I am currently renting a 4 bed/2 bath house with this company. Our AC went out and they were notified. It took them 3 weeks to replace the unit and we had to fight get a hotel room (it wasn't just offered) after the house temperature reaching 90 degrees. I had to keep reaching out to them for updates and information. I would email them and not hear back for a few days and then call and finally get something.

Our electric bill is now over $100 more than usual because the broken AC ran all day to try to get it to the preset temperature and we had to keep it on so we had some air circulating in the house. I was informed it will not be covered after going back and forth with the agent. Do yourself a favor and don't rent with this company. They are greedy, cheap and don't care about their tenants!

I was shown a house, applied for it. Immediately put down an earnest deposit AND paid the application fee. When I was shown the house they said that it wasn't even on the market, to get the application in fast to ensure approval. Well, I submitted the application and had to blow up the office to get any response to them regarding my application. David Mccon was in charge of my paperwork.

I called him many time with no response. Finally I was able to get ahold of him. I had sent him an email with ALL documents needed, and he couldn't even open the files to see what they were. He said I was missing items. I re-sent them separately and he said, "okay". So I believed my application was given priority, but no. A week went by and I heard nothing from them.

I called them and was told somebody had gotten approved before me. So, I contacted Kirstyn Lobry for another house. I thought, well they ran my application, they surely can use it for another home. Turns out they they took my application fee and never even ran my application. David did not even look at it, yet he stole my money. Kirstyn told me due to the issues, I could pick up my earnest deposit AND my application fees. So, I went to the office.

The receptionist said she did not know what I was talking about and she refused to give me my application fees. They stole $140 in fees and never even touched my applications. I suggest nobody rents from these people. They lack communication and customer service. They made me sit outside in the heat for half an hour waiting. Its just not fair.

Pleeease don't use these Theives such bad experience with Tammy Fernandez who was suppose to give me my deposit back for the first rental but kept delaying until finally saying I wouldn't be getting it! Next rental said she said I wouldn't have to clean the carpet because they were replacing it THIS time since they False advertised it having New carpet when I moved in! she only had it cleaned!

Then when I moved she sent a bill for over 1400 to a collection agency (Mind you she not once tried to contact me and all mail was forwarded to my new address but nothing from them!) she claims we broke the back door lock which when she sent pic the door looks as if someone took a tool and tried to break in after we moved the closet door was missing in one room when we moved in which she said we removed! granted my son's did leave a daybed there after I'd already moved out of state and they were suppose to go in to get it a few items in the garage but to charge me 1493 for that!

And send it to collections! Now she will not respond or send a copy of all the things that were wrong with the home when I moved in.smh Please when I tell you don't do business with them DONT DO IT! My case is in dispute!

We started our rental experience with Apartment Hunters September 2019. Our property manager was suppose to meet us at the property we planned to rent. The day of the meeting I call him and it goes to voicemail, so I send a text that we were at the property and he replies with the access box code to view ourselves. We gave him the grace that things come up.

We go meet to sign the lease and guess what he's not in the office, so we are put in his office for almost an hour with our 4 children. He seemed very impatient with us while we read the lease in full. The day of move in we get to the house, yet again we let ourselves in with the access code, the kitchen counter and laundry room shelf are both covered in pop can tops, there's hair in the bathroom drawers, there's a city trash can full of trash in the garage. Contacted property manager and he said he'd send someone, no one ever came!

When we went to turn in our pre-inspection paperwork and told the front desk lady Natalie (office bleesing) about our situation and she was surprised. We are now at the end of our lease, I call to see when we should expect to get our refund. We aren't showing in the system as vacating with a notice! So I call the office manager and she was very responsive and surprised at our situation and took down all my information and said my property manager would call me, no call! 2 days later the office manager calls me back to follow up, surprised again I haven't heard from my property manager! Whatever you do DO NOT ACCEPT RYAN BOXRUD as your property manager!

Trisha at Apartment Hunters has been my PM for several years and I could not ask for a better one. She always responds to my calls and texts, even late at night when I do not expect her to actually be awake. She is friendly and she cares about people. She does a great job! Apartment Hunters office staff is also professional and friendly, always helpful.

Well, let me start by saying the young lady at the desk was very helpful. Don, not so much. Crotchety and rude. Took my $70 and NO CREDIT CHECK was done. And yes, I looked on my credit report to see. He didn't call my references. My credit isn't the best, but it's not awful. The house has been empty for a long time. Apparently, they would rather have it sit there than rent it to me. I hope it NEVER GETS RENTED OUT. Serves them right.

We rented through apartment hunters (Mesa office) for 3 years (while we bought property and had our own house built). When we moved in, the home was filthy, but they did give us a credit after we provided pictures. After that I suppose everything started out fine as we kept the place clean and paid rent on time, but as soon as there was an issue it became clear that they only cared about their client (the home owner).

We had reported mold in the house (which the owner had clearly tried to cover up). This ended up being a nightmare experience and even the company that did the testing for the mold made it clear he felt bullied by the property management company to show passing results. Then, when we were moving out the property manager acted baffled that we would not show the property to potential future renters for her.

Prior to and immediately after moving out I requested a move out inspection, and was never given one. Then, they asked me for a copy of our move in inspection report and the owner tried to charge us hundreds of dollars in repairs (included items we documented as being wrong in our move in inspection). After lots of stress and work on my part we got all of our deposit back.

If you rent with them here are some tips 1. Take pictures, lots of pictures at move in 2. Save all your paperwork and emails 3. Know your rights as a renter This was one of the most stressful experiences of my life.

We rented our house for 18 months and had nothing but great experiences. There were a few issues with the home but all I had to do was send a quick email to Gary and problems were solved shortly after. Gary was always responsive, even on the weekend and genuinely cared about making sure we were comfortable. Highly recommend this property management company to anyone!

This place is run by a scam artist named Ron. He was "responsible" for a property off 51st/Beardsley that he never took care of when things weren't working. Took advantage of my wife with the fact I was in Iraq, when we purchased a home and moved out he stripped our security deposit with outrageous fees and tried to tack on an additional $2800 on top after we had paid our dues in full and hires house cleaning, and Landcaper's to clear the home.

He let her sit in the house for a week in mid summer while the AC unit was broken and never sent help or had anybody fix it until we finally had to take it on by ourselves. There was a massive roof leak in the front room, took 4 weeks to get a roofer over there to fix it, who then informed us of mold inside the home. Ron never addresses the mold through the entirety of our lease. We simply had to hold out u til we could purchase a home. This man is a crook

Not sure why all these reviews are saying false things, but everyone at this company is always very nice and helpful. If you call the office they ALWAYS answer and are happy to help. Ron is a great PM alone with everyone I've had the pleasure of speaking with. I would definitely recommend renting from them, they have MUCH MORE compassion that any other company I have ever rented from! Love Apartment Hunters! :

So thankful I moved to this property management years ago from RPM West valley. Kristyn Lobryn is such an amazing property manager---very much appreciated all the work that she does.

Unbelievably bad experience. From one renter to another, just find another home. The housing marketing is tough for renters right now so I understand the sense of desperation to find a home quickly but you dont want to roll the dice with this company.

One of the best decisions I made was to turn our properties over for management by Laurie Parent at Apartment Hunters. Laurie takes care of things and keeps me in the loop as needed, or when needing approval for a repair or new applicant. She knows my expectations and does her absolute best to meet them. I also really liked that I am allowed to choose my own handyman and trade workers, or to use Laurie's preferred vendors. We get paid by direct deposit and in a timely manner and we don't have to deal with tenants or coordinating repairs.

Well this is my first time renting from this company and I have to say they have been very unprofessional about handling business. I am renting a house from them. The house is a little bit old and it needs some work done and I have notify my landlord which is Sherri and well let's just say she hasn't been the best. I recently notify her about a water leak in my front yard and all she respond was "tell me the address so I can forward the mesaage to landscaping." This was the 5th of this month and I still waiting for an answer or at least for someone to come and check the issue.

I texted her again today and all she said was "out of the office" don't text this number. Call the office for assistance. And we'll I know the office will never answer or help me. But thanks God this is my last year renting from them.

I cannot recommend this business in all good consciousness. Their professional behavior is in poor standing -- just read the reviews over the past 5 years, to include mine which I am posting for a friend who is fearful to say anything publicly because they still have his earnest deposit monies. It is terribly unfortunate that the owners and associates of Apartment Hunters feel the need for a lack of disclosure or just plain and simple do NOT do their job to bring forward incredibly paramount information about properties that prospective tenants MUST know about.

I will not name the parties involved, but I can say if you choose to deal with these folks GET IT IN WRITING FIRST or be WARNED! That doesn't eliminate a hassle but in a tight rental market with few choices one does get sucked in to situations where you wished someone would have steered you clear of nefarious property management staff and companies like this one.

Not sure if property owners are aware or not of all the complaints posted here, but it isn't just by chance that we've all been burned and felt it necessary to school unsuspecting rental seekers.

If I ever need to find a rental again, I will be contacting Apartment Hunters. They did an excellent job handling work that needed to be completed in the last rental I lived in. Unfortunately a lot of people don't write reviews when things go right and are so quick to post negative reviews when things go wrong, which seems to be the case here.

I'm speaking strictly from an owner perspective - Apt Hunters (specifically Neil Gumbiner) has been managing my rental home in Peoria since 1999. If I could clone him, I would. I own several properties in several states and this is the ONLY property that has been terrifically managed for all of this time. Neil always gets professional people to do any maintenance as reasonable prices. IOW, I don't have to baby sit him like I do every other PM that I employ. I LOVE him!

We had been renting a house managed by Apartment Hunters for a number of years. Christina Schereck was the property manager. We had a pretty good relationship with the owner but with Mrs. Schereck, that was 100% different. Over the years there were little subtle things she did that we pretty much over looked, like not returning phone calls, taping important papers to the front door, to name a few.

It really came to a head when we moved out. We were on a month to month lease because we were looking to purchase a home and the arrangement made with the owner was to give a thirty day notice. This was all in writing. She argued that we had to give a sixty day notice which she said she had take to her legal department, even though it was written out.

Out of the almost $1,400 security deposit, we received a check for just over $400 after we moved out. We were charged for; trash removal, taking decals off the walls, carpet cleaning, rekeying of the house, added days for being in the house, and painting the house. Attempts to talk to Mrs. Schereck and the office manager meet with negative results.

We left the house in excellent condition and it appears Mrs. Schereck took it upon herself to try and nickel and dime us at her will. If she/they did this to us, how many others are they trying to take advantage of?! At this point the money is not the most important thing, it is more about fair and equal customer service! I would not recommend this business to anyone. If I could rate them with no stars, that would be too many. HORRIBLE EXPERIENCE WITH THIS BUSINESS!

STAY AWAY! This is the worst property management company ever. Like all of these other reviews, I do not know how they stay in business. I am filing a BBB complaint today as well. I used them as my property management company starting in 2014 and Sherry as well as the owner/broker Kurt are complete liars and thieves. Sherry never did her job and allowed tenants into my house that had just filed for bankruptcy.

They abandoned the house, shut off all utilities, left something dead in the trash can, left tons of trash and boxes of crap in the house, stole the refrigerator, and the list goes on and on, causing over $5k worth of damages. If Sherry would have done her job to begin with, I would have never agreed to having these tenants. When it came time to get into my house, since the tenant re-keyed it without my permission; Sherry and Kurt would not do their job for an emergency inspection.

I have asked numerous times to be refunded for all of their management fees that they charged me since they did not do their due diligence and they are refusing to pay me back. I am lucky if they even reply to my emails or phone calls. This company is a fraud! Do not use them!

How this company is even in business I dont understand. The other reviews are spot on, however one turnover cost us $13000 in damages. Good luck getting called back, it was like we were harassing them, are we not the customer? This company is a joke. Run away.

This company is horrible! The front desk receptionists have NO manners. Brandon was my go to guy and in charge of my unit and it was IMPOSSIBLE to get anything fixed. I moved into a town home with no screens, broken glass, broken cabinets and CAT HAIR AND URINE INFESTED carpets. As soon as our year was up we moved out and got jipped my almost $900 deposit. Worst experience ever and I do not recommend ANYONE to rent from this horrible company.

If you would like your security deposit back after you move out do not rent from Apartment Hunters because they will keep. We were not giving a proper walk thougth at move out and was told Im sure everything is fine. Shame on me. We were not givin a itemized bill a so called repairs that they said they did. I was told they painted three bedrooms when in fact I repainted them with a high quality white that was matched to the rest off the house. Basically they are charging me for something they didnt do. Just beware and plan on not getting your deposit back.

In May of 2011, I drove across country to Phoenix, AZ into a supposedly "move in" ready apartment managed by Apartment Hunters. As I drove, I called and emailed the leasing agent repeatedly but received zero response. Upon arrival, I discovered the stove was busted, as was the fridge (smelling horrifically of mold), the floors and walls were filthy, the garbage disposal didn't work, the master shower couldn't run, and there was NO HOT WATER in the entire unit.

But still no reply from the agent. Over the course of my tenancy, I discovered the security system they used as a selling point was utterly useless, that cable and internet could not be run into the spare bedroom (there goes the home office I rented it for!), and outlets and lights regularly shorted out (leading to serious fire safety concerns). Upon the termination of my lease, I requested in writing to be invited to the exit inspection, per my rights under Arizona statute, only to be thoroughly ignored.

So too they have ignored my continued requests for information and detail regarding the refund (or rather the lack thereof) of my security deposit. Based on the below review by Ron H. I will be contacting the homeowners in Minnesota to inform them of the disrepair and neglect of their property by the management of Apartment Hunters. Apartment Hunters' practices are, if not outright unethical and illegal, certainly suspect and deceptive.

They have been managing my brand new Phoenix area single family home rental for 6 years. Their service started to degrade significantly over time. They started to rent to shady tenants, and started to do repairs I didn't approve. Finally they started ordering repairs with big invoices they paid out of the rent they collect, all without my authorization.

When I saw the $514 missing from my rent check because they paid that to their vendor to fix shower leak and change oven door hinge, i lost it and started asking them for justification and refund of money they took. Property manager literally ignored my emails. I sent my email to Kurt the owner of company, and he didn't reply either. I was appalled.

Lack of service is one thing but to steal money from the trust money they keep from the rents, was totally unacceptable. I had $1000 they were holding as min balance of the account. I asked them to drop that to 250 and release the rest to me. They said yes but didn't do it. Meanwhile tenant left. They quickly spend that $1000 on expenses not authorized by me.

I had it with them, so I called them to cancel the account and refund my money left in the account which should be close to $1000. They said ok but send no money. Finally today I get a hold of someone and said where is the cash and why they are they not sending it. They said there is $29 left in my account! I truly feel these guys are highway robbers or turned into one in this economy.

They literally have robbed me of over $1500 and i feel I can't do anything about it. I'm an out of state rental owner. And put my trust in their hand with my property and money. Do not make the mistake I made.
