I am a new tenant at Highland Ridge and have been here less than a month. I moved all the way here from the East coast thinking my experience here would be worthwhile but its been the total opposite, a complete nightmare. I have already had to reach out to corporate within my first 3 days here. While an attempt is just being made to fix property issues, this place is in serious disrepair and needs lots of work.
I have had nothing but problems since l moved in and things seem to only be getting worse.l had a lot of problems on my move in day far to much to try and detail here. The apartments are old and constructed with wood, siding is missing and bugs are eating into the wood. To spite having an exterminator come in l am dealing with ants in the kitchen and windows and possibly termites.
There are so many nooks and crannies open around windows and doors of the apartment that l'm concerned about what species l might encounter next. On top of that it's very difficult to reach anyone in the office to report maintenance issues and voice mail messages and emails are not responded to. Another thing that bothers me is the fact the property manager sends out all of these notices on the property website and to tenants emails reminding us about paying rent every month for several days as if were children.
Everyone is grown and knows when rent is due. I feel that she should put all of that energy into more important things that need to be handled on the property. I was definitely misled and sold a dream about moving here but l will not be renewing my lease and would not reccommend that anyone move here. Renters beware!

Hello I'm a resident at the St. Elizabeth residents in Washington D.C. I have had enough of this building. I have been here for a year now and I must say that when I first moved in the property was nice. Now I can see that this property will hit rock bottom if we don't get better management/ leasing in the building. I have made serveral complaint in reference to smoking in the building, trash being on the floor and today was the draw.
I'm not understanding why our grounds over at the St. Elizabeth was not pre treated before the snow arrived. Not only was it not pre treated but no one came to shovel the snow off the steps nor the walk ways. One of the resident did take his time to shovel the steps. I finally saw the maintenance man at 5:30pm to do the walk way but did half job. The walk way was not completed.
It's like when you address the issues you do get a push back where you can tell by the staff voice that they are agitated by you. I don't understand how can u be agitated when I bring a problem to you that need to be taking care of. No one shouldn't feel like they can't go to the leasing office to address issue and get it fix without feeling like there going to get in trouble like we are kids.
I just want the issues to get fix so we can have a nice community and if the property management can't handle it then maybe it's time that someone needs to step in and do the job.

I would give you a 4.5, as no place is perfect. But, so far, living here has been a very good experience. My only issue is how far my mailbox is from my apartment. I don't drive, and I slipped and fell going down to the mailbox due to the snow and slush in the driveway areas. Otherwise, everything is fine.

I've been here for almost 2 months and I love my place. The staff are professional and friendly and handle resident request in a timely manner. The only negative I have is the fact that you can hear your noisy neighbors walking above you, slamming doors and dragging whatever( bar stools, chairs etc.) across the floor. Either people are just not respectful or they don't know how loud they are. Why can't apartment buildings be made sound proof or at least use noise blocking insulation.

Really do not understand why the dumpster is a quarter of a mile from my building and also my down Stairs Neighbor must have the worlds largest sound bar while playing his 11-year-old games. The girls in the office are incredible and the service team is top-notch. I would love to Give a five star review but it is the small things. I would highly recommend this place to live.

Overall my experience has been good. The concerns that I do have been: Some notices say see attached and there is no attachment. Increase in garage rent of 25%. That seems excessive to me. Many of us are on fixed incomes and along with the rent increase puts a squeeze on us. Suggestion: Senior discount or some incentive for how long we have been a tenant.

In general the property is fine. The location is great and the management team is friendly. The apartment is good enough. Parking is secure now that they have taken steps to tow non resident cars from our parking area. BUT.the sewer water has a terrible smell. After we come home from a few days away, we have to open all our water taps to get rid of the stink.
I would NEVER drink the tap water. I had their handyman over see the installation of a new smart thermostat while i was out of town. It was installed incorrectly and the heat was turned up as high as it would go. By the time i returned 2 weeks later, it was over 100 degrees in my apartment. So hot candles and anything with glue or adhesive melted.
I had to find some where else to stay for 2 days while they cooled my place down. But the worst 8s the noise. There is no attempt to sound proof from upstairs neighbors or street noises. The constant train noise and very loud traffic is really bad. The developer should have put in soundproofing as is done in most city apartment buildings.

Great community with a lot of unique amenities. Front office and maintenance are all super responsive and helpful as well. The lack of on-site security is one of the largest concern I have about The Yards and if I will renew my incoming lease. We have had too many car break-ins to count and most recently had someone steal a big screen TV off the lobby wall (that has yet to be replaced).
Something needs to be done about this and the office has taken a pretty laissez faire approach to handling - essentially passing the buck to the city. The amount we pay to leave here is more than enough to cover the cost of security and resident safety. Additionally I continue to have maintenance issues with the plumbing in my apartment. Water pressure and water heat are a monthly occurrence now. Again, another reason I will explore other rentals in the KC area. I hope this feedback to considered by the appropriate decision makers at F&C.
