If I could give a half star rating here, I would. The absolute worst experience with a property management company I have ever had. Over the course of a year and a half, we had a horrible experience here. Do not even consider using APL. First and foremost, the communication with this company is just terrible. It is so hard to know when service repairmen are actually coming to your property, because there is so much confusion on both sides. Utilities are extremely difficult to keep track of due to their billing system, and most of their employees complain when you ask them to do their jobs.
There were multiple times where my room mates and I believed we were getting charged more for gas water and electric. There was not an efficient way to check if it was the right amount, so we ended paying the amount that was listed. Their employees rarely follow up on basic things that should be done for tenants. We had multiple incidents of false billing on the utilities.
Whenever you have a problem, it is also extremely difficult to get a hold of APL. I believe that communication is essential when dealing with living arrangements, and the tenants should not feel like they have to do the job for them. Find another place to take your business!

I had so many problems with APL; I finally learned to send them letters so I could document their actions. They are not doing the property owners any favors. Except when I first moved in, repairs took constant badgering to get them done. The attitude of the property manager was extremely disrespectful and very unprofessional. I do not recommend renting from them.
The roof continually leaked and was band-aided each time. The last time they finally apparently repaired the roof: Roofers showed up at 6:30 a.m. with absolutely no notification to the renters and owners in the units. Because the property manager also lived in one of the units, he continually would drop by after 5:00 and expect me to agree to whatever he wanted to do: no previous contact to make an appointment; very disorganized. I have been an owner of a rental unit. I never treated my renters like these people treated me.

So, I used APL property mgmt for several years. I have not been happy with their services for several years. I live out of state & you cannot count on them to do a good job. They do not do what they say they will and it's like pulling teeth to get a return phone call if there is an issue. I recently visited my property and I have never seen it look soo bad.
They charge me $150 professional cleaning when my most recent renters moved and there is NO WAY that a professional cleaning job was done. It wa fiflty! They do not do regular checks on the property as they said they would, they have lost the keys to my property and charged me to replace them. IN NO WAY WOULD I HIRE THESE PEOPLE TO MANAGE MY PROPERTY. DO NOT BELIEVE THEM - THEY ARE THE WORST!

I hired this company to manage my property several years ago- they started out in a good way, however as time has gone by they are worse & worse. They hire people to maintain or clean and then don't check on the job. They don't return phone calls and do not go out & do a regular inspection of the property as they said they would. I just called to talk with one of the owners (I had listed my property thinking easier) however, we have a disagreement and he hung up on me. Now, I ask you- does that sound like a "professional" company working for you?
I would NOT hire these people (company) if my life depended on it. They good on the phone, but BEWARE! I am very disillusioned and disappointed in this company- they DO NOT do a thorough job of property management nor representing you as a seller if a property. DO NOT HIRE THESE PEOPLE!

To be frank, APL properties has a decent customer service factor, however, coming from a family with experience In remodeling, and inspecting homes, I can honestly say, they do not service or condition their properties, if not them, then the actual owner. I live in a rather sizeable duplex, modeled from one house. As odd as it may seem, it's really good as eyecandy. However, living here, such a fruitful home has more negative aspects rather than positive ones.
For starters, there aren't any actual closets in the house, so putting my clothes away is like playing tetris. With that being said, storage is scarce, so any items like bed sheets, extra chairs, outdoor tables, vacuum etc. Are kept in the weirdest places. Now, this is funny, only two Windows in the house actually open. TWO! In the kitchen. next to the stove. It's inconvenient and ironic because, this house just has terrible insulation, if not any, it's colder inside during the winter, and hotter inside during the summer, the A/C actually needs to struggle to keep up.
So in addition to that little factoid, half of this house is added on to the add on, ADD-CEPTION! so guess what? Our kitchen is just flipping ply-wood, sanded down and slapped with a few handles for drawers. I'm not kidding, two drawers broke while I was going to grab a pan, and some beans. What In the hell man?! I seriously feel like my cats are going to tip the island over!
Our blinds are completely dry rotted, and obliterated from opening and closing them, hard to believe, because the house is covered in shade. So that tells me that these blinds are centuries old. My bathroom leaks too, that's fun. To add insult to injury, there's a spider infestation, granted a majority being daddy long legs, (it's nice during the summer, they keep the mosquitos at bay) but there are webs EVERYWHERE.
I can't even change the filter in my HVAC unit because I had a conflict with two black widows, and their little apartment Web. I leveled up courageously, (they didn't survive), but I don't know what else is in there, so I decided to just say EFF it. One of the office representatives came by to do an inspection, wrote everything I said above down on her little pad, and sent a service guy, to only fix my weatherstrip on the master bedroom door. That's. It.
We pay 800 dollars for a cave of crap. I feel I shouldn't be stressed about my daily activities at home. That's what work is for. Thanks for robbing me APL. On the upside, water pressure is kick-ass.

When I contacted this company I was told they do not show homes after 5 pm - not convenient for someone that works 8-5. However I made an appointment to see a home for rent during my lunch hour. No one showed up. When I called I spoke to the person who was supposed to meet me, who said someone told her I cancelled. I had not. I still rescheduled because I really wanted this house and was told it was still available. Scheduled visit #2 - no show again.
When I call the office to see if she was showing I was told I would be called back. No one called. I called the next day to speak to the person who had stood me up twice. Not there. Was told I would receive a call back. Still waiting and I was told someone got the house. Horrible customer service. I guess I should be happy I did not sign a lease.

There are so many wonderful things to say about the APL team, I am not sure where to begin! First, we are buyers working with Paul on a very complicated short sale. Due to the nature of these transactions, we needed a very experienced and competent Realtor to negotiate the sale with the sellers and the bank (many short sales do not make it to escrow). Paul and his team have been amazing - from showing us the place, to getting thorough inspections, he and his assistant Susan have been there for every meeting, assessment, and negotiation.
We have spent countless hours reviewing paperwork, talking things over, and visiting the home and we have never once felt rushed or pressured APL is a small family business that packs the punch of any big-name realty company, but has the added bonus of personal attention and caring concern. With his experience as a builder, Paul helped us determine the quality of the house, and arranged for very reasonable yet thorough inspections that were invaluable to us, as we know exactly what we are getting, and what we need to do in order to protect the integrity of the structure.
