Well, what can I say. The HOA has limited powers. Will hunt you down for a blade of grass and fine you while your neighbor has a crack house next to you and won't do a thing! They collect money from fines from the lessors corporations that move in next to you and won't life a finger for their violations. Forest Pond, doesn't have a pond. They keep that area in bad shape but again, if a blade of grass happens to pop when the white car drives by God help you!
They take a bad image, then send a formatted letter as a threat. Oh, let's talk them not adding proper signs or speed bumps to slow down the fast cars. Most of the time, I just call the city or the police to do the job of the HOA. I am sure they want the home owners to leave to make money off fines from the corporate own homes. Just plain evil! Last, go ahead and build a shed or an extension to your home, architecture reviews are a joke.
I've seen people not alert their neighbors of plans and just build. The HOA doesn't police but are more of an additional tax collector. Btw, your cars drive through the neighborhood and your business sends the letters. At that moment the board members are not involved. Additionally, the weekend is coming and if it rains. don't drive by my house with the white car.
I can't cut wet grass and most likely after the holiday I will be WORKING at a real job and can't cut my lawn in-between a holiday and work day. Think before you drive by judging. There are times I cut my lawn with knowing you drive by that same day! Think!

If I could leave no stars I would. I am a homeowner and one of my vehicles was parked in front of my driveway because there are NEVER ANY PARKING SPACES!. It was towed because it was "on the side of the road". IT WAS NOT IT WAS LITTERALLY IN FRONT OF MY DRIVE WAY. I contacted the association and they said they could not do anything. I had to pay $275 to get my car out of the repo company because it was parked in front of my own house. DO NOT MOVE HERE. THIS ASSOCIATION IS RIDICULOUS, INCOMPETENT, AND PURPOSELESS.

Based on my experience at Presque Isle Villas in Chapel Hill, I do not recommend Community Association Management. Even though I never violated my HOA's rules, CAM repeatedly sent me threatening letters. The portal section of my HOA's website, which CAM maintains, has been inaccessible since last year. I brought the website issues to CAM's attention months ago, but I still cannot access my account online. CAM waited roughly nine months, until I was out of town, to arrange deck repairs that had already been requested by the HOA's board.
I don't know if the problem is with my community's manager or with CAM as a whole, but I doubt I would have had any problems if my HOA used a different management company. For the amount of dues I pay, I expected better.

Our small (48 individual lots) HOA had been with two other management companies before Community Association Management, Limited. They were both very non-responsive to our needs. They had our accounts very messed up and basically refused to correct them. CAM had everything corrected within two months. They have been very easy to work with and very responsive.

A fine example of our burgeoning slumlord economy. Here at Peppertree Townhomes in Durham, NC, the exterior lights have been out for months (maybe more than a year) and despite our landlord submitting numerous tickets to have this problem resolved, Community Management has been completely inactive. They create tickets and claim the issue will be looked into, but the tickets seemingly go into a black hole and issues are never addressed.
The parking lot is in dire need of resurfacing, the *closed* swimming pool has a layer of algae growing on it and serves as a great mosquito breeding center, while the exterior of the townhomes themselves rots. Does Community Management care? Edit: since I seemingly can't respond directly to the company who responded to my review, I'll simply edit my original review: when Community Association Management claims that exterior lighting (NOT PORCH LIGHTING) is not health or safety related, are they being purposefully obtuse, or just lying through their teeth? Courtyard lighting is NOT THE RESPONSIBILITY OF EACH TOWNHOME OWNER. My question is, what exactly does CAM do? Describe your actual duties, and how you add value to this equation, please.

Very disorganized and poorly run. Over 2 years with an active roof leak. You are only allowed to communicate with CSR's, management could care less, zero follow up, incompetent trades. OVER 2 YEARS of severe property damage, countless phone calls, photos, emails, etc. OVER 2 YEARS of not being able to sell my property due to a worsening active leak. OVER 2 YEARS of so much water making its way through insulation, sheetrock, historic (over 100 year old) multi layer oak crown moulding that it soaks the interior stool and flooring.
During this last rain event well over a gallon. INSANE! Their plumber inspects the bathroom for a leak staining the unit below and does a quick/minor repair the tub drain. Fine - no problem. Then leaves and reports the toilet is loose. Never bothers to take a few minutes to simply snug the bolts. Instead I get a snotty email that I need to deal with that.
I email back that A) He should have dealt with that issue while he was right there! B) They had just replaced the wax ring previously thinking that was the source of the leak. In other words THEY CREATED THE LOOSE TOILET! I also let them know this and I did not appreciate the snotty email. I got an apology but no return visit from the plumber to fix THEIR mistake.
Can't make this up. Read the other reviews. The pattern is the same. Could you imagine being this incompetent and uncaring at your workplace? Besides the fact that you would never conduct yourself in this way - you'd be fired.fast.

Do NOT use this company! Representative driving through our neighborhood actually sent me a letter saying my WOOD rails were RUSTING! Do NOTHING for their money and every time I have spoken with someone and asked for a return call by a supervisor, I have never gotten one. Stay far, far away from these people! Let's update after their response. Funny how you don't address your ineptness regarding wooden rails rusting. MY RAILS HAVE LOOKED THE SAME WAY THEY ARE NOW FOR OVER 3 YEARS!
And all this came about after I proved your representative wrong on a parking issue, after she rudely told me I was wrong in my front yard. On another note regarding a neighbor. You had a hearing and he wasn't present, because when a board member contacted you about it, you stated that your system didn't generate a notice for him to appear and you never sent the letter for him to appear.
In regards to my rails, I'll get to them in my time, not yours. You people have enough problems of your own, you don't need to be trying to address others. OH! And it's 6:50 pm and guess who was never contacted today, like you said you would do? The same way you never contacted me in the past when asked to!

Absolutely the worst HOA we have EVER dealt with. We never got a welcome packet, which they refused to send once we moved in. The dues have gone up from $268 to $275! For WHAT? Nothing. The pool is not ADA compliant and is literally from 1970, also a liability for injury. They give zero notice for anything, and they're even trying to install water meters to have homeowners pay for their own water (without decreasing the dues) and if not, our dues go up again and again each year.
Once we find an attorney who does HOA law, we're talking to them about this entity. They have no problem taking absurd amounts of money from people and do nothing in return. You'd think we live in a gated neighborhood and live in mansions. but we have no yards or grass. they don't do ANYTHING.
