I've lived 7 years as a resident at a property. The last 2years with T. R. Lawing managing. My overall two year tenant experience of this property management company is just ok. I paid my rent and a utility to them, and The communication was off hands. They cut the grass only and dumped the leaves in a corner of the back yard (Not landscaped). The yard crew (2people) destroyed a yoga mat I left outside once, covered it up, denied being there and refused to replace it or reimburse for it.

Maintenance request took far to long to be acknowledged or completed. Although the actual maintenance personnel was polite. Pull a fast one when it came to selling the property. But I learned a lesson. Oh well. So is life.

We were mislead the entire time. We were told by the tenant that we were first in line for a rental property and that TR Lawing was very "good about renting to the first families in line" for the application process. Despite the fact that my finances are superb, we were bumped from the property via TEXT MESSAGE (this is how they communicate), without an explanation.

Good luck getting anyone on the phone to speak with you at all during the application process! They took my application money without delay, but the property manager couldn't bother to pick up a phone from start to finish.

I had an absolute terrible experience with this company, and should have written this review in 2019 when I fired them, and they charged me early termination fees for firing them for mis managing my property. Anyway, the rental agent was a person named Thad Gantt, and he is very unprofessional and unresponsive and very defiensive when you call him out.

I also complained to the owner, Thomas Lawing, who defended his so called excellent handling of my rental. I wish I had never worked with this group of very unprofessional people.

Don't hire them to manage your property! you have been warned! don't do it! do you want to be stupid? hire them. i have too many reasons to list here. just trust a man that got burned to death by these crooks.

I am relocating to NC from PA. Found a listing that looked to be a good match fof me to get my feet on the ground. After applying, there is a sad auto-response that has terrible HTML jargon in it. I decided to call the number listed in said jargon. I was directed to 3 different outside agents that could show me the property. None answered or returned my call.

One had a Google number. Seems shady. I then replied to the original message asking why it is so hard to rent a property. There was yet another auto-reply with the same jargon as the first. When I am about to sign a contract to spend $20,000, have a little respect for me. The reviews on here are great. Thanks for steering me around makng a bad decision. I will rent elsewhere.

Steer clear. I was looking for a rental through TR Lawing in an urgent situation due to graduating college and starting a new job. I called and specifically asked if they accepted co-signers before I even submitted my application. I was of told yes. In addition to the ridiculous application fee i paid. I was told I HAD to pay a 200 dollar fee as money down for the first months lease.

Therefore I was all in. If I was approved and wanted to back out of the lease I would not get my money back. I did not hear back from TR Lawing for 2 WEEKS! This completely prohibited me from looking at other rental options. When I finally heard back I was told my application was rejected due to the owners not wanting a co-signer on the application. Yep. even after I called in to make sure my application would be considered under these circumstances. TR Lawing is not in the business of understanding what their homeowners are looking for and will happily take your money for an application fee, even if you don't meet the owners qualifications.

Whenever I expressed my frustrations with the "customer service reps" (if that's what you'd call them) all I was told was ". yeah I mean we are just relaying what the owners have told us". It blows my mind that crooks like TR Lawing are able to operate unchecked. If you want to maintain some level of sanity I'd advise you to choose another option

Their application process does not warrant a credible process when you have an individuals that are fresh out of school that wouldn't meet the income requirements has good credit but was told were only looking at the history but the leading applicants meets the requirements but is denied because of the the income. I was explained that if she/he is over 18 recently out of high school with a job they would never meet those requirements. Money hungry taking peoples hard earned money having to pay all these applications only to get denied. PLEASE DO BETTER

I've been a property owner working with TR Lawing for almost 10 years now. Mr. Thad Gant, Ms. Gloria Love and his team have done a great job in vetting tenants. Each tenant has taken good care of my property and we have never missed a rent payment! Recently I decided to sell the property. Thad Gant is also a licensed realtor. He did a great job in listing the house for sale and providing guidance during the sale and kept things moving with the closing attorney. Highly recommended!

Worst rental company ever. Make sure you get receipts for everything you do! They charged me for a shower rod that was broken when I moved in ( I guess they expected me to replace it) then tried to charge me $200 for " Carpet cleaning" when I already got the carpets cleaned myself! Then I sent the invoice in for the 3rd time and they said they would process the check well that was over a week ago and I haven't heard anything back.

I moved out over a month ago and haven't been able to cash my security deposit check because it says on the back once it's endorsed I can't dispute anything! My guess is they're waiting on me to cash it so they don't have to process anything extra but I have patience and money so I WILL BE WAITING! Be cautious with these people. They are definitely out to make maximum profit and they WILL try to keep as much of your security deposit as they can.

Wouldn't recommend doing business with them and I definitely will NOT be renting from them again. Rent at your own risk. I should've believed the reviews and the 2 star rating!

Probably the worst reality company out there. They do not accept guarantors out side the city! I let you process that yourself. and they do not accept student loans as income even though legally they are income. The receptionist is extremely unprofessional and unwilling to help with anything. Avoid them like the plague unless everyone in your household makes over 4x the rent in an inflated market.

You go through so much to get approved as a tenant, which in a way is appreciated but also annoying at the same time. You would think with them being so thorough with the background/income checks they would be professional and responsive. Sad to say but this is not the case. They're slow to responding to maintenance request and please don't have to encounter with Keyondra Johnson, she is very unprofessional.

TR Lawing Realty happens to be one of the WORST rental companies I have ever rented from. Right behind AH4R. When it comes to issues, they find the cheapest possible option to fix them. The fence had rotted wood and was broken. My dog got her ear bit off through the fence. I asked for this to be fixed and not only did it take almost 4 months, they send children out to "fix" the fence by putting up chicken wire.

That was their solution. The house was filthy when I moved in and nothing on the move out checklist had been completed prior to me moving in, yet they expect me to deep clean the entire house before I move? Absolutely insane. Then when it comes time to sign a lease elsewhere, I ask what all I need to provide to them? A 30 days notice? I got no response to that and was told I only need to give them a firm move out date and it would be processed then.

They now want to charge me extra time there due to their lack of communication. The landlord is scum, the rental company is scum, and If I could give them 0 stars out of 5 I would in a heartbeat. DO NOT rent from TR lawing realty. Complete waste of time.

Warning! Warning! Warning! Do not use this company for real estate services! By Referral, I signed a one-year contract for lease of residential property Service. The Single applicant, no pets one year lease that, was recommended and approved was a disaster! Totally destroyed my property. The tenant moved in a family, smoking and pet In violations of the lease, and continuous violations without any action taken by the leasing company.

I reached out to the president, vice president and property manager to protect my property With no intervention. I terminated the one-year lease with the leasing company and the tenant with non-renewal of each. The tenants, was able to stay in the property for six months nonpayment of rent and four month hold over, before eviction. Pictures before and after available.

After renting here for 5 years, this "company" sued me for a few hundred dollars. luckily, i'm friends w/ the landlord, so he went to court w/ me - we got to court only to find out that the case had been dismissed - what a waste of time (& their $) i still rent from the same landlord. also, the unit was filthy when i moved in, but that was all a 'mystery' to this rental agency. they gave me a $150 credit to get the carpets cleaned, in a 3 BDRM unit (LOL), which is useless since my furniture had already arrived.

Per usual, I'm starting this review early (May 13, 2019). 1 month after we moved in. The move-in process was easy and fine. We stepped into this house and supposedly it was cleaned. Riiight. it smelled like cats in here (the carpet was supposedly cleaned), there are marks and holes ALL over the walls (too many to count), the kitchen light didn't work (took a month for someone to come out), it was obvious the lawn was neglected (yet they want us to maintain this), the pantry door rack was disgusting! and the kitchen floor was dirty as shit! Oh!

And there was shit (literally) left in two of our toilets before we moved in. Smh My husband had to come to the house to clean before we moved in. It took him a whole day. He steam-cleaned the floors, mopped the kitchen, cleaned the pantry rack, cleaned the bathrooms. This is the worst maintenance EVER! They call you at the time they want to come to your house. What?! Are we not supposed to have jobs?!

If you miss a call, when you call back; sometimes 5 min later, they say they took another job and will have to call back next week. Hence the reason it took forever to get the light fixed. It took approximately 2 weeks to get rid of the cat smell. We still found cat hairs in our clothes, hair, etc. every now and then up until Aug 2020. The A/C has been "fixed" with freeon multiple times.

I know this because I met the previous tenant who told me that basically maintenance is a joke. Lucky for us, they actually came to replace the whole unit during the pandemic. We only had to brave the heat (no fans except in primary br and living room) for maybe 1 week. It's clear the property owner doesn't care about his property because this place needs some major upgrades and it needs to be cleaned better.

The siding was coming off the house. Literally, a piece of siding was hanging off the house. The backyard has a ton of trees which can be hazardous (he really needs to get those cleared) and a bush that turned into an overgrown, flimsy tree. OH! and about a month and some change before moving out, we get a Notice Violation that the HOA says we need to take care of weeds in the yard. We've been in this house for 2 years! NOW we get a violation?

Not to mention that before we moved in, the whole yard was weeds and THEY WANT US TO TAKE CARE OF IT?! The nerve. Basically, they want us to do the work they should have done a long time ago. I'm fine with maintaining the yard, as we have been with someone coming thru to cut the grass every other week, but now we have to spend additional money to do something that should have been handled before we moved in?

I showed someone the picture of the overgrown weeds in the yard before we moved in, and we were told that we need to take care of the weeds? We bought some solution to kill the weeds; which literally takes up 90% or more of the lawn. Fast-forward to moving out after purchasing. now let me be clear; I'm a skilled mover. In my 8 years of living in Charlotte, I have moved 7 times.

I have had 0 issues when it came to getting my deposit back. Now mind you, this is only for Charlotte, I've moved way more than that and never had issues. Before I move into any place, I take pics and/or vids of the condition of the place. I do the same when moving out. For the move out process for this place, I did as they asked and had a professional carpet cleaner come and do the carpets. Carpet looked better than when we moved in.

My husband cleaned the place but unfortunately, I forgot to tell him to take pics of the place when he was done. However, it is normal, especially after 2 years of living in a space to have some wear and tear. even the carpet dude said that when he was in our place, he didn't see any red flags. My mother told me before I could even tell her about us moving into our new house that we're not going to get our deposit back.

She says places like TR Lawing are notorious for not giving deposits back and also probably charging for damage that wasn't caused by the tenant. A little over 2 weeks after moving out, I decide to check the app where I paid and put in maintenance requests and notice a $43 and some change bill. Why didn't they send me an email? Make sure you check your portal every week after moving for at least a month.

We were able to get this cleared based on communication I documented. A month after moving SURPRISE SURPRISE, we get majority of our deposit back, minus a couple hundred for a few things we didn't have time to replace or clean. Tips: (1) document move in and move out w/ pics and/or vids. (2) Keep ALL communication through email for documentation. (3) Be prepared to maintain this property like it's your house. minus major repairs.

What a great experience! I worked with Dottie Ciarrocchi and Debbie Burns to find an apartment in a very crowded market. They were both responsive and helped me find exactly what I was looking for. I am very impressed with them as well as T.R. Lawing as a whole!

These people are awesome! Not sure why they have such a low rating as I have had nothing but good experiences with them! I moved here from California a year ago and they are on top of everything and polite as can be. Everyone I deal with is great and helps me. Maintenance gets done in a timely manner. They are professional as well as extremely helpful. Just extended lease 2 more years, again, smooth and easy! I'm grateful to be with this company! Love them!

Steve, you will have to give an account to a Higher Power! Stealing poor peoples money to buy up half of Shelby. Their simply not honest people at all and if you ask me they have a (Security Deposit) scam going on. They never cleaned my mentally ill brothers carpet when he moved in, and we asked them to clean it, never happened, and when he decided to move out they actually charged him $275 dollars for ( Carpet Cleaning) That was never cleaned in the first place.

I said, "there has to be a misunderstanding", and was on my way to the office Monday morning, but just decided to read the reviews first. This is a (Strategic Scam)! The last managers before them were Awesome honest people. I cleaned my brothers apartment out the same way I cleaned my apartment out when I lived in the same complex under the last management team and I recieved my ( Full deposit back.) This is Pure Unadulterated ( Greed)!

Save your time and money! For almost 2 weeks I had to make contact with this company by sending emails, leaving voicemails that were never returned until after about 10 days. They never responded to my husbands credit report and on mine it was inaccurate by 100 points. This company is scamming people left and right. I already filed a complaint with the BBB and next I'm contacting whistle blowers to make sure this company gets investigated. Completely and 100% unprofessional. Renters BEWARE!

I wouldn't give this place a one star. they left us hanging for six days with no AC during a heat advisory for several days. my husband had to drive 6 hours to get our old Portable AC. its been two months since we place an AC repair request and all we got was an AC repair guy came out put liquid into AC which did NOTHING to fix it and left never to see him again since. we told them it wasn't fix but they didn't listen all they did was completed the repair order and that was it. So they breached our contract so i would advise NO ONE to go to these guys for anything or to rent.

Crooks! Somehow the exact amount of "damages" to the property added up to exactly what the initial deposit was. They charged me $225 for a ceiling fan removal. First of all yes we broke the original globe on the ceiling fan. However, I did not call T. R. Lawing to come and replace it. My husband and I had just moved into the property and didn't want to trouble them so we went out and bought a new one and installed it ourselves.

The owner noticed at the final walk-through and was upset that the original ceiling fan has been replaced. So T.R. Lawing decided to charge us $225 for that issue. I also tried to dispute a chip in the bathtub that you could not see during the initial walk-through it was on the right hand side at the front of the tub. This trip was only visible if you were on the other side of the tub where the wall was or sitting in it.

I didn't think much of it since it was already covered with tape when we moved in. That tape was thin and wore off after a few months, so I placed a strong black electrical tape over it. Of course at the final walk-through they charged another $225 for the chip in the tub that was not even my fault. I tried to discuss this several times with Sylvia, but she stated the owner was adamant that I was at fault.

While living there we had to take care of the yard. We even had diseased bushes in the front removed that cost a couple hundred dollars. We also paid an exterminator when we moved into remove more than 200 bees from the side of the house where the trashcan and a tree was. All I can say is that this is the first time I have ever lived anywhere that I have not received my full and complete deposit back. I am a busy working mom, a busy nurse practitioner, and when money was tight TR Lawing sent me to collections agency. Do not rent from them.

They seem to get a lot of hate, but I had nothing but good experiences with them. I've only been in my place 9 months, but I have asked for several requests. It's an older building so I wasn't super annoyed that the sink had two issues, I've called about seeing if I can get extra exterminator spray and a window issue. They came out the very next day nearly every time and fixed it immediately.

No charge or questions. They also were very helpful when I lost my key. They were awesome when I sign and move in within like three days. I was in a rush because my previous place fell through and they moved to get me in days later. And these apartments are SUCH A STEAL! that they weren't just desperate to get someone in there.

I moved into my new place a week ago and love it. Beth Cruz was exceptionally helpful in keeping me up to date and making last minute changes. Also, in a competitive situation, Beth kept me up to date on everything that I needed and even gave me a congratulatory call when the owner decided that I was the best fit. On the day before I was due to move in I found out that my internet provider was going to be at my house first thing in the morning (before TR Lawing opened). Beth was able to have my contract amended to get me in prior to my appointment.

When I went onsite I was greeted by Debbie and Diana and had my contract escalated by David. All were polite and helpful in my plight. Thank you all for your help and your exceptional service. Keep up the good work!

This company has no respect for their tenants, and to be honest, any homeowner who hires them as a management company is as cheap as they are inhumane. The employees of TR Lawing try to strong arm the tenants with lies about contracts to get their way, and they never provide management activities to the residence. They collect their money and provide nothing.

I have been renting my townhouse for over 3 years now and one might wonder why I am writing such a bad review after staying so long. The truth is, I haven't had to contact T.R. Lawing for much maintenance and typically try to handle things myself. However, when I have called, I have been met with a "just get over it" attitude and was even lied to about what the plumber did to resolve the problem when I wasn't there.

I called the maintenance supervisor and left a message. When I didn't get a call back, I called again a week later. When I was able to get in touch with him, he spoke to me like I was burdening him and he was very condescending. I couldn't help but to wonder if he would talk to a male like he talked to me. He told me that the plumber came out, said he snaked the drain (which was not even the problem) and that's the end of it.

He even went in the system and canceled out my second request to have someone come back when I was home. He also told me that the landlord would not pay for another visit. That's when I asked for his supervisor. I will admit, his supervisor got in touch with me right away and set up another appointment for a new plumber. They came out and fixed the issue that the original plumber lied about!

The supervisor assured me he would follow up but I have never heard back. Basically, if you are renting, they want nothing to do with you. I have never missed a rent payment and I have never been late. I have called for maintenance 5 times in 3+ years. As I read through the reviews from other people, it is clear this is not an isolated incident. I definitely would not recommend T.R. Lawing.

I attempted to pay my rent via TR Lawing Realty online portal. Normally I process my payment and it is immediately processed and I receive a confirmation email. This time the screen froze and I did not receive a confirmation email. I attempted again and the same thing happen. 15 minutes later I received two email confirmations for two rent payments.

I checked the online portal and there was a credit on the account. I called TR Lawing Realty and was transferred to Kim Osburn in Accounts Receivable/Electronic Funds. I explained to Kim my issue and asked to have the second charge cancel. Kim said she was unable to do so due to the realty management company Appfolio's policy to not cancel charges.

I asked Kim if they had an App Folio rep to submit a request to. She responded she would submit a request on my behalf and I asked how I would know she actually submitted it. Kim responded because" I am telling you so". I asked her to send me an email confirmation of her Appfolio support request which she did. Upon receipt of the email I asked Kim if there was only money in my account for 1 payment would the prepayment be taken off of the account. Kim responded yes there would be no late fee but I would be charged a $25 returned item fee.

I asked if it was possible to waive it due to my situation being over payment and not a late payment or lack of funds. Kim responded that the company's bank charges them that fee and it's not a cost they can absorbed. At this point I am beyond frustrated. I ask for the company's bank name and reiterate how I am getting penalized for over-payment and a website glitch.

I asked for contact information of someone I can provide feedback too. Kim Osburn blocked my email and did not respond. I was frustrated but understandable so. That is the level of professionalism TR Lawing Realty operates with. NONE. I strongly suggest using another rental management company.

I'm embarrassed to say this company managed my home when I had to move back home to care for my ill Mother. At first I was unaware of their mismanagement being that I was consumed by my Mother's illness and her 24/7 care. I could write an essay on the crap that happened. But I warn you look else where, but if you do use these people video/take pictures of your house.

When you have contact with these people do it through email ONLY! Have documentation and save it all! I had every sink missing drain plugs, a crack in my bathtub, holes in my siding, missing closet doors or holes in them and Cracked ceramic kitchen tiles. These were things the management company either never picked up on nor charged renter for (and my list goes on.).If I could give them NO stars it would be -5.

I like the flexibility of being able to pick up a key (to view a desired property on your own time) for a flat rate of $20 cash and getting that back when the key is returned. However, if customers are to be encouraged to rent/buy through this realtor then customer service begins with the initial visit. On both occasions (when I picked up a key and when I returned it) I arrived to have two women literally stare at me (even after I smiled and said hello) only to have one walk away from the desk then shortly return to ask if I needed assistance. (Insert blank stare here)! Well, why else would have entered this establishment?! Lol.

The second visit a lady from one of the cubicles just stared at myself and another customer but never made and attempt to greet us, while it was clear the "receptionist" was all the way in the back. She slowly walked to the front so that I could return the key. However, without a proper greeting she asked if I wanted an application. No thanks.
