Services
The qualification standard for rental with Cedar Properties applies to all applicants. If you have any questions about our policies or about this information, please contact the Property Manager. Although we do not financially bind occupants who do not sign the lease and do not require a financial background of them, we do require a credit and eviction report of every occupant of the premises.
Cedar Properties operates with a "lease only" policy. This means that each person renting an apartment or house from Cedar Properties is always on a lease. We do not allow our leases to revert to month-to-month tenancies. Every year around February and March we send out our renewal package to touch base and see what your plans are.

Please go to ANY other leasing agency in Berkeley. This is the worst experience I've ever had signing with a rental company before. My boyfriend and I signed a lease for an apartment, and put $500 down to secure the lease. On 3/22, while realizing that the $3,000 they wanted in a few days wasn't possible, I asked the agent over text if we could have a payment plan.
The agent went on to text that as long as we had the money in by "5/31", we would be fine, which matched somewhat the payment plan submitted, so I didn't question. It was on 3/29 that I was messaged that the money was actually due BEFORE 3/31, less than 2 days away. We were told that the "5/31" was a typo- with no apologies or compromises- and that we would forfeit the apartment if we didn't pay by then.
Being two college students, we did not have $3000 in our pockets in 2 days, so we forfeited it as long as I got my $500 back. I don't really think it's acceptable for a leasing agent to make a "typo" of such large consequences and not compromise at the time or at least apologize for her error the time when she caught her "typo". It took 14 days after the money was due to get our money back, despite their hurry to give the apartment to the "two other groups" interested in the apartment.
I emailed management, only to get a call and email back from the leasing agent, wherein the call she (finally) apologized for her error. The leasing agent not only spelled my name incorrectly in the email (another typo?), but also said in the call we could have the apartment as it was still available (strange since there were 2 interested groups), but that the money would still be due with haste, which doesn't negate the original issue of needing such an amount of money in such a short time, 2 months before the apartment is even available.
We decided to not take the "gracious" offer, as having to work with a leasing agent who continually makes critical typos didn't sound appealing, nor would we have the money again in such a short amount of time, again. Overall, I would NOT work with this agency again, as you may risk your housing situation over a single typo on their end, as well as having to deal with extreme unprofessionalism.
The entire experience made me feel as though they don't care about the renters at all, only the amount of money they can get in the shortest amount of time. I really did love our leasing agent at first, she was very kind in the beginning, but after a single mistake on her part, the entire situation flipped, leaving me feeling insignificant.

Very responsive to any tenant requests. I had a plumbing issue recently and within a day of contacting them, it had been fixed. Yes, they're not perfect (the issue with the capital improvements pass through that others mentioned wasn't handled as well as it could have), but overall, their staff and the resident manager seem to care.

Moved into a townhouse in Berkeley with Rose as the leasing agent. She made the move in process as painless as possible and made sure the policies and paperwork were clear. We had some issues with the sink/garbage disposal and the building washers/dryer when we first moved in, but the maintenance supervisor (also Rose) was always very responsive to our emails and helped get the issues fixed in a timely manner. Having been here a few months, it's been an overall pleasant experience.

Cedar Properties has been very understanding of our situation during these difficult times. They were completely willing to work something out with us when we came to them with news that we would not be returning to Berkeley for the fall, thus having to give up our apartment. They are highly professional and empathetic people who are very respectful of the student tenants from UC Berkeley.
They helped us tremendously when we were forced to find new tenants after not being able to return to our apartment. From the moment I walked into the apartment, I was amazed by how nice and spacious it was and am currently upset that my roommates and I had to let it go. I highly recommend for all Cal students to rent with Ceder Properties to ensure they have an amazing apartment as well as understanding and caring staff.

I remember when my roommate and I first visited our apartment. Cedar Properties had fully renovated it making it a very modern apartment, and it was one of the best places we had ever seen. The lighting was great and it just seemed like a great place to rent. We even asked them to renovate the shower, which they gladly did. They were so very wonderful with the process of getting us our lease.
Even when Coronavirus hit and we had to break our lease, they were very respectful to us. The communication was great and provided to us all the information we needed to know to get us out of our lease. They were able to help us and we will be forever grateful for them. Cedar properties has great apartments on their website and you will not regret renting from them! Props to Cedar Properties!

Y'all go look at the pics for a small slice of what it's like to receive communications from Cedar Properties they sent a letter to tenants about rent increase saying, quite literally, "it's not our fault". This is a small look into what it's like to be a tenant renting from Cedar Properties. They're full on unprofessional, temper tantrum throwing ass babies also the owner of the company once tried to tell me he went to law school LMAOOOOOOOOOO. Update 2: please see the photos attached.
Can y'all believe this is how they speak to their tenants? FYI both notices were sent to all tenants in this building. Stay away from Cedar Properties they are a COMPLETE laughing stock. Unprofessional, self serving, and incompetent.

Rose at Cedar Properties is a rockstar. She answered all my calls and texts immediately, even over the weekend, as we desperately tried to find someone to take over our lease. (I was on a deadline to move across country and time was of the essence.) I could not be more grateful for her tireless and successful work. Thank you Rose!

We were renting directly from the owners originally and they were great. Since cedar properties took over it feels like we have been forgotten. Our refrigerator was leaking water on the floor and a repair request was filed. It took over a month for them to get it replaced. When the refrigerator showed up the dimensions were not provided to the delivery company and they were obviously upset they had to remove our front door to remove the old fridge.
The new fridge is smaller than the previous one we had. For the amount of rent we are paying we should get a comparable replacement. It's obvious to me that the management company takes the cheap way out and doesn't bother to replace broken appliances with like items.

I completely agree with the previous comments and would give 0 stars if possible. In my personal experience, the management has been extremely rude and is not willing to cooperate with the tenant. Also from my personal experience, if you have any maintenance issues, do not even bother to think that it will get fixed because I was given the impression that the management does not care for what I had to say. They seemed very business oriented and had no regard whatsoever for the customer. I would avoid staying at the property if you have other options.

If I could give 0 stars, I would. My roommate and I applied for an apartment and were told that we were first on the waitlist. What proceeded was ridiculous. Below is the email I sent to them after they offered the apartment two weeks later, which discloses what occurred. "Hello, As I just mentioned in my phone message, we will not be renting from you.
We viewed unit #302 and were offered a different unit (#101). We did not apply for a unit other than #302, though you insisted we did (I have screenshots as proof, so lying is unnecessary!). We were misinformed and not told that unit was rented when we applied. Next, you offered the unit to someone who applied before us. You did not disclose what was happening with the process, other than it had been offered to someone else and there wasn't any news from them yet.
You set deadlines for yourself and missed them, not calling even to say you had no updates. You gave the first choice leasers almost two weeks to respond and even apparently extended their deadline, disclosing to me begrudgingly that they had not yet responded. Then you offered us the unit, were rude to our references, and gave us only 72 hours to respond.
That is unacceptable and unfair behavior. We are not impressed by your company, and I can't think of another word to describe it beyond 'shady'. Kindly offer the apartment to someone else."

I was a co-signer (with my son who was attending Cal) on an apartment lease in Berkeley for 3 years. I was very pleased and impressed by Cedar Properties. They were polite and knowledgeable on the phone, and on the few times my son contacted them for maintenance, the response was timely and issues were resolved. Shortly after my son and his roommates moved out, their full deposits were returned to them. I would definitely recommend Cedar Properties.

I rent a studio from them it take exactly 2 months to order rug for my studio and they are cheater they switch my studio from unit 12 to 14 when I go inside the studio I tell them that this is not the same studio that we talk about and they tell me ohhh sorry that unit is under construction and I live in unit 14 for a month when I move to unit 12 I had issue with PG&E and there was big hole in gas pipe I call immediately PG&E and they cut my gas for one week the fridge was broken forget about all night that I was breathing gas finally after 3 months I give up and look for another apartment.

I have been in this business for over 30 years. In property management it is impossible to please everyone so keep that in mind if you see less stars than I have posted for Cedar. Cedar Properties is very fair to tenants, first come first serve with vacant rentals. They have a number of service people on call at all times and deposits are returned promptly (if apts. are left as found).
For landlords, they manage units in a way that eliminates vacant units. There isn't room here to explain but Jonathan the owner can elaborate and offers higher returns than you are getting now while offering good service to tenants. Cedar manages five of my buildings and tenants are happy and Cedar more than pays for themselves.

We had a good experience with Cedar, Jonathan is a nice person and is fair with the money, although the high amount of money for deposits made us wary at first. We eventually moved because we needed a cheaper place, but honestly we would have stayed if we could have. The office staff and agents are helpful. The building was adorable and they did keep it up and respond quickly with repairs.
We did worry and wanted to be sure we got our deposit back and we sure did. Jonathan gave us every cent back! So no worries on that, very fair. He also gave us a great reference afterward. If we could afford one of their places, we would definitely rent from Cedar again!

I highly recommend Cedar Properties. I'm a transplant to the Bay from the east coast. They reviewed my application and gave me a shot even though I didn't have a "job" (I'm a musician). Been in a Cedar managed property for two years now and any issues that I've had they've addressed them promptly. Understating people. The whole staff is super.

Here is my personal experience: This company is manipulative and incompetent. They put up a deceptive facade at first which lures people in. Not only did Jonathan (the owner) come late to the showing (keeping over a dozen people waiting), he also changed the terms of the agreement and tried to manipulate the situation in order to collect more money. Be warned, the company may try to intimidate you and try to seize your deposit due to no fault of your own. My advice : STAY AWAY!

I went to this place yesterday and was greeted by some very professional and kind people. They showed me the available unit for rent and it was in great condition. The floor plan seemed spacious enough to meet my needs. The staff answered all of my questions and even made a follow up call today to see if I was still interested. This place is still on my top 3 of places to move to but I have yet to make a decision because I want something closer to my school. Overall, I was pleased with the price, amenities, location, and professionalism of the staff. I would recommend this place to a friend.

We are tenants of a property managed by cedar properties. Obviously these guys are subcontracting the work to under qualified manpower. This poor man came today to fix the floor of my 4 yo son bedroom, and had to remove the flooring. He did this without protecting the furniture and toys of my son. Everything was covered by dust of glass wool! He was apparently not aware that glass wool dust is not healthy at all and only vacuum the floor after I asked him to clean up his mess.
He left the bed, shelves, chair, toys all dusty. This dust is highly irritating for skin, eyes and the respiratory system. His own eyes were all red. When we finally got the manager on the phone, she would just say that the dust was minimum! We ended up cleaning everything by ourselves. This is unacceptable! First they send someone under qualified for the job unaware of the danger of his work for others and himself, second they cast doubt on your own assessment of the situation as a real health issue.
