Del and Chris Chapman moved to Boise, Idaho from the Seattle area in 1985 and became real estate agents with Metropolitan Real Estate. The Chapman's soon moved into the property management profession and spent these early years developing their skills and knowledge, eventually bringing on board their son, Patrick "PJ" Chapman who has since devoted the last decade to the company developing his expertise in the business of managing people and property.

This property management are not professional they don't return calls, along with never answering the phone, they like to try and charge rent that has already been paid and they are crooks and they will rob you blind if you let them DO NOT RENT FROM THESE UNPROFESSIONAL CROOKS. Chapman Properties took our property over during a bad situation created by a terrible property manager. PJ and company helped navigate us through that mess and make arrangements with our current tenants that we have had for over eight years. I have been using Chapman for my rentals in Idaho for the past 2 years. I am an out of state investor and they manage my all of properties for me. I couldn't be happier with the service I've received over the years. I am not the easiest person to deal with(ask my wife) and they are always willing to take on my demands and solve any problems I may have in a timely manner. I would recommend them to anyone looking for a property manager in the Boise area.

Chapman have been managing my properties for over ten years now. I am happy with their service. PJ have been easy to work with. He is friendly, professional and good at what his doing. If you choose to rent from this company keep ALL records and correspondence. Document everything and get a lawyer for your move out date. My husband and I moved out in November 2020. We're still waiting for a response from our letter disputing charges for renovations the property manager made after we vacated the residence. We were charged for smoke alarm installation and bathroom towel rack/bar installation.
All of which were present during our last walkthrough upon vacating the property and are listed on the move-in checklist. Chapman also tried charging us for installation of a CO2 detector which was never present during our three year residency. At this point I'm not sure if PJ is colluding with the cleaning company or just a terrible person. This company does not respond to emails or phone calls; we moved out of state and have never had an issue getting our deposit back before. Certified mail correspondence has not resolved the issue either. Our next resolution is to seek litigation.

I have nothing but good things to say about Chapman. They are attentive and treat us fairly. They address our issues quickly and resolve just as quickly. We've never rented from a property management company so we were a little apprehensive going in but feel they are better than dealing with owners who rent directly. So far so good - thanks Chapman.

Let me be 100% clear. I was NOT a renter. I hired this company to manage my property in the Pine Tree Village Subdivision. My entire experience was a nightmare. The owner is disgraceful, unprofessional and rude. As a business owner doing business with another business owner, I had very standard and fair expectations. Mr. Chapman (the son) failed every step of the way.
I was living out of state at the time, and basic communication regarding my property was necessary due to the fact I decided to list and sell the residence. Many inquires as to the status of my property took weeks (if I was responded to at all). When I tried to escalated the communication issues and lack of performance, I was met with volatility and threats.
My attempts to pursue legal action against this company due to breach of contract did not proceed because he has many Boise lawyers on retainer. If you are a homeowner looking for a reputable property management company, if you expect basic professionalism and service, if you expect a decent honest experience. Take your business elsewhere. In my opinion the current owner leads with his ego first, and doesn't truly care about the needs of his clients (the property managers) beyond collecting his percentage of the rent. A truly regrettable experience that ended up costing me money, instead of making it.
