This is a very unreasonable company to work with. When my friend and I moved into our triplex on the South hill we paid a cleaning fee and non-refundable carpet cleaning fee even though the carpet was filthy and smelled of wet dog when we moved in. The leasing agent had aired the place out with the doors open before we got there to look at the place so we wouldn't notice.
My friend and I cleaned the whole place before we moved our stuff in. We fixed up the place while we lived there including disposing of the huge black garbage bags of waste on the back patio that was left from the previous tenants/property management. We planted grass and made repairs throughout the house. I shampooed the carpet for hours and we left the place spotless only to move out and get no cleaning fee returned.
We left under the impression of not getting our non-refundable carpet fee back only to find out 2 years later we somehow had an outstanding carpet cleaning fee with them and were never notified. I wouldn't recommend them to anyone. As you can see, no one else has left a decent review either.

This is a horrible property management company! Me and my little boys almost died from carbon monoxide poisoning from a old hot water tank that wasn't working properly! It took them almost a month to fix so we had no hot water! Another time we had a water pipe fail in the yard somewhere and they turned water off to fix it and couldn't flush toilets or shower for two weeks and never put us up in a hotel.
After the wind storm power has been off for 4 days and I have sewage back up downstairs and can't even leave a message for them to call back which they don't. They also had to come out last year to fix my garage door and just realized because it broke again that they jimmy rigged it and could of hurt someone! There is no emergency numbers to call! This is crazy!

I've lived in a property managed by this company for almost two years now. Overall, it's a nice property, decent neighborhood, etc. We did have some issues moving in (the carpet shampoo company that they hired literally did nothing and the shampoo company was so rude when I called and insisted that they had cleaned it, so that tied the management property's hands). Anyway, despite that, we haven't had any issues since.
Our maintenance requests have been fulfilled quickly and Al the maintenance manager is great and super nice. The people that work in the office are nice as well, even if they can't always help me with things until my landlord calls back. Overall, it's a good house and I can tell the homeowner cares about their property.

Similar to a review below. Half of our house is without power, washer, dryer, bedroom, bathroom, stove, ALSO our furnace during the coldest week of the year! 10-15 degrees. Over the weekend we did everything to try and get us back up and runnning however not being electrcians we decided to use the "emergency" maintenance line, which is a waste of time as no one answers or calls back.
After leaving numerous voicemails with the office with no call back. We continued calling to which we finally get an answer, smuggly letting us know "well we cant do anything we will send someone out". Couldnt that have been done days ago? This company is very quick to call if they want their money yet are willing to ignore when it comes to the comfort and wellbeing of their clients.
This is not the first time it has taken days to recieve a call back for more minor issues as well as recieved rude treatment as we have lived in our house for over 3 years, however this has been ridiculous. The owners of our house will be informed of this situation.

We were meant to see a rental property this morning, early in the morning. I got an automated text about two hours before hand, reminding us of the showing and asking for confirmation. I confirmed and started my day. We live across town, and had to get the whole family up and moving much earlier than normal because they refused to do a showing in the evening or a weekend (you know, when normal people don't work).
We got to the property a little early, but thought that perhaps they were running late because of the bad weather. Ten minutes after the time when the showing was supposed to start, we called the office to make sure everything was OK. We were then informed that someone had put a deposit down on the property the night before and that the showing was canceled.
Ten minutes AFTER the showing was to start. This is extremely frustrating and more than unprofessional. We should have been informed much earlier than that. Even if they got into the office 30 minutes before the showing, realized what had happened and immediately called us, that would have been acceptable. We aren't unreasonable people. We understand that things happen.
But this was an unacceptable level of unprofessional. I wasted time and a not insubstantial amount of gas to drive across town for a showing that never happened. We will not be renting with the company now or in the future.

We have been renting since October and it has been a nightmare. Our stove in the apartment was rusted and the bottom drawer was broken and we were told it was going to be fixed if not replaced before we moved in. It was not. I'm writing this review in March and after three messages and maintenance requests, it has not been fixed. The management company claims they can't even fix anything.
All they do is call a "handyman". Now our kitchen sink is broken and we can use it until we get help. It has been 5 days. Please do not rent from this management company. They do not listen, they are incredibly rude, and they leave you helpless. I'm completely disappointed and I am frustrated with how everything has turned out.

Left a review some time ago and it's mysteriously disappeared - so coming back to leave a new one. The experience I had with Johnson was unforgettable.purely because it was absolutely atrocious. Basic maintenance calls were almost impossible to get completed, and it got so bad I was having to make lists and photocopy them so I could prove I requested service at all.
The garage of the home we were renting was hit by lightning, and no matter how many times we called and begged for someone to fix the sprinkler system that was fried - for the garden and yard WE were responsible for, apparently - they never sent anyone out even after multiple promises to do so, and then when I started to hound them every week to try and force them into fixing it, it became an "owner insurance issue".
We rented from Johnson for a year and not once did I ever feel like I was treated well. I was lied to constantly. I've rented many many times and never had this experience before. Trying to get my deposit back was an absolute nightmare, and it took almost two months before I saw it. DO NOT RENT FROM JOHNSON.

No no. Do not use. i trusted them with three properties and all three were severely neglected. They did not check on the homes. They are simply rent collectors and do not manage the properties. I was not allowed to have photos of the conditions of my homes even when I asked for them, I was not allowed to go into the homes even when I asked to. I was not updated that the tenants were trashing the homes.
One of my homes in a nice neighborhood cost me $15,000 in repairs. The property management took items from my home that were MY personal property and then they blamed me for the condition of the homes. I could go on and on with reasons why you do not want to trust you investment with this company. They have completely ripped me off and have zero concern about it what so ever. They truly do not deserve even one star. Leaving your home with a next door neighbor would have better results.

There are TWO Johnson Property Management companies, one in Spokane (this one) and one in Idaho, the other one. This one has no ownership in the Idaho office, have no guys that answer phones in our Spokane office, nor do we ignore people. We have managers that have been in the business for a decade and know how to provide amazing customer service. We don't take applications via fax and we communicate extremely well.

I wouldn't have even given 1 star but you have to on this site. This business and their business practices are being reported to the BBB. Pictures. Texts. And all. Leanne is the worst. That business should be shut down! They do not fix ANYTHING. They do not clean carpets but take the $200 non refundable carpet cleaning fee. I moved out on a Monday.
And by the VERY next day they had a tenant living there. Carpet cleaning? That's a laugh. I moved out and took 55 pictures. I am waiting to fight them in court. And you CANNOT get them to answer their phone. My washer never worked since I moved in. In one year that I lived there.they never once came out to fix it. Mold issues. Structural fixes that were neglected. Thank god I took pictures and kept Leanne's texts!

Let me begin my stating that I have rented my homes for about the last 8 years. This is, without a doubt, the worst rental experience I have ever had in my life. About a year ago, I moved into a lovely South Hill Spokane home with three other people. A week after moving in, lightning struck the garage. Now, obviously, I wont blame J.P.M. for an act of God. However, I will blame them for the six MONTHS it took to have the damage to the structure fully repaired.
For two weeks following the strike, we had exposed wires in the garage, and were afraid to use the structure because of it. When we moved in, the house was also in the midst of being painted. The painters not only used the wrong paint, as it began to bubble and peel, but they didn't even bother to put a primer coat down. To top all of that off, they took the gutters and awnings off the home.
It took two months to have the gutters put back on, and an additional month to have the awnings put back. The painters also left their paint and tools, and as of moving out in July, they were still there. After the lightning strike, the sprinkler system panel was completely fried inside the garage. This made maintaining a lawn as large as the one we had virtually impossible.
We had an overbearing neighbor (again, NOT J.P.M.'s fault) who called them about the dead state of our lawn and called it a 'fire hazard'. Queue J.P.M. harassing my girlfriend and I about the lawn's state, even though the sprinkler system had never been replaced from the lightning strike. About six months into the lease, the couple we (my girlfriend and myself) were living with broke up.
I submitted a request for the other girl to be removed from the lease, as she was no longer staying within the home and had requested to be removed. Apparently this never happened. Upon the issuing of the check to return our deposit money, All four of the people who moved in were named on ONE check. Being that the check was impossible to have endorsed by all parties as two of them are no longer living in this city, and one is no longer in the STATE, I went into J.P.M. to see about either the re-issuance of new checks in individuals names, or just the re-issuance of a check that could potentially be divided among the people remaining on the lease.
I was informed by the least-interested secretary ever that "It's just how they do things, and it's not possible to have another check cut". Well, that's almost $1,000 worth of people's money that isn't theirs that they are sitting on, so something WILL be done about it, or legal action will be pursued. At best, they are inept. At worst, they are thieves. Run away, fast.

My experience with Johnson property was not a very plesent one to say the least. I rented an apartment through them for a year and can say I will never rent from them again. This evaluation was made after several instances of this company and its employees i.e. Leasing agent and there constant desregaurd for landlord tenant law and utility and maintenance accommodations.
When I was first shown the apartment I was reasonably satisfied with the starting accomadations they were offering. I was greeted by an onsite employee not the leasing agent who explained the building was under renovations and the management/owner had plans to improve every unit in the building including outside inprovements to the buildings surrounding areas including But not limited to new kitchen cabinets and replaced and outdated appliances wich barley worked. my desicion to move in was based on a few factors 1. geographical locations of the building as it was close to city transit 2.
A move in special that was a cheaper incentive to move in considering I do live on a fixed income. And 3. Future accommodations I was promised for the improvent of my unit for at the time was very outdated and falling apart. Upon signing the lease I was then greeted by a woman "Leona" the "leasing agent" who also reassured me of these improvements to the building. after moving in I had verbally asked the leasing agent and submitted several maintenance request forms for a new refrigerator after two weeks I had finally seen the onsite employee who quickly brought this issue to the leasing agents attention. who instructed the onsite employee to replace the fridge with another used fridge that wasn't much better. through these two weeks I lost food caused by spoiling and was already interested in moving but I was in a lease this was the first of many instances that made me un satisfied with their procedures.
During the course of my tenancy the Magement had also gone from a large dumpster for trash and down sized to two small cans that did not have the abilities to service trash for a building of 40 tenants. trash began to acumulate all over the surrounding area of the outside of the building and my apt began to smell really bad because I had no where to dump the garbage And I felt like my complaints on any issue were not being solved. in the end I had witnessed the onsite maintenance left and no longer work there. the leasing agent had harassed me and other tenants providing threats of eviction based on events that were not committed by me or them wich was also proven. and I also learned the leasing agent had been aressted for assaulting another tenant in the building. this quickly promted my desire to move as soon as possible and I quickly did and began to write this review to warn anyone considering this company as a rental service.

I called at 6:30 in the evening to leave a message on the after-hours pager and got no respose, called again at 8pm and still at 10:45am the next day I have not heard back from this management company. I have 5 children and a sink that is overflowing, a garbage disposal that is spraying water, and water stuck in the pipes because of a clog in 7-12 degree weather.
Why is it then when you call so close to after 5 do I still not hear anything? My husband has now left a message on at Johnson Property management as well as putting in a maitenance request and we still have heard from NOBODY! And I know the owner's father lives right down the street from us but we don't have their number just Johnson Property's phone number to go through.
This is ridiculous, it may not seem like an emergency when you have a sink not working but I can't even run my dishwasher, to clean the dishes. This is such a crappy way to handle buisness

Please.if you care about your life, DO NOT use this management co. I spent 7 years on the phone out of state babysitting them every other day with one problem after another including tenants they let in who would not pay their rent. Why did I stay so long? They seemed nice, made everything appear to be my fault and I fell for that. It was when I finally fired them the problems escalated beyond comprehension.
There were duplicate charges on my bill and a utility bill worth $600 I was charged for that I didn't even know about. When they set up my account they put my name on the utilities with only their address. Then they moved but did not contact the utilities co to update their new address. Months went by, me completely trusting them, unaware there was a bill and the utility co having no way of contacting me so the debt accrued.
I was sent to collections and my credit ruined. When I told them I wanted them to pay the bill for their incompetence and clear this off my credit, , they told me it was not their problem and Cinderella turned into the wicked witch! When we parted ways I asked them to transfer to me ALL pertinent utilities and paperwork. They sent nothing on this utility company! As I said; if you care about your life, go elsewhere!

In 2005 I hired Johnson Property management for a rental duplex I had purchased. I signed the contract and thought everything was above board. Two months later I was contacted by my realtor who informed me that one of the tenants had vacated the property right after I purchased it. He thought I knew and was wondering why the property was vacant and had not been rented again.
The agent who was handling my property was on vacation and hadn't realized that my tenant had moved out. I was furious! Before I could rent it out again I had to incur $5000 worth of costs for damage left by the tenant. Since 2005, many of the tenants didn't pay their rent on time and some left me with unpaid rent for over two months. Johnson Property in my opinion did not screen these tenants properly, especially their past rental history or credit.
Because of this; I had to be on the phone with them over one issue after another every few days. This went on the entire time. It was never smooth sailing and finally the straw that broke the camel's back was the day I found 2 very sizeable charges that had been placed on my bill as a duplicate. This over charging lead me to part ways with them.
Today I was notified that I owed a $245 utility bill that began to accrue 5 months ago. In transitioning the paperwork for utilities back over to me, Johnson Property did not disclose nor send the paperwork to me from the Avista utility company, only the Spokane Utility company. Since I live in LA and bought the property sight unseen, I asked them very specifically to send me ALL utilities and ALL information that was pertinent to my property.
My last tenant vacated in November. Due to the fact Johnson Property did not forward the Utility information for this company, I was completely unaware there was a meter left running. I was being charged all that time! Avista tried contacting me but when my account was originally set up in 2005, Johnson Property had given them someone else's phone number and address.
This negligence prompted me to contact the owner who then refused to take any responsibility what so ever. I would NOT recommend this company to anyone! Overall they cost me a lot of money and a lot of grief.

I live at a property bordering a property managed by Johnson Property management. In early June they took down my fence (the fence belonged to me and matched my other 3 fence lines on my property). While the fence was beginning to age, it was still a functional fence. I assumed that the property owner had asked them to have it replaced, but when a week passed and my fence was still missing I became concerned.
I called them multiple times asking what the plans were to put up the new fence, but didn't receive a call back for 2 weeks. Upon finally receiving a call back they assured me that there repairman would be out to put up the new fence in the next week. To make a long story short, 12 weeks later and multiple phone calls later I still had no fence. Having a dog who is unable to go outside because the fence was missing is frustrating. Finally, 13 weeks later, the came and put in the cheapest chain link fence possible.
Not only that, the fence posts are not level and the repairman made no effort what so ever to even make this fence look remotely decent. The fence is sloped at about a 20 degree angle from one end to another. In my dealings with Johnson Property management, I have found them to be unorganized and slow to act upon issues. The tenants who lived in the home repeatedly asked for the fence to be repaired, yet nothing happened. All in all, I would look to another property management company. As an owner of a rental home myself, I would not trust Johnson Property Management to handle my rental.
I called them multiple times asking what the plans were to put up the new fence, but didn't receive a call back for 2 weeks. Upon finally receiving a call back they assured me that there repairman would be out to put up the new fence in the next week. To make a long story short, 12 weeks later and multiple phone calls later I still had no fence. Having a dog who is unable to go outside because the fence was missing is frustrating. Finally, 13 weeks later, the came and put in the cheapest chain link fence possible.
Not only that, the fence posts are not level and the repairman made no effort what so ever to even make this fence look remotely decent. The fence is sloped at about a 20 degree angle from one end to another. In my dealings with Johnson Property management, I have found them to be unorganized and slow to act upon issues. The tenants who lived in the home repeatedly asked for the fence to be repaired, yet nothing happened. All in all, I would look to another property management company.
