Absolute Garbage. Do not rent from Redside. Landlord Michael Engler and manager Andrew Lee constantly avoid responsibility for the issues in this rundown, poorly maintained house. Other tenants keep me up well past midnight with loud music and pets running around, shared kitchen and bathrooms are not kept clean, my electricity cuts in and out, and currently our laundry machines have been out for several days with no information as to when they will be fixed.

All of my complaints about these issues are met with the response, "we are working on it, please be patient" and "we have contacted the other tenants about the noise, they said they weren't home" and "The laundry machines are just old, you are probably just putting too much laundry in, try putting less in". As you can see, every single one of their responses aims to downplay the issues and avoid taking responsibility for them. This management team disgusts me and they should be fired immediately. DO NOT RENT FROM REDSIDE

I live in the Sylvan Court property for reference. This apartment has the most maintenance I've ever dealt with at an apartment. Had us change our addresses midway which we should not have had to deal with. We were given photos of a "similar" apartment, but it was entirely different. One bedroom has its windows blocked and we were not informed until we arrived on site.

Our property manager was very approachable though, it must be hard to deal with everyone's complaints about the property (including mine), she's doing her best but there is a lot wrong with this property (that's not her problem)

Abysmal company. Worst company by far I've ever had to deal with. (I've been living in apartments for almost a decade). Their corporate office literally just ignores emails and requests for a months at a time.

Horrible experience, avoid avoid avoid. Emails went months without any responses. Basically moved out 2 months into my lease, only got responses when company wanted payments, everything else was ignored.

They raised rent 60% (!) after one year. They wanted an additional $500 a month on top of that increase for us to go month to month. Spotty maintenance. Poor responsiveness on issues.

Redside Partners in my opionion are your typical slum lords. They do not keep their properties clean or even have a slightest presence there. They must think that they run on their own. They also try to charge residents for damages done to the outside of the building believe it or not. Also noted, that several of the excellent reviews on here are actually from employees of the company. I would avoid this landlord if possible or as a last resort.

I rent two properties from Redside Partners. The property managers of both sites are kind, responsive and very easy to work with. The workers who have come to my homes to fix various issues are unfailingly kind and efficient. The only downside is that their prices seem higher than many and that may limit my ability to remain long term.

There have been 4 managers since i moved in. The new manager does not seem to like women, especially native women, or Domestic Violence survivors! My door was kicked in, i was beaten up and robbed and had open wounds in my face that needed stiches. i could not get ahold of the manager Sam because he was partying for the 4th of july, police tried contacting him and the main office also to get my door fixed so i could at least lock the door, they would not even respond.

The seattle crime scene clean up crew came over and fixed my door for me. The manager did not send anyone to fix my door for almost a week and then 3 people came to give me a 10 day notice to vacate. i spent two days sitting in my apartment with my face cut open because i could not leave to get stiches or leave my service dog here alone. they seem to be doing everything possible to make me move. I stupidly thought Domestic Violence was the worst i would have to deal with and that i was safe here. I WAS SO WRONG!

I've lived at one of their Capitol Hill properties by the Kaiser Campus on 15th since Aug 2020 and I love it! It's a beautiful old building (turn of the century mansion converted into 7 apartment units) and Redside does a great job of maintaining the building and responding to questions and maintenance requests. It also feels like they invest appropriately in building updates and upkeep, as my unit offers old world charm with an updated kitchen and despite the building being over 100yrs old, I've only had 1-2 very minor maintenance issues.

My renewal increased my rent $55/mo, which seems very fair for Seattle and even moreso since I moved in during covid at a time when rates were way under the standard market rates for apartment units, so I have no complaints there and I knew Seattle was an expensive city when I moved here so I can't blame my landlord for that. Fantastic location, super nice neighbors, haven't had any security issues (packages are dropped off on the patio then tenants move them into the secure lobby and there hasn't been any theft, but this may just be luck since everyone I know who lives anywhere in Cap Hill is seeing huge increases in package and bike theft, and safety in this area has gone off a cliff in the past few years), and overall I'm incredibly happy with my housing situation and with management :-)

I lived in the Queen Anne building complex for a little less than two years. Over that there there was multiple change in management and realtors. This lead to frustration and miscommunication. The communication I have had with this group is disappointing. I had gotten my cat approved before adopting him by the landlord. Come to find out with the hand over to RedSide they did not communicate that.

I should have been more vigilant with the records of getting his approval. When doing their yearly checks on the locks, my door was left WIDE open all day while I was at work. I had neighbors asking me later that week why my door was open the whole day while I was at work. I was very unhappy to find that they did not lock my door and my cat had been roaming around the building.

All my communications with Andrew Lee, the realtor, have been hostile and difficult to communicate my needs. I have been very turned off by my interactions with him. The lack of precautions for Covid-19 with moving out of my apartment has horrendous. That with poor communication in regards to my move out date, I'm paying for two weeks of rent where I will not be living in my apartment.

I would have expected more precautions than what they are willing to take. Even for my apartment walk throughout with the apartment manager, her nose was not covered by her mask most of the time. I absolutely love the location of the apartment. It is very walkable and the neighborhood feels very safe. It is easy to find street parking. Laundry is coin-less which makes things convenient. However, I would not recommend any of my friends to rent from RedSide Partners.

I have lived in Redside's Lakecrest building in queen anne for 2 years now. I would imagine that you would be hard pressed to find a more affordable one bedroom apartment in such a good location in Seattle. Jonathan, who works for reside and lives in Lakecrest building, manages the building well. He saved my butt when I lost my apartment keys, and all standard maintenance issues that come up in my apartment are taken care of in a timely manner. He's also a fun guy to chat with in general. This year, upon my inquiry, the front office was able to give me a shorter lease term, so thanks to them for being flexible.

I've been living through a close friend's experience with Redside Partners. The company has been unwilling to get involved in a harassment situation with a neighbor. At the very least, it is/was a situation that should have involved professional mediation. Instead Redside, in particular Andrew, has provided defensive responses, refusing to condemn a tenant's scary and threatening behavior.

If I were looking for a rental, I would avoid choosing one with Redside Partners as its management company. If any problems arise during your tenancy, it's clear that this company will avoid doing anything to help the situation, support you, and create a reasonable and pleasant place to live.

Property manager forgot to get my keys ready for me when she said she would be able to. Apartment was not well cleaned at move in. I found hairs in the shower drain, the toilet was dirty, hair was also inside the washing machine, and mold was growing in the dishwasher and when I told the property manager she told me to make a work order. There was no action taken for over a month after making the work order.

After following up she forgot my issue and expected me to take care of it myself. I also asked her a about how to make a work order for mounting a TV on the wall. No response at all. This was all within the first six weeks of staying here. If you're going to be living in a place managed by this company I wouldn't recommend it.

I would greatly caution anyone looking to rent with Redside. I moved into their Magnolia 6 property in April of 2020 when it was managed by someone else. Shortly after moving in, Redside took over and seemed to be doing a better job than the previous company, but that quickly changed. The walls are incredibly thin and because of this we could hear EVERYTHING that went on in the unit above us.

After attempting to mitigated the noise with the tenant above us, we turned to Redside to intervene. With every complaint, Natalia assured us she was working with the tenant and was provided them with written warnings for noise complaints during quiet hours. This issue was never solved and I ended up moving out two months early because it was so disruptive.

During that final two months, we continued to pay rent and even turned over the property early for maintenance between renters. The lease ended on April 30th. On May 12, I received the email pictured from Natalia informing me that the deposit refund check was in the mail. I followed up via email on May 24 & 28 and left multiple messages requesting follow up because the check never arrived.

I have received zero communication back from Natalia or anyone at Redside regarding this issue. Overall, working with Redside was a really negative experience and it's shocking to me that they have positive reviews with such shady business practices. If you have a different option, PLEASE take it.

After reading the reviews, it seems this company is much quicker at responding to 1 star reviews from prior tenants about mold than they are at emails from current residents about anything. What is the point of even having a phone? 100% of the time, nobody answers it. It feels like this property management company is staffed by part time college kids who don't have much time to do their jobs due to finals week, but it's every week. This is obviously one of those companies that needs their friends and family to 5 star them.

My wife and I lived in one of Redside's properties from August until April, when we bought a permanent residence. We lived in a great location in Queen Anne at a very reasonable price for the area. The community was a bit more tight knit than larger complexes we've lived in and there was considerably less noise, too. Dillon was our property manager.

He and the maintenance staff were always considerate and easy to communicate with. We also had a really easy time working with the corporate staff when we arranged our move out. Overall, I think the Redside property we rented was one of the best rental values we've gotten in Seattle.

I own a small business with a leased space in a building managed by Redside Partners. Our property manager is Andrew Lee. In the past year plus, I have occasionally interacted with Andrew and Redside for various typical tenant matters (lease renewal, re-keying of locks, programming of the door intercom, etc.). Every time I have reached out with a question, Andrew has been rapidly responsive.

No matter what the topic has been, Andrew has always been consistently responsive, knowledgeable, trustworthy, and professional in his interactions with me and my team. But moreover, Andrew seems to genuinely care about the tenants and in the upkeep of the building. Prior to Redside Partners taking on the management of the building, the former property management felt nonexistent.

Maintenance of the building seemed to be neglected, the common area restrooms were downright dirty, and there was no consistent point of contact for questions or assistance. Once the building owner announced that Redside was taking over, we noticed an immediate, drastic change. The common areas were repainted, restrooms got a deep clean, and the garage/trash areas are now regularly cleaned.

They also have this online portal that makes it easy to submit a request (e.g., burned out lightbulb) and get it fixed quickly. As a business tenant, I've never had such a positive, customer-service focused property management company. I cannot say enough good things about Andrew and Reside Partners. Thank you!

Roaches! If I could give this place 0 stars I would! I started seeing roaches after being in my apartment for only two days. I notified the rep Kathleen that showed me the unit about my concerns and she pretty much told me it was most likely due to food. I just moved in and I don't have any groceries or trash that would attract them so I know it's not coming from me.

I asked to be moved to a different unit or building and was offered "traps". I should not have to use traps for a brand new apartment. I'm unable to eat or sleep and have voiced my concerns but nothing is being done. I was told the property manager Layla was notified but that was 3 days ago and haven't received a call back. I've sent an email and left a voicemail but can't seem to get a hold of anyone although when I was inquiring about the unit, they responded in minutes. They don't seem to care about there tenants here! Do NOT stay here!

It's been 4 months. So far everything goes well. My apartment manager is really friendly and easy to reach. Last month when there is a utility billing issue, they resolved it quickly and responsively. And the package concierge service is great for people like me who order things mainly through Amazon! Keep up :D

I am so happy that Redside sold our apartment complex to a new company. It is SO much better. We knew Redside was bad from the reviews, but they seemed to own all of the affordable apartments in the neighborhoods we were interested in. After a year and a half of living in one of their apartments, I can confirm they are awful. Terrible customer service.

A rotating property manager- no joke we had one that lasted only 4 days. Nothing to address stolen packages, excessive noise, broken alarm in a neighbors apt- even small repairs somehow they would mark as "complete" in our portal even though no one had shown up to fix it. The price is right, but think twice about it.

I had more issues with my "newly renovated" Redside Partners apartment than I have ever experienced as a renter! Upon move-in there were a number of issues. The floors were installed poorly and over the course of the first month approximately 4 groups of 2-4 people came into the unit to attempt to address the issue. The floors were never fixed. Four outlets were without power and it took three separate visits from the electrical company to identify and fix the problem.

It is important to note that this unit sat vacant for at least a month prior to my move-in due to COVID restrictions, so it is beyond me why these issues were not identified and addressed BEFORE my move-in date. Over the course of the next few months, I continued to face more maintenance issues with the unit: incorrect bathtub faucet handle was initially installed and it caused the faucet to leak, however it took two maintenance requests to actually fix it; washer/dryer leaked and caused major condensation and pooling water in the adjacent cabinets and drawers (this was addressed almost 20 days after I submitted a maintenance request); door hung to cause scuffing on the flooring; towel fixture incorrectly installed and needed to be reinstalled as it was coming off the wall.

The most concerning issues had to due with losing power to only my unit due to the shoddy demo/construction that was happening. The first occurrence was only for an afternoon, and thankfully it was addressed relatively quickly. The second was much longer and more significant. My range and stove stopped working and was out for 5 days, my water stopped running hot for 4 days, and finally when my disposal stopped working and was causing the lights to flicker, I reached out directly to the site manager (for the previous issues I submitted a maintenance request, as directed, and received no communication in return).

The power was turned off in my unit for three days while they fixed the issue. I had my fridge and a lamp powered by a extension cord running up through my balcony door from the empty unit below mine.for three days, in October, during a pandemic.

I've been living in apartment complexes for over 10 years. After that being said I have to say this is the worst management company I've ever lived with. All the places are filthy, trash on the floor, piss covered carpets, you name it. Don't let them fool you by saying the mail room is secure with the camera watching. If you ever get a package stolen they're just going to tell you it's your issue.

They always say "just ask them for a new one tell them it was stolen". And when you tell them to check the camera you'll find out that the camera runs for 30 minutes every 4 hours and barely records. It's all for show. I once even had a landlord threatened to mace my dog for needing to get in for a fire alarm check. They said it was my issue because the fire alarm check is mandatory.

I understand the fire alarm check is mandatory but I replied to the email literally less than an hour after getting it to say I wouldn't be home that day and my dog will to find a solution and they ignored it for 2 weeks and waited till the day of to tell me that they would mace my dog and whatever they needed to do to get in my room to check the fire alarm.

Keep in mind the email said "reply to this email with any questions or concerns". They're overall shady people. The last thing I would wish on my worst enemy is to live with this management company, they are complete garbage. Even when it comes to getting your deposit back in the end to just answer simple questions they'll never actually get back to you. You'll get the check they think you deserve and never respond to your questions about it.

You can send as many emails as you want but they'll ignore you. Overall, they're shady, they don't respond, they're corrupt. By all costs avoid this place.

ONE STAR FOR THE RED SIDE RECEPTIONIST ( only good thing they got) Where do I start. after getting approved and only needing a co-signer or a higher deposit I noticed something was off on my credit ( got a copy of what they could see) wanted to look into it more! After them telling me they would I proceeded to go about my days then a week went by I text no reply I text the next day no reply and the next day no reply.

All to receive a short " you've been denied have a good one". I then was livid called my old apartment complex and got it figured out! Something that could of been done so easily!. As a resource to the community of Seattle and someone who donates 25% of her profits to AHDA I don't deserve the blank disrespect OLIVIA and REDSIDE PARTNERS gave me.

Not to mention when I called to complain about her Justin responded with a email not even ten minutes after my phone call " you've been denied have a good one" you guys know what happened after! Not even a call first? The receptionist seemed to understand how wrong all this was why can't anybody else? I sent a very nice sweet email about how sweet they were to me! Received a call shortly after to a very apologetic JUSTIN, who says he called. today after I called when I called at 1pm and they close at 5 and Charlotte is 3 hours ahead of us?

He most definitely only spoke with a receptionist at that. Refunded my application fee but can't fix the disrespect I feel and the disgust I feel for such a office to be running a home I wanted to live in or that my fellow seatt lites live under. As for the review a few days ago with the rude employee, the reason he relied to the email is probably because we receive 7 text and 7 emails that all need a response or we get canceled for our tour!

These guys are very sketchy. I would think twice before renting an apartment managed by Redside. They leave repairs in the laundry room unresolved for over a month. They also don't give enough advanced notification of any planned work, everything is very last minute with them. The also will attempt to tack-on added fees for their own renter's insurance and RUBS utility fees which will add another $100-200 a month to your rent. If you try and reach them, your emails get bounced and they never answer their phones. I'm surprised a class action suit hasn't been filed against them already.

Redside is in violation of their obligations and through neglect and mismanagement allowed for these kind of conditions in on of their buildings at the peak of the pandemic. I've requested for my lease to be voided due to health and safety violations and they have refused. So I am posting a review online because I am concerned for my safety and their behavior is unlawful. 6 weeks of this stuff in the hallway.

Redside Partners has been prompt and direct with inquiries. My on-site manager has been responsive, helpful and good natured. Rent is paid online through a tenant portal, which is very convenient as you can have rent+utilities on autopay monthly. Despite being very old (pictures at the front show the same building around 1900), the building I live in is very clean and appears to be regularly maintained. Interior is updated to be modern and minimalist. The rent is fair for the Seattle district it is in. I've lived here for just about 6 months now.

I just signed a lease and moved into the Davenport Building in Belltown. Redside had a really good promotion for my unit that I initially thought was too good to be true but after meeting the building manager Vonn I was pleasantly surprised. Vonn has been such a delightful person to work with. She made signing the lease, move-in quick, easy and stress-free.

When she gave me a tour of the building it was evident that she puts a lot of care into her job. I love the location of the building! Super convenient to Downtown, Belltown, SLU & Lower Queen Anne. The unit itself is great! Classic building with all the elements of such which has been nicely maintained over the years. The wood floors, carpet, kitchen countertops all appear to be brand new which I really appreciate. Lastly, there is 1 silly aspect that makes me really happy about this company.

In my last place, the online portal was only available to accept rent payments from the 1st - 3rd. I prefer to pay my rent in 2 payments that coincide with my paychecks. so I really appreciate the portal being open to receive payments all month long.

Redside operates and runs multiple different housing facilities throughout the Seattle metro area. I cannot speak on behalf of all of the properties but my time at Anew on 12th has been exceptional thus far. The company, and property management Yvonne in particular, were willing to work alongside me over the phone while I attempted to facilitate an across country move. Yvonne stayed in contact with me during the entirety of the process and walked me through each and every step.

Upon arriving to Seattle, after a two week cross country road trip, we were given a tour of our new apartment and were able to move in that same evening. The space is small but clean and well maintained. There is a cleaning staff that cleans and vacuums the communal areas once a week. Maintenance has always been prompt and friendly. Our refrigerator broke down within the first month and it was replaced within two days of a maintenance request.

The location is amazing and near everything we could ask for. When we moved in we had a beautiful view of the Space Needle, Seattle sky line, and mountains. Alas, due to construction we no longer have this view but it is still a nice big window. The rent prices are a bit high for the amenities provided (other places in the area offer rooftop gardens, gyms, indoor bike storage, or etc for the same price) but the location is top notch and worth the trade off.

The electrical work is a bit finicky as it appears that multiple apartments are put on the same breaker so sometimes our appliances trip the breaker but that is my only major complaint with the apartment. There have been no other issues regarding maintenance, appliances, neighbors, or etc. We have never had any issues with paying our rent or utilities and they are always as advertised and easily accessed through the online portal.

They give a detailed breakdown of what you are paying for each month and it is very well organized. There have been no surprises yet! Yvonne goes above and beyond the requirements of their job and always responds to my texts or emails promptly. Any questions or concerns that I may have are responded to with great enthusiasm and flare. They are so friendly and welcoming and make you feel like you are truly appreciated as a tenant.

We are always greeted with a big smile and excitement. It really makes us feel special! I really could not have asked for much better or my first home here in Seattle and it has been a great joy thus far. I look forward to continuing my stay here! P.s- It is worth the extra $200 a month to have the additional lofted space. It has really enhanced my enjoyment of this apartment! It feels so spacious up here! Now if only I had a balcony too.eyeing the apartment below me that does.*wink wink nudge nudge*

I was priced out of my apartment by a 55% increase in my rent. The rent increase was made with the intention of booting my out in order to remodel the apartment. I believe this is considered illegal. They initially made an illegitimate form of notice of my rent increase, only effectively notifying me two weeks prior to the set date. This lack of prior notice would also be considered illegal.

Even with the plan to entirely remodel the apartment, they still chose to withhold my damage deposit, arbitrarily quoting repair prices to the whole amount of the deposit. One repair noted was for damage to the walls that I'd already patched and that they'd already stated they'd paint as a simple refresher. The other damage was to windows cracked only on the outside layer of double-pane windows, something I simply wouldn't be held accountable for.

The managers are pushy when it comes to getting their way with entering your apartment. They ignore many rules on proper notice. It's worth knowing the actual rules in order to get them to do some things properly. These managers are simply undignified, slimy, deceitful, and don't deserve any respect. They have no interest in the actual customers of the business and would rather get on their knees for their superiors in order to not take it up the backside instead.

Tenants BEWARE. Management uses Bait and Switch scams! And is super rude. They were trying to get me to tour an apartment that was WAY outside my budget, and then when i asked them about it, they gave the excuse that was already rented out! :O Afterwards, they then cancelled my tour (even after i was patient and reasonable with them). Redside Partners has held my deposit for over 4 months and is yet to refund me my money! I rented a parking spot month-to-month through this property management company for over 6 months. This past March I notified Corey Cimball my property manager that I no longer needed the parking spot. I sent him my new address so he could refund me the deposit, however I'm yet to receive the deposit.

Not only have I not received my deposit yet, Redside is sending me bills still for rent as if I'm still using the spot. I've emailed Redside and Corey about this issue, nothing but crickets. I've called Redside to leave a message, no call back! Ughh! Please give me back my deposit! Thanks!

Management have resolved issues I wrote about before. Now I'm quite happy Housing quality is good. I don't have any complaints

My son rented a unit at 1806 on 23rd Ave in Seattle. My son's door was broken into by the police. After making the maintenance request it too almost a month to secure the door and then another month to replace it. Creating an unsafe place is not ok. My son's XBox was stolen from the unit during this time. In addition they charged me without my knowledge for liability insurance after the fact for the month of January, when this incident happened.

And now they are denying the claim since the incident happened prior. Which on one level makes sense, but the charge on my invoice says January 2019. And the actual policy reads. "Coverage only applies for such monthly periods in which the Named Insured has reported and remitted the premium to the Insurer." These people were very uncooperative and shady. DO NOT risk living in any property they manage.

We had rented an apartment in Seattle - The Glen Arms Apartments - that Redside Properties had managed, and the review via Apartments.com is below. It's worth nothing that after multiple emails and phones calls, Redside never returned our calls, and that prompt management review below was BEFORE Redside took over the property. Experience at Glen Arms: Living at the Glen Arms apartments has been a mixed bag for us.

One one hand, the apartments are quaint and comfy - and the building management is typically prompt with fixing things. The walls and ceilings are a bit thin, and you can hear televisions and conversations from down the hall (and people walking above if you're not on the top floor). No big deal though. Our big issue (and reason for moving) came when a new tenant moved in and started peeking into our bedroom.

We have woken up on numerous occasions to him standing within inches of our bedroom window looking directly in at us as we were in bed - sometimes it'd be when one of us were changing. We notified the building manger multiple times, but each time he claimed to have "spoken with him, " and nothing changed. As it turned out, they are friends and he continued to allow the behavior to happen.

Instead of going to the police with the issue, we decided to find a new living situation as it wasn't worth the hassle and we have more peace of mind now. Redside's management screened our calls and never returned emails. Overall very poor management in our opinion.
