My clients applied for a rental with this management company. We waited a full 5 days for their stated time to process the applications (even though most companies get this done in a day or two). And then we don't hear anything at all after 8 days and really never heard anythingback. She got tired of waiting and just wants her deposit check back. The tenants just want to know if they need to apply for another home or not.
I think it is inconsiderate and bad business to not even reply to an applicant at all. While I am frustrated with the absolute lack of communication, I also feel like we dodged a bullet by not renting a home with them if this is how they treat people. Follow up to thier response. I am not upset at all about the apps being declined, that happens frequently with buyers and tenants in this market.

Have lived in my home for 6 months and have had 30 days total where I cannot use my bathroom/ shower/ dishwater due to plumbing issues and a broken water heater. Currently, I am on day 18 without hot water. David and his team are extremely slow to respond and will not give me updates. I have called numerous times and still do not have an ETA on when they can fix my hot water. Do not use this property management company.

There was a time I did not appreciate property managers when I was a tenant. It actually took a bit of a learning experience to understand as now I am a property owner and landlord. Ambassador staffing try to work with tenants and owners and seem to be put in the middle it seems. I am not easy to work with apparently, but the staff has been nice enough to help me understand that my demands don't always meet the objective.
They have been nice when I haven't though. All in all I have another property that I have bought and they now manage. I know that there service is best for me and I have seen the results. If I had chosen to do it on my own I am sure I would have gone wrong somewhere!

My home was drastically effected by the recent winter storms. We were without electricity for 3 days, without water for 2 days, and had a couple of burst pipes in the garage that caused us to be without hot water. I have a small child and had visitors at the time that could not leave. Ambassador Property and their staff took great care of us. They checked in on us even though there was nothing they could do.
All repairs have since been made, but we were put in a hotel at the time in order to get it done. The hotel was cramped, but the landlord and Ambassador sent dinner at least one night. We have been renting from the landlord and Ambassador for about 5 years now. They have never failed us and have made the best of every situation we have come across. We can not afford to buy a home at this time, but to know we are taken care of when things arise is reassuring! Thank you guys.

Most of my life I have been a homeowner. I left an abusive relationship to move out on my own. I had to rent because I was not divorced and just needed my own place. The property was in New Braunfels. No one could be bothered to drive to New Braunfels to show me the property. They gave me the key box code. No electricity on when I showed myself the property.
Should have been a warning. I moved in three weeks later after being forced to drive to Round Rock to deliver my deposits and first month's rent. On move in day, the grass (weeds) were knee high. I was shocked they did not mow. The broken mini blinds were not fixed. While living there I reported a leaking sink that was not repaired for 2.5 months and after three phone calls.
The fan in the guest bathroom was never fixed. To extend my lease month to month while my home was being built, I was asked to pay an additional $200/month. I needed a partial month extension the final month, they allowed that for a $100 fee. After moving out, it took SEVEN weeks for my security deposit to be returned. That took SIX phone calls, multiple emails, & threat of a lawsuit as allowed by the Texas Property Code.
Customer Service was unresponsive and never available to speak by phone. When I finally got my security deposit returned, they subtracted a $75 administrative fee. Ambassador Property will nickel and dime you for everything and could care less about your needs. RUN! Do not rent from them.

Updated 3/22/21:I find it hard to believe that a Google response was quicker to address than my request for calls (which have been documented) almost every 2 weeks. Your claim that I will not be without shelter is misleading as my accommodations have been at risk of ending every 2 weeks unless I remind y'all with this most recently happening this past Saturday.
Your response was "we can talk to the property owner about ending your lease". Your actions have been deliberate, retaliatory and harassing. As I stated before, I would like a teleconference with David Boswell, owner, and property owner for transparency and accountability as well as other requests. I have been the tenant of a residence managed by Ambassador Property Management since 9/5/2017.
Most recently, the residence required major repair after a kitchen sink/dishwasher clog and overflow. Repairs were delayed due to the current answering service used by Ambassador even in emergency situations, which is an answering service with message relayed to employees at a later time. Ambassador moved through the process of repair and informed me that I would be displaced for 3-4 weeks.
For clarity, repairs included removal of lower kitchen cabinets, removal of kitchen bar lower drywall, removal of wood floors in the living room, hallway and hallway linen closet, removal of baseboards in living room, hallway closet and primary bedroom, removal of primary bedroom carpet padding. Belongings from the primary bedroom, living room/office/linen closet and kitchen boxed and placed in primary bathroom and garage.
Kitchen items also included refrigerator, oven and dishwasher. As of today, 3/19/21, I have been displaced for 10 weeks with a no update regarding when repairs will resume at the home and I return home. Work at the home has not resumed since 1/19/21 (8 weeks). My current accommodations have been in jeopardy every two weeks as Ambassador has not proactively contacted the hotel until hours before checkout when I send a reminder email.
I am currently residing in a 1 bedroom, 2 bed hotel room with two teenaged boys. Both of whom participate in virtual school and I telework. I regularly ask for updates and I have been told that there were delays due to COVID, next there were issues with the insurance and finally delays due to the winter storm. Mind you, this repair started 1/8/21.
I made Ambassador aware of a safety concern of a broken window on 2/9/21. No follow-up has been provided. An Ambassador representative entered the resident on 2/11/21 without prior notification to turn my utilities on. This is in clear contradiction to my current lease. Entry was made by using the keybox that has been placed on the residence. This is also in clear contradiction to my current lease as the home is not being sold and I am not within the last 30 days of lease extension or renewal and I have requested its removal. Ambassador has continued to deprive me of the right to use the home and access to my belongings as the resident has been in a construction state since 1/19/21 and my belongings boxed up in the garage.
On 3/15/21, I formally requested to hold a teleconference with Ambassador Director and the property owner, which was ignored and denied. I have continued to pay my monthly rent as I am contractually obligated, but Ambassador has not followed through on their responsibilities under the Texas Property Code and the current rental lease agreement. I feel that I am being placed in a situation where I am being forced to terminate the current lease and am facing retaliation. Ambassador has placed the well-being of my family in jeopardy during this already uncertain time due to COVID.
Shelter is a basic human need, and this has been dehumanizing, emotionally and psychologically traumatizing. I am not sure if the property owner is aware of how his tenant is being treated and his paid property manager is mishandling his business. These people are incredible! During this pandemic event they are earning their money. They have been very welcoming of my continuous questions with my tenants and how to handle problems that have come up. The Director of the company gave me some advice on how to handle my business affairs that had nothing to do with their job description. They have been a great help to me and my tenants. I could have never done this alone. My whole opinion of what they do has changed.

Take close note of this date of this review! In the mix of 2020 I find myself providing a review to a hard working small business that like everyone else are facing challenges in their business. I have been a client for 7 years with Ambassador and have never appreciated what they do until just now. I never post reviews, but I think it is important given what our nation is going through.
My tenants fell behind in payments because of the COVID 19 situation and no work for income. I called desperately to Ambassador and wanted to know what was being done because I was laid off as well. You can understand that I was stressed out and needed answers FAST. While everyone was nice that I spoke to they seemed to be slow in responding to emails and phone calls.
I was not happy at first. However, after I spoke with a Director (David) he explained that they quickly had to move their operations to work from home and have had a lot of tenants and owners call at the same time about the same things. Knowing this now, David spent the next 45 minutes on the phone with ME explaining my options as a home owner. He explained to me in detail to call my mortgage company and what to say and what to expect.
He may have saved my credit score and kept me out of foreclosure. He also set up a payment plan with my tenants and sent their resumes out to businesses he knew where hiring! He did all this on the phone with me from his home while I could hear his children in the background! I don't have children, but I can imagine he and his staff are working with great stress from home and trying to be parents at the same time. I am GRATEFUL that he took the time to talk to me for so long and give me the advice I needed above and beyond what he needed to. It made the difference!

Super responsive to unique problems that arise during our lease. We are lucky to get back on track with rent with the help of communications to our landlord or owner of the property. Ambassador staff were sensitive to our situation and helped to communicate our need for a home by setting up arrangements for us to catch up on payments while undergoing a costly medical procedure.
Thank you to the staff and the owner for being so understanding and working with us when other companies may have thrown us out causing more problems. Our last property management company would NEVER have worked so hard! I hope their clients know what happens behind the curtain!

Please avoid doing business with Ambassador Property Mgmt as they are extremely unethical and untrustworthy. The are not willing to work with the investor if there is a problem, they are unwilling to provide outside documentation of work done, however collect fees for work that hasn't been done. Also have collected funds from vulnerable tenant for services not rendered.

DO NOT ever do business with them! Their way of doing business is highly UNETHICAL! They are shady, unreliable, untrustworthy, they should have their license revoked. If it is not "comfortable" for them to talk to you, they will just ignore you, not answer your phone calls or reply to emails.
