I am a new resident here at Vista Heights and so far my experience has been excellent. Vanessa (the property manager) has been nothing but kind and helpful. She has gone above and beyond to make the process easy and enjoyable. The apartments are very clean and well maintained. Erik (the maintenance man) is very nice and responsive to any problems you might have. I highly recommend this apartment complex.

I was moving back to oakhurst from Florida so I was in contact with Vanessa (the apartments manager) who was a pleasure to deal with. She is very polite, responsive, and professional. I was approved for an apt, put down a deposit and was so ready to move in! Unfortunately me getting covid put a hold on my move in date and then my aunts health declining canceled the move in completely.

I was so thankful for Vanessa and San mar properties to be so empathetic and understanding by giving me back my deposit. I will definitely keep them in the mind for the future.

I've been living at Vista Heights for 4 years now and it just gets better and better! Our new manager, Vanessa, is doing such a great job running this property. She's super sweet and professional. I'm glad to have such great people taking care of my home. Our maintenance man, Erik, does a wonderful job as well. They are knowledgeable and extremely helpful.

I feel lucky to be here. I'd 10/10 recommend these apartments to anyone looking for a nice place to live. Everything is kept so clean and nice, weekly yard maintenance, they go above and beyond to make sure tenants are doing well and living comfortably. Thanks San Mar for hiring such amazing staff!

I'm writing this review for my mother Linda Carter. I have been a resident at Vista Heights for 22 years. Over the years I have witnessed several managers. Some really strict and others, not so much. In the short time that Vanessa has been our manager, she has gotten a lot accomplished. If I have a problem, she is quick to fix it! I am VERY excited to see what else she has planned for us here at vista heights! I would also like to give a big shout out to our maintenance guy Eric. He is absolutely amazing! We are very lucky to have him!

Hi, I'm a resident here at your Oakhurst properties and your new management, Vanessa Cooper is making a great difference already. She is kind and is constantly making sure everything looks good on the property and the tenants are good. She's very respectful and it's good to see her doing her job. Absolutely love this new change.

San Mar deserves more than ten stars for the service it provides. We had family members running our complex and they were stealing us blind, both in terms of what they were charging us and with the way they would buy things for the apartments but then somehow those parts would wind up on their construction projects. We needed a lot of help and fast.

I interviewed six property management companies, and San Mar was the outstanding candidate both in terms of professionalism and just the feeling that we could work with and rely on the staff. Marc assigned Angel to our account, and she led their team in getting everything sorted out in short order. No more useless inventory. No more "missing" inventory.

No more questions about the bookkeeping or what our financial position was at any given point. From the month San Mar took over, the owner share went up, with no increase in rents. After a couple of months, San Mar had the complex ship-shape and running smoothly. Soon, we had our reserves up to where they should have been all along. San Mar also does a great job on the turns and the maintenance, and they monitor the rental market to make certain that we are at the correct price point.

Some of the other owners tried to micro-manage them at first, but San Mar wouldn't be pushed around, and it soon became apparent that unwanted interventions by an owner weren't helping matters at all. San Mar has consistently improved our client base, and our vacancies are typically zero (no doubt in part because San Mar maintains a waiting list of interested renters).

The bottom line is that the owners are making more than they ever imagined under the "family" plan, San Mar handles just about everything (including things we never would have thought of), and everybody's happy. Guess who's the hero for recommending them in the first place? It doesn't get any better than that.

I've worked for San Mar Properties Inc. for 4 years now and have nothing but good things to say. They have always been family oriented and understanding. They truly want there employees to succeed. I enrolled in the company 401(k) as soon as I was eligible. I decided to go back to school after 2 years of working for San Mar. I was able to use the money I had saved in my 401(k) to pay for all of my schooling. San Mar also was flexible with my school schedule and allotted any time off I needed for class and even time to prep for tests. San Mar is a great employer and property management company.

My sister was looking for house for rent in the Fresno Area. Rosemary was super helpful, she went out of her way to make sure she was taken care of, we didn't have to do all the footwork to finding the perfect place! The staff here is amazing!

Racist folks here. There are better managing companies I have rented from. Do your research and don't rent from a racist company.

My family owns a few rental houses and I think we were all really dreading the idea of managing them ourselves, again. I sure was glad to have found San Mar Properties. We were in serious need of "asset stabilization." Equally important was finding a communicative and ethical property manager who we could entrust with the care of our properties and tenants, and the competence to do so without bankrupting us all.

We dropped quite the project on Lisa and crossed our fingers. We called her, a lot. She took our calls, answered our questions, and told us what she needed. It was refreshing. More than a year later, I am pleased to report that we are completely comfortable with San Mar's staff and very impressed by what they have been able to accomplish already. Lisa goes above and beyond. She is pleasant, patient, professional, and very good at her job. She will actually "Manage to make (us) money." Thank you Lisa!

I have been using Sanmar for 12+ years as a property management company. Management fee is decent and reasonable. Lisa is a very responsible & knowledgeable property manager.

I have had really good luck with San Mar. They have been very responsive to maintenance needs. They have also been pretty fair with financial issues. Since the market stayed steady, they didn't raise my rent this year. I appreciated that immensely!

SAN MAR is a wonderful company to work for. I couldn't have asked for a more supportive corporate team. If your looking for a high quality rental or a top notch business to work for then this is the place.

Fine until you move out. Crooks is an understatement. Left place in better condition than the owner left it who was a hoarder. Got $495 out of $1795 deposit back. $500 to clean carpets? $350 to replant stuff? I put thousands over last 4 plus years in landscaping. WTF? Nickle and dime petty shit, complete joke. Put a week of cleaning and upgrading stuff in this place only for this? Guess they needed to make this months rent. Wish we wouldn't have wasted our time cleaning and so glad to be gone.

I suppose I'm from the opposite side of the equation, but I am a property owner who has entrusted two of his properties to SanMar. They have done an absolutely amazing job of stabilizing the assets, keeping costs down and keeping the units rented. We manage our own properties in another city and have been blown away with how well they run their team down in Fresno.

I second the above mentioned post. I dont do negative reviews, but felt like this was well deserved. 2 months ago my mother was diagnosed with metastatic breast cancer, spread to her organs. She was given 2 months to live. I promptly moved her out and to my home out of town. I let the apartment complex know she was 1) terminally ill, provided progress note from her oncologist stating she needs around the clock care and to be moved out of her apartment on her own, to my home, with 100% care needed as she could not walk, eat on her own or leave the bed, and 2) that she was on hospice care with 2-8weeks to live.

I spoke with the complex manager, who, of course "cant do anything about the rules" referred me on up the chain to the corporate office. Sounds really professional, right? Wrong, after reviewing the documentation they let me know there was "nothing that can be done" about breaking her lease. I was forced to pay 2mo rent to break her lease. If you are military, you are able to leave, or if you die, you don't have to pay a lease break fee. However, if you are going to die in a matter of weeks/months, they want your money.

My mother did pass just a week ago, within the "2-8 weeks to live" timeframe. Just the other day I got a bill from them in the mail that my mom owed $300+ for cleaning fees. Pfft. Completely money hungry, business-minded people there. Absolutely no hearts. I am sure you are fine living in one of their fine establishments if you are not needing to get out of a lease or need a human, helping hand with anything. *SMH*

I'm really disappointed in this property management company. They are so unprofessional and have no clue what's going on with their tenants. I rarely write reviews but this is a must. The negative reviews are right! If you are looking for a place to rent please save yourself from the headache and go somewhere else. I put down a $1600 deposit and lived in the house for 11 months and they made up so many "things that needed to be fixed" to the property I ended up with only a $400 deposit return.

Not to mention the women there at the office are rude and their maintenance men are idiots. They claimed I changed the locks on the home and didn't notify them but the idiots didn't know how to unlock and open a door. I think what most upsets me is I put so much care and even upgraded that home and they turn around and have the nerve to rip me and my family off. What a bunch of shady and miserable people.

I had a bad experience moving out with management for the apartment and had a bad experience with San Mar Properties. Be careful with charges they say you owe and be careful who you talk to as some don't know more than others.
