STAY AWAY. Don't just take my word for it, read the other reviews too. Don't expect to get any deposit back. I've lived in 10 places over the last 4 years and DJW is the scummiest most dishonest property management I've ever seen. Trust the reviews you read here. See our experience below. Upfront DJW comes off friendly and responsive until they lock you in a lease.
Then they stop caring. They weren't going to let us see the property before moving in (a violation of their terms) because we had to "sign the lease within 72 hours" or forfeit our spot on the waiting list. As a tenant, they don't get service repairs out, they don't listen when you say your AC isn't working, and they will even hang up on you abruptly if you confront them about it.
When moving out, my wife and I hired our own carpet cleaners (don't, they'll still charge you the "standard" fee), hired professional cleaners, filled any small nail holes and painted with the approved matched paint, and spent hours manicuring the lawn which always looks terrible because DJW won't fix the sprinklers. All in all, we spent 6 hours of our own time and 4 hours of professional cleaners and they still charged us nearly over $800 for various charges. See pictures below for the charges.

Owners-- please read this review of my experience working with DJW over the past 3 years. It highlights the onerous nature of their contract, poor business practices, and "hostage" style of partnership. Feel free to reply if you have any direct questions or are considering a partnership with them-- I promise, it's not worth it. 1) In order to terminate the agreement, you must give a 90 day notice prior to anniversary renewal date otherwise you're on the hook for projected rent for the next 12 months.
After speaking with 8 other companies in the Boise area, DJW is the only one with this strict of a policy. 2) During a recent tenant move out, there were a few tenant repairs that they initially charged me for, then reimbursed me from the tenant's security deposit, claimed it as income on my 1099, and then added their 8% management fee on top of it.
This not only contradicts their brochure which advertises they collect 8% of collected rent, it's an incredibly backwards method of accounting aimed to extort money from the owner. Again, other management companies laughed at this and said they would never operate in that manner. 3) During tenant screenings, they would only process one application at a time, so if multiple parties submitted apps, instead of running all of them and choosing the most qualified tenant, they would only give me the choice of one. 4) Company manager, Amanda, will not return phone calls and only communicates via email.
Both Amanda, the manager, and her team have openly stated this will be her only method of communication. 5) They are supposed to share repair invoices directly from the contractor and impose no markup. They have provided some invoices from "Action Maintenance" that appear self generated: they have no company address or contact information and the amounts seem egregious for the service.
When I requested the company's contact info, they said they will not share it with me. This is a huge red flag and a breach in their agreement. I hope my experience prevents other owners from incurring the same level of frustration. I've spoken with a lot of great companies over the past month, one of whom I'll be switching to, and encourage owners to do the same. These are our homes and we shouldn't feel hostage to management companies that we hire to support us.

Very affordable apartments compared to anywhere I found in Boise. When I moved to Boise a year ago, the management company was very supportive and accommodating. I was blessed to get a remodeled unit, and it has served me well for a year. Another important point is the property is very clean and maintained and the neighbors have been responsible and quiet in the evenings and night time.

We moved into our house site unseen because the rental market was so competitive. We quickly found out the pictures online were very old and incredibly deceiving. Aside from the house being in worse quality than expected, they actually cleanliness of the property was a disaster. The floors inside the home we left dirty and trash was left in the yard. DJW were quick to get people to come fix the mess, but clearly had no knowledge of the property they were renting to us.
During our year on the property we had numbers of issues finding half of the blinds didn't work, screens were ripped or missing, sinks were clogged from prior pet hair and rooms unusable from prior pets. At the end of our lease they then proceeded to charge us over $450 for cleaning and repairs. We returned the house in the same condition we were given it with the exception that we actually cleaned the inside of the house (so arguably in better condition).
When I inquired originally about the security deposit, our contact with DJW who we had used all year proceeded to tell me that she knew nothing and could not even give me the contact information of who I should speak with. I know the rental market is tight right now, but I would avoid DJW. I attached some of the pictures I took of the house when we were given the keys to move in.
I hope you do not make the same mistake that we did. Response: I first off would like to let everyone know that they responded here publicly to try and defend themselves, but have not responded to me personally about my complaints and questions. Secondly, we were "given the opportunity to inspect the premise prior to signing the lease, " with the exception that the home was still occupied and even if we would have inspected the property, we would have still assumed the home would be cleaned and property cleared of trash (seems like a reasonable assumption for a "professional" property management).
They have also stated that charges to the security deposit were made in accordance to state law but don't let this fool you, they still have not answered any of my questions on the specifics of these charges. They have stopped responding to my questions and have pushed me away. I'm sure they will respond back here to again try and make themselves appear honest and cooperative, but know that I have sent follow up emails explaining I am still waiting for a response and have yet to hear back. They are just not worth your time.

This is our first time going through DJW and I could not be more happy that we came across this managment group, quick and responsive office and extremely thankful for Kimmi she had made sure that we got into our place in the time frame we needed to be. This has to be the shadiest company I have ever dealt with. They will not talk to you on the phone. We get the keys and so Many things that have not been addressed with the house. In previous reviews the owner responds and says they do a full inspection. When I complained on our move in day, they responded stating that they are not home inspectors.
We got locked out on our move in day and had to spend the night in a hotel which they will not reimburse me for. They lease was so vague and worded for use as an Apartment lease. I have numerous text messages from there leasing agent telling me to sign the lease and she will get addendums drawn up to make changes. This never happened, as I advised the leasing agent that I have 3 vehicles, a utility trailer and a Golf cart which was supposed to be added into the lease.
After being fined $100 dollars they finally give me written approval for my trailer. We rented a 3 car garage and I can only have 2 vehicles which they will not make an adjust for my work truck. I have offered several times for them to make it right bit they will unfortunately waste more of my time while I take them to court. There leasing agent Kimmi was persistent in texting me everything which is a good thing as I saved all text messages.
I was willing to let the hotel cost go but not letting me have my company vehicle at my home is unacceptable. I was able to track down the owners of the home so I will be in contact. I find it hard to believe a homeowner would be this ignorant and shady if they new what company was representing them. I wish to god I would have reviewed these on yelp before I took their word. Do not believe a work Kimmi tells you.

I am pregnant. My neighbors smoke in there apartments because djw allows them too. Asked them how to break the lease or if they had another apartment for me. I have had ant problems, this smoking issue, and everytime I call they're HORRIBLE PEOPLE. Do not let this property management company take care of your rentals. They are slum lords. It is so freaking disgusting.
I have never hated people so much in my life and reading all these other horrible comments about them really backs up my claim. Horrible horrible people. Karma will come around.

Trash property management company. Owner is a crook. If you leave the rental in better condition they will charge you for fake repairs from fake companies they own or are no longer in business. anyone else having issues should sue this place. It wouldn't be hard. Considering most people have the same issues. home owners pick a different company to manage your investment property because if this place is extorting its tenants I can only imagine the theft they are committing against the homeowners. DONT RENT FROM THIS COMPANY.

I am a good tenant and always pay on time but when I call the office everyone is so rude once they have you in one of their units. I called today to find out about any upcoming rent increases so I know if I can afford to stay or if I need to give a 60 day notice. I don't want to leave but cannot afford a huge increase. I was given an attitude by the person on the phone.
She tells me I have to give my notice by 8/1. I told her I understand and that was why I was calling. She said we will get to it when we can since we have hundreds of rentals. I am sorry but isn't that your job as property management? Every time I have reached out (like 2-3 in a year for minor questions) they are rude. Yet they are full of rules, demands and fees. If you are a property owner. I recommend a different Property Management company and if a renter look elsewhere for a more friendly company.

This is the worst property management company in Idaho. DO NOT source them to manage your property and DO NOT rent from a property managed by them. During our 1 year tenancy, we came to find out that DJW was pitting us against the owner of the home. Anytime we had an issue, DJW would tell the homeowner we were awful tenants (completely untrue - rent paid 100% on-time, pristine care of the rental home, etc).
They would tell us the homeowner was non-responsive and a generally awful client. Because the homeowner lives out of state, DJW did not anticipate a connection being made between us. When we compared notes, it became evident that DJW was attempting to extort both parties for the purpose of increased top line revenue, profit margin, and financial gain.
Active litigation is being instituted by both parties against DJW. Again, if you rent from this company, expect that they will: 1. Refuse to communicate with you via phone. They will tell you 100% of correspondence MUST be done in writing. 2. The written correspondence will be SOLELY in the form of DJW quoting excerpts from your lease, with no context or willingness to explain. 3.
They will attempt to withhold 100% of your security deposit (no matter how well documented you are on the move-in / move-out sheet - we had video and they still advised the owner that we trashed the property and encouraged them to allow a withhold of our deposit). We ended up receiving 100% of it, as we thankfully had the direct connection to the owner of the home.
You are absolutely making a mistake by allowing DJW Property Management to represent your home or by renting from a property they manage. You WILL be extorted for the purpose of financial gain.

I have been renting 8830 W Pine Valley Lane. Upon move in the property had cat urine smell. DjW refused to clean it or replace the carpet. Maintenance has missed 5 appointments. DJW charged me for their maintenance man having no access because he came a day after scheduled. I have requested a new screen door, the replacement door is stuck, Maintenance was notified. DJW never sent them back out to fix it. Washer broke, DJW replaced it. Dryer currently broken. Walls and hard wood floors are heavily scratched and damaged, carpet is heavily stained and smells of urine. DJW charged me a late fee on my electric utility which I do not even pay to them, I pay Idaho Power. (DJW gave No explanation) While I was out of town for work, DJW entered and showed the property twice, I am now missing $100 and don't know what else was compromised.
They never contacted me, I found out when i got home with two notices on my door. That is so funny that they say they are sympathetic during this time, please their other reviews and mine was not about the rent it was about the money you kept and the cleaning charge that was extremely outrageous. When I called your office to discuss it with someone I was told to submit it in writing and was hung up on. That is not stellar customer service whatsoever.
My house payment is less than my rent and my house is much bigger and on a golf course. You people are a ripoff but as long as people need to rent you can continue to rip everyone off.

We've really enjoyed our home and have for the most part received prompt assistance with any maintenance issues. Debby has always been friendly and helpful! I understand property management is not an easy business to be in and it's impossible to make everyone happy. We have not been thrilled with the amount our rent has increased annually as it has felt a bit steep.
The staff at DJW have always been friendly and helpful and even when they haven't necessarily resolved an issue I've had the way I would have liked, I understand that their hands are tied with what they can and can't do with many of these issues. Many tenants will never take accountability for their part in things and always expect someone to solve their issues exactly how they would like. Overall, I have felt the team at DJW has worked hard to help us when we've had issues and have allowed us to make this our home for the past 2.5 years.
For that, I am truly grateful. Is it perfect? No, but nothing is and that expectation would be unreasonable. We're happy with DJW and have also had many pleasant experiences with the various maintenance people who have been abundantly friendly. Many thanks to Debby and the rest of the team at DJW!

You were not forthright from the begining, you would not answer questions, kimmi(djw employee ) knew we would be occupying once the lease was up, you took pet deposit, you charged tenant ridiculous amounts of fees, old owner told you to turn fees over several times we were all on the emails, no one ever met tenants to initially view property, tenant was not given mail box key or garage door opener for a month after moving in, Amanda was incredibly rude and non transparent.
They never even got the initial move in inspection docs from tenants which does not protect homeowners! The old owner emailed you a bunch of times frustrated with your vauge responses. You and your company are clearly not reputable based on these reviews and an entire facebook page devoted to unsuspecting victims, you hide behind your keyboard instead of addressing the real issues at hand.
I suggest that you take some of the time you waste on yelp making excuses for your companies poor conduct on here to adjust your ethical responsibilities to people who are actually paying you for a service.

I hired this company a coupe years ago and without a doubt they are the worst in Idaho! Plenty of good ones out there if you have rental properties. Look at their reviews, tenants and owners a like very unhappy. (Kind of sounds other reviews?) First of all, you can only reach this place by email. There is no office, just a UPS store p.o. box. We were never given the option to rent month by month to house hunt, but we could cancel and pay an extra $500. At the start of this years lease they wanted to up our rent another $100, like they do every year, but this year add another $100 for "admin fees".
Now we've moved and instead of getting my deposit back, they want to charge me for repairs that needed to be done before we moved in and a garage door opener we never received. I'm paying for repairs that aren't even mine! This company will gouge you for everything it can. Looking at the other reviews on here, I'm glad it wasn't just me, this company is the worst. I'm just glad it's over with.

I would love to hear your experience renting from this company. I'm amazed at how they can be so low. From the actual business to the people that work for this company. You must first check the facts before posting your opinion of the job of the Omsbudsman. I think they will be interested to know why DJW has so many negative reviews, enough to investigate your ethics of duties. Does a 300.00 carpet cleaning, mean you get the best, or is 150.00 carpet cleaning, just as good? Why wouldnt you get the 150.00 cleaning?

OWNERS & TENANTS BEWARE! They don't take responsibility for the tenants they place in the properties they manage. The fact that a Victims of DJW Property Management Facebook page exists says it all. My perception of their business conduct based on having the misfortune of buying a home next to one of their rentals is that they are total slumlords.
The owner appears to have plenty of time to respond to negative reviews, but when I asked to speak to someone regarding some serious problems I was told to send an email to their generic info email. That was my consumer experience with them and that's what this forum is for. I would suggest that they start handling problems and issues as opposed to ignoring them and then having to defend their actions in reviews where victims of DJW have no other option.
If you want my review deleted, then please use moral and ethical business practices and call me to discuss my problems with the property you've been entrusted with taking care of and let's resolve them as any ethical business owner would do. By the way, they bribe new tenants to leave 5-star reviews with $25.

I would suggest that they start handling problems and issues as opposed to ignoring them and then having to defend their actions in reviews where victims of DJW have no other option.
If you want my review deleted, then please use moral and ethical business practices and call me to discuss my problems with the property you've been entrusted with taking care of and let's resolve them as any ethical business owner would do. By the way, they bribe new tenants to leave 5-star reviews with $25.

Only because no stars is not an option. Don't rent from these guys, they are the worst Property Management company ever! They are incredibly unresponsive to any issues a renter has. They took over the management of a place I lived in with my kids as roommates, after I moved out, and were horrible when it came to fixing anything. They told the kids that they were responsible for watering the lawn and keeping it litter free.
They lived in a 4-Plex! That is just one of several issues. Again, do not rent from these guys. Oh! And there is a FB page that has been created for "Victims of DJW", what does that tell you? When you Google this management company, you will also see lots of bad reviews. Do your homework and save yourself some grief and just keep looking if you see a place they manage.

We have been living at a DJW professionally managed location for almost two years. Our experience has been nothing short of amazing. From our initial home viewing to our current living situation they have been honest, up front, timely and handled any challenges quickly. Anytime that we call we are able to speak with someone immedialty and they always follow thru with their word. Thank you DJW for being a reliable and professional based company.

Run! Don't walk away from this place. They have no office you can visit and conduct business from a mailbox at UPS/Fedex Store. They are completely without professionalism, empathy, and basic business skills. They run a mean con game. Take your money and your family to one of other the MANY reputable property management companies in the city.

Oh how I wish there was an option for negative 10 stars! As a homeowner I was constantly frustrated with the unprofessionalism at DJW. Firstly, they don't do regular home inspections to make sure everything is as it should be. The house was rented to a lady with a small child. Any additional adult tenants should have been on the lease. I discovered there were 3 other adults living there not on the lease.
One of them was her drug selling boyfriend. I say this since neighbors reported constant traffic of people stopping by the house for a few minutes and leaving at all hours. Also it was a no pets house and there was a large pitbull living there. He was so neglected that he heaved his body at the fence day and night trying to escape. Poor lonely dog! Ruined my fence in several places and woke the neighbors.
The tenants contacted me about a severe leak in the bathroom that DJW was not taking care of. It ended up rotting out the entire bathroom floor since the water leaked for so long. There was also extensive mold damage. This could have been prevented if DJW did their job and got things fixed quickly. They also took ages to get a broken door knob replaced.
They charged me over $200 to replace a door knob and then never got a key to me! I tried to schedule an appointment to pick one up but they said they did not want me coming by their office. Weird! There was a lot of drama between the tenants, DJW and me. I had to evict due to non-payment of rent. The crazy boyfriend punched holes in every interior door in his insane rage at being evicted. It cost me $1,200 to replace them. If DJW had done their checking of the house we could have had him out sooner and possibly saved the damage and drama.
