and raise children. STAY AWAY!

If you are looking to rent from Marsh Management or have your house managed by them I would look else where. I personally had no choice in using their services as my lease was assumed by them. First things when paying your rent they had $12.95 in fees just for using their online portal. Second any items need repaired they will drag their feet on getting it done and use the lowest quality service providers.

The AC went out this July and it took them over two weeks to get it repaired. They had to have two companies come out to fix the repair as the first company decided they no longer wanted to the job. They also charge you $50 per service call. Their move out procedures are absolutely ridiculous and they will not prorate your rent if you move out mid-month.

I moved out of rental at the beginning of the month and they refused to prorate my rent and insisted that I pay for a whole month of rent even though I was not leaving there. I am thankful I was able to move out of my rental property and no longer have to deal with this company.

Our family rented a townhome from Marsh Management & Real Estate and moved out almost 3 weeks ago. We had an overall positive and enjoyable experience. The townhome was a little dirty when we moved in, but we let them know during the move-in inspection and they offered to have it cleaned for us. The repairs that needed to be done were noted and fixed in a very quick and timely manner after we moved in. Dennis and all of the management staff were always very good at responding promptly and communicating in a clear, direct and professional manner.

We loved living in the townhome and have no complaints about our time there. It was a wonderful community in a great location. When we first signed our lease with Marsh Management & Real Estate, we were concerned about what we read from other reviews about getting deposits back after moving out. We just received the check from Marsh Management & Real Estate back today and are very happy with our refund.

We received our full deposit back, minus a small charge for a light bulb being out. If you are considering renting from Marsh Management & Real Estate, I highly recommend them! All you have to do is pay rent on time, communicate in a clear and professional manner and abide by the lease agreement. They do not require a cleaning deposit because they ask that you get the floors professionally cleaned before you turn in keys.

We made sure everything was clean before turning in keys. We had a wonderful experience and only moved out because we bought a home. If we were still renting, we would continue to rent from them again and again. -Amanda

Poor experience as renter. HOA lawn maintenance broke my window and I had to pay for it out of pocket. Then later when I asked a referral from marsh, they gave me a poor reference, blaming ME for that problem. Also they appear to treat their own thing employees badly as they were always stressed and unhappy. Finally they consider rent late as of the third, and if that happens to fall on a weekend or a holiday and their office is closed, guess what, that's your problem and you will be smacked with a late fee when their office is closed and there is no way to get them their rent payment. I had the rent ready on the first, but their office was closed due to a holiday and bring on a weekend and they didn't open till the fourth. Bad experience. Unprofessional.

This company charges tenants a service charge for each service when repairs needs to be done which is the Management responsibility. When you contact them regarding this they are rude and unwilling to work with tenants. I do not recommend Marsh Management in Arizona to anyone that is looking to rent or to buy.

Marsh management could improve by completely flushing their office staff. It doesn't matter who you talk to there, you are going to be talked down to and treated with disrespect. I've rented from them for quite a while and never had any issues with writing about until the last exchanges that I've had over the phone and email with Kristin and. Dennis.

I had a complaint about repairs that were not completed completely and billing for it. Instead of being polite and asking what could be done, I was constantly interrupted and the told I would have to pay for a different "handyman" to come out and fix it. I used to be one of the few positive advocates for Marsh but now I've finally been treated like everyone else that has left them horrible reviews.

Was interested in a property in Gilbert, set up a tour with Bryce and wanted to proceed after viewing. Explained my situation, moving from out of state, can pay multiple months up front and have great credit. He said he would speak to the owner and let me know, never heard back, reached out a few times, and was ghosted by a business. Also spoke to another woman in the office who said it was available.

The rental price was even lowered because of no potential renters. So instead of proceeding with my application and having a solid renter I felt discriminated against and the property sits vacant.

From the start of my rental experience Marsh Management has been less than helpful. They give you less than 24 hours to sign your lease and bring a money order to them. Their hours are inconvenient for anyone who has a 8-5 job. Once I moved in the house was filthy, they said oh our guy must have missed inspecting that one? What! I let this go as they got it cleaned the next day but I had to move in 2 days late.

They forgot to provide me with all my keys but the only way I could get them was to drive all the way back to their office. I have had multiple things break and it takes months to get them fixed let alone they charge you $50 for something that was ALREADY broken in the house. Now most recently they charge $10 to pay online plus an extra $1.95 fee?

This is outrageous. They nickel and dime everything and are the least helpful/humane management company I have ever encountered. I would assume that you want clean, respectful, pay on time tenants to keep renewing but now I would never.

Doesn't even deserve this ONE STAR but you have to put at least one. Marsh Mgt WAS a reputable company with integrity. Then it was purchased recently and the new owner is just stuck up and greedy. I've rented from them on two different properties. World of difference between two different owners of the company. I have OCD and left the house cleaner then when I got it.

They had to have a cleaning company come twice AND a carpet company come twice because the house was DISGUSTING. The urine stench was awful. Never left the 2 + years I was there and called in between asking to have carpets taken out. My kids and I were soooo embarrassed to have anyone over and when we did we would always explain to them first because we were horrified.

Every single day you walked in, you smelled it. Guess who got NO security back because I was blamed. I had a landscaper come a few days before move out. I have pics of proof and they claim I left the yard hazardous. Unlawful double dipping. I'm sure the last tenants were also blamed and didn't get a security back either. And they are beyond immature and sooo petty.

They out right LIED to me about an electric box I left in the house for over a month to keep the electric on until they rented it. I simply asked for the box to be returned so I could send it back to SRP. They claimed over and over as I called and emailed that there is no such box and they're last email to me was telling me how rude I am! Really. it magically disappeared when that was the only electric source to the house. Ok. Let's grow up.

True colors. No worries. I would sue but with Covid. it's not worth my health to go anywhere. Especially for low life's beneath me. Keep the money. If it's worth it to you and you need to steal from honest people. Have it. I can sleep at night knowing who I am. I know many who know you and never heard anything good before you took over. I take it where it comes from. That's ok. My karma is good.

I can't tell you how wonderful my experience with Marsh Management has been. From my move in to any repairs or service calls I've had to report they have been excellent. I've yet to meet anyone who hasn't treated me with respect and kindness. The attention to our needs is second to none. Thank you marsh staff!

As of March 1, 2020 they will now charge a $10 fee for online payments! $10?! Are you kidding me! They send an email @ 12:03pm on 2/26.4 days before the 1st to tell you about their new online policy! The $10 is in addition to the $1.95 fee we were already paying for the convenience of using the online service. So for $11.95 each month you can pay online! That's absolutely ridiculous! However, I'm not surprised because this is a company that charges a $50 service fee should anything go wrong with the home.such as an AC unit that has been maintained in years!

My AC unit went out last summer and to avoid inconveniencing anyone I told Marsh I'd stay at my sisters and yet they still charged me the $50! So best believe I will inconvenience everyone the next time something goes wrong! They want you to care more about the rental then the actual owner does! Just another reason to stay away from the property management group. They will take every dime you have!

Do not heed the five star reviews--most of them have not moved out yet! We rented a house through Marsh Management while we were building a house. When we were ready to move out, Dennis came through the entire house and marked OK on every single item on our check-off sheet. I thought we were good to go. Nope. When they returned our deposit to us, they deducted $1080--for items that were damaged or in disrepair before we moved in!

Lucky for us, we had photos to prove that all of those items were not our fault. However, they only refunded about $200 of the kept deposit monies, claiming that we had not cleaned the garage floor (it was irreparably stained) or removed window coverings, which the family moving in after us wanted to keep (and Marsh knew that). We were so sick of dealing with them, that we let it rest.

I did, however, inform our Realtor of their business practices so she could steer other clients away from them. The family that rented that house after us is now dealing with Marsh at their move-out--and having a very difficult time. :(

I did not check Yelp reviews before signing a lease for a property managed by this joke of a mom and pop operation. HUGE mistake! If you are a landlord thinking about using MMRE to manage your property, think again. And, if you are seeking to rent a property managed by them.run! Run as fast as you can! They will rip you off. In other words, everything outlined in the previous reviews is 100% true.

I had rain damage in a home I rented from Marsh Management. Half the ceiling in my kitchen came crashing down one night. Then additional pieces of ceiling feel over the next few weeks, some of them landing on me. My property manager didn't ever fix it, saying my lease was ending soon and they would fix it after I moved out. I moved out early. because the home was not livable.

They had me showing the house to people (citing my rental agreement that said I would make myself available to possible tenants during the last month of my lease) and everyone was horrified that I was showing the house with a 4'x8' hole in the kitchen ceiling. Apparently one realtor complained to Marsh Management about.

I rented from Marsh Management for 7 years and they treated me very well! Whenever there was an issue with the home that needed to be resolved, they were always very quick to respond and to fix the problem. Honestly, I was very worried after reading these reviews that I wouldn't get my deposit back even after hiring professional cleaners, landscapers and carpet and tile cleaners but I received my entire deposit back! Marsha, the owner, did the walk out with me and she was so sweet and helpful. Clover in the front office was very helpful as well. I would definitely recommend Marsh to anyone that needs a rental property.

An UNETHICAL & twisted company. I am telling you please stay far away from this lady and her business. Read on for a full horror story. While attending ASU I rented a condo from Marsha and her company for two years between 2009 and 2011. This ENTIRE time there was a water leak coming from the unit above us into my master bathroom through all of the light fixtures leaking constantly.

Over the two years I lived there, I sent over a dozen written requests, over 10 visits and both of my parents visited (they are divorced). Both of my roommates parents visited. This still seemed to put no pressure on them to fix the situation. Their excuses: well we can't seem to get ahold of the upstairs owner. THATS YOUR JOB! As a result - MOLD AND LOTS OF IT STARTED TO GROW.

I began to notice myself getting rapidly sick, and in very mysterious ways. For months and months I was so sick, with symptoms all over the board. I was seeing dozens of doctors, and was on the brink of failing my second junior semester at ASU. Then we found out - it was mold poisoning. Not only that. Once it was confirmed. We immediately moved out for safety reasons. Marsha DENIED our security deposit back. Even though the property was UNFIT TO LIVE IN! I cannot stress enough - she is a CROOK, a THIEF AND a LIAR!

Tldr - Scared of renting thru Marsh, but turned out okay. Beautiful (dirtyish) apartment. We took good care of it, cleaned a lot, and got our full deposit back. -- We were EXTREMELY scared to rent from this company, but we loved the apartment and knew we only needed it for a year. We rented for the full year, and because of the scary reviews here we made sure to document EVERYTHING, take lots of before and after photos, write everything down on the move-in checklist, etc.

Before Moving In: Applying was a bit of a pain since we were moving there from out of state. The application had to be dropped off in person with a cashier's check, and the (nonrefundable) application/administration fee seemed higher than other places we'd applied nearby. The contract made us nervous as well, saying we'd be responsible for at least the first $50 of any maintenance that needed done. (Never seen that in a rental contract before, but then again we're from out of state.) Moving In: The apartment had been empty for a few months before we found it, so it definitely wasn't clean when we moved in. Dusty, sinks leaked from not being used, very dirty carpets, etc.

We made sure to document all of this on our move-in form, and quite a few things were fixed shortly after with no cost to us. (Though no cleaning was done. We cleaned the place ourselves.) Living: We didn't have any problems during the year. If we ever needed to get a hold of Marsh, they were fairly quick to respond to emails or phone calls. The handyman did a good job 90% of the time, but definitely fixed things to a "good enough" state.

Nothing fancy. Rent had to be a certified check, which I get, but again not something I had ever had to do before. Moving Out: This is the part we were really nervous about (not getting our security deposit back), so we SCRUBBED every inch of that place and made sure to complete everything on their move out list. When we were done, it was 100x cleaner than when we moved in.

One thing I'd never encountered in my ~10 years of renting was that they required us to get the carpet and grout professionally cleaned. In the past, landlord's had always kept a portion of the security deposit to devote to carpet cleaning. I guess this is mostly the same thing, but it added some stress and $$ to the already crazy move-out process. BUT in the end we did get our security deposit back. My advice: document everything in writing, take photos, be nice, pay rent on time, and you'll have a fine experience with Marsh.

We rented from Marsh Management for 2 years and we have nothing but great things to say. Clover and the office staff were always friendly and helpful to any questions or concerns, very fast email or phone response (same day for anything we needed). Dennis was great to work with from the move-in inspection to the move-out inspection, answered any. questions we had about getting our place ready for move-out, and not only did Dennis answer all my questions but had the knowledge and experience to back it up.

If we are ever in the market to rent again or have any future questions Marsh Management will be my first stop. Thank you for making these 2 years of renting pain less and simple.

I have had a really good experience renting from Marsh for 4+ years! They have been very responsive, in my experience. I keep good communication with them and maintain the property because I like to live in a clean respectable environment. I have integrity and they seem to as well. I have dealt directly with Marsha for all inspections and walk throughs. She's very nice and seems quite honest to me.

My first house in AZ had a few issues come up. The longest anything took to fix was the fence that had blown over, which took a few weeks, but that was because the owner had to research companies come up with the funds to build a new block wall. That owner decided to sell the house so we had to do a few showings, annoying, but no big deal. Marsh got the owner to agree to let us out of the lease a month early, for the inconvenience of having to show it and find a new place at the same time.

We were stressed about finding a new place and tight on money. We looked around but all the other property managers were so hard to get ahold of. Marsh had another house that was perfect and they rolled over 1/2 of our security deposit, which helped alot! Then we got the remaining security deposit back via check. Perhaps, had we not signed our new lease with them, we may have lost some of our deposit. I don't know. But these other reviews are so far off what we have experienced! I think they deserve some love for how we have been treated as tenants.

We just rented a beautiful bungalow from Marsh Management. Pleasant office, friendly staff that actually smiles and listens to you. You can see they care. I would give 0 stars if I could. This place sucks. It's taking everything in me not to go and scream at them for all the crap I've had to put up with. If you want your deposit back don't get a place with them. I put so much money Into this house, changed the crusty blinds the owner left me with, always kept the house clean, replaced all the light bulbs, maintained the yard, and put up with their inability to respond back in a reasonable time.

They want to charged me for stuff that wasn't even broken in the house or that was always broken. 200$ I'm being charged for broke outlets when the outlets in our kitchen never worked. I reported all of this many many times. Oh but when I complained about the tree in the front yard and asked for it to be cut down, who didn't listen to me?

They didn't? And guess what happened? It fell on my car during a storm. Oh but they aren't going to pay me back for the damages to my car now are they? Don't waste your time here.

We rented from Marsh a year ago and just signed another year with them. They have been great to work with. If there is a problem it is taken care of within 24 hours or less. I look forward to working with them when its time to purchase a home.

A horribly unethical company. We leased a house managed by Marsh Management. When we moved in the house was filthy with all sorts of damage to the tile, the walls, the doors and the carpet. When we moved out a few weeks ago, we had a move-out inspection. Dennis walked through the house and wrote OK on all items on our sheet. We just received our security deposit refund check--and they charged us $1018 for items that were in disrepair before we moved in! Do not lease a house from this unethical company. We will be fighting them but we wish we did not have to.

We have been renting for a little over a year now and unfortunately signed another year. We had a repair man come out in February to "check" the smoke detectors and a leaking sink. The batteries were replaced and never mentioned it was at our cost or we would have done it. The handyman billed for 4 hours although he was there a little over an hour.

Two days later the smoke alarms go off again. Obviously not a battery issue. I bet the bill mid April more than 30 days after he came out. 170 something. Batteries not covered of course. Well I never ask that they be replaced. I disputed the hourly cost and told they would get back to me. I heard nothing. Rent due not the 1st and I get a call saying they got my rent however will not accept it without my repair fees.

I said I hadn't heard back about my dispute and was told "we're busy". I even emailed them my concerns of being overcharged and was told take it up with the handyman. I didn't contract him they did. Why should I bring it up with him? If I am over charged im sure the rest was billed to the owner of our rental. Sad all around.

Owned by Marsha, making their living off of out-of-town property owners and Marsha just has a field days with them every month. Landlords get about 75% of what they should after all the "repairs" that translates to about $3,000/yr on each home she manages. that's alot of dough. I wonder where she stashes so much cash?! Hmm. where do I start? as a tenant, you are ignored until they get to you. Why?

She has a dedicated "handy man" that gets paid monthly so she can charge landlords retail. Now, you can be shrewd and run your business like that, and it's not illegal, however, there is more to the story. My experience was when I found out that they basically "make up" repairs and charge the landlord for them. most of those guys are too old, senile and too far to care or even check, but I had the pleasure of finding out some of those issues first hand. Unfortunately, I didn't have enough documentation for a good case to take her to court.

She can always blame her dispensable clerks for "error" if push comes to shove, but they are so shady, they make a drug dealer look like a little scout girl. Go to the better business bureau and look at her rating.

I actually love the property itself. wonderful house in a wonderful location. That said. They will exploit every legal grey area and every opportunity to charge you for everything and anything they can. I don't know which I fear more staying or leaving. I know they are mercilessly racking me over the coals every chance they get now, but if I move I am certain it will not matter what condition I leave my house in, they will try to take me for all they can.

No matter what your situation is expect no understand or companion in the least. Even if they are partially at fault. Serious I mean zero. If you still owe even a dollar on some fee, they will take you to court. No exaggeration. The only thing they have even been good about are repairs. If you call to get something fix they will fix it promptly. I would never recommend them, rent from or buy from them in the future.
