I have worked many years with the Vista Team and have found them all to be very practical and conscientious, especially with providing viable checks and balances to the community's spending of money and to the community's needs vs. the community's desires. In short, Vista manages our community in a hands on and practical manner. Additionally, Vista has moved the services provided to an online access style long before COVID hit. Vista has led the way in transitioning to an online platform. Lastly, Vista also has a tradition of hosting Fall outdoor thanksgiving parties for the members of the Vista communities!

Our community in Gaithersburg had three different management companies before moving to Vista. I was just an owner when Vista took over as our management company. They have been the best management company by far in the 15 years I have been in the community. Vista always returns calls and emails in a timely manner, they do an onsite visit once a week.
In the years since they first took over they have adapted to any request communicated by the board of directors. The other residents who live in the community have expressed the same and they really appreciate the level of Vista's personal management style. Our community has 252 units on 16 acres and Vista continues its personal touch in our community.
I highly recommend Vista as a management company because they listen to the residents and accommodate as much as they can. All adjustments communicated to them they have executed as requested. It is like working with a small company but the level of management they give rivals any company we have had before them.

Let's make a few things clear first. Vista did not create your community bylaws, the developer or other party did. Vista did not do the repairs on your building, a contractor your board approved did. Vista did not send you notices to repair your home on a whim, they did so at your boards direction to enforce your community bylaws. The negative reviews here are misguided at best due to a fundamental misunderstanding of who is responsible for what.
Attend your HOA meetings and learn more about your community. You will understand more about how your HOA dues are spent and that your board is directing Vista to take action.

Not a good company, it does not care about its tenants when I lived there from 11/2000 to 08/2016. I only stayed that long because the location was convenient and somewhat safe. It will hike its rents even with a so-called rental renewal and without a rental renewal it will hike further up. For the sixteen years that I lived, never once was an upgrade done inside my apartments but only on the outside of the apartments to give potential tenants the enticement to move thinking that their apartments would be the same as the outside, which would be a lie/deceiving. Critical: Professionalism, Responsiveness By far the most unresponsive "Management Company" I have encountered. No one ever answers the phone, and IF you are able to leave a message, they do not respond! I have literally called twice a day, everyday for two weeks and have yet to speak with anyone. They need a serious overhaul, highly disgusted with them.

Terrible company. They are managing Riggs Hills Condo and ever since I bought a condo in this complex, I have seen only problems. The worst thing is that property manager is working in his own benefit and not in the benefit of the condo owners. They are overcharging people that do not speak English and always put the charge on condo owners even though most of the times the problem belongs to common area and should be on association.

This is the most unprofessional and crooked management company ever! I am so ready to sell my home and get out of paying this company. How in the world do you hold up someone's HOA payments for over a month and offer NO reason other than, please contact Michael S. Neall, Attorney's office? What? I sent my payments to Vista Management NOT Michael S. Neall, Attorney's. Both companies are janky at this point! You don't even deserve the 1 star and the only reason you got that is because I can't click POST without it! Ridiculous and Shameful!

While trying to call Vista to solve a "returned payment", Penny Walker, their collections manager, got very nasty, very fast and was unable to help me. In order to deal with public, you should be able to talk and be personable, this Penny individual is not, she is rude and unprofessional. Not a fan of Vista Management.

From my experience calling them this morning, Vista is a slipshod operation at best. There is one email address for everyone and is an aol.com address at that! I haven't seen an aol user for ages! Aside from that, the young man who answered the phone could not tell me who was in charge -- not a president, CEO or anybody. Then, someone more knowledgeable than this person literally grabbed the phone from him and began asking me who I was and what I wanted.
I did ultimately get ahold of the person who is seemingly responsible for management of my apartment complex, and he just got me off the phone as quickly as possible. I'd say if you don't have to deal with this group. DON'T.

This management company continues to neglect the properties it manages. There has been fecal matter on the wall in a common area for the past 3 weeks and they have not cleaned it. Our trash rooms have not been cleaned. Use at your own risk. For those having issues with this company I suggest doing things like going to the BBB or other organizations/agencies and complaining that is the only way that they will improve besides legal action which is the route that we plan to take.

I usually try not to write a review unless it is to a praise a business.but I feel an obligation to the rest of the community share my experience about this. BEWARE. Similiar to all other commenters, they were disorganized, contentious, and slow to respond to needs when I was renting a unit from one of their clients. After sending my 30 -day notice to leave the unit, no one responded to me.
I had to have my landlord call and email many times before we received a response, which was the week I moved out. My landlord had left a bunch of furniture in the unit and in my 30-day notice, I sent the list of items I would be leaving, as they were the property of my landlord. I received 2 nasty phone messages from one of their business managers about leaving furniture behind and threatening to file a complaint against me for abandonning items. INTERNAL COMMUNICATIONS! Do your clients a favor and begin to practice it before you insult another tenant.

Terrible, terrible. If you can avoid it, do! The address on my lease ("mail all rent checks to") was incorrect and my first rent check got returned to me. This is a month later! It's a total time warp over there--their voicemail still has a notice up on Feb. 25 that the "office will be closed due to inclement weather and will reopen on Oct. 31." Not only that, but I notified the staff of that oversight in January (after moving in).
Totally uncaring and unprofessional. It takes several emails to my manager to get any response, and now he no longer has an extension at the company but no one has given me my new manager's contact information!

This management company sucks! totally unprofessional, lazy and incompetent! since i moved into my townhome and they became the management company, my life has been a living hell. for starters, they accused me of not paying my hoa fees when i had documentation of all payments. in december 2011, i received a letter from my tenant that vista management was imposing fines for my rear downspout which they claimed needed repair. im not sure how they would have thought the letter would reach me when i provided them with my forwarding address in april of 2011 and advised the management company that the property was a rental. i emailed and telephoned vista, to no avail telephone calls and emails remained unanswered. finally, in april of 2012 i was able to reach the indivudual over my community and a board hearing was scheduled.unprofessional to say the least. at this hearing they threatened to impose fines to my account but could not produce any evidence that my rear downspout was in need of repair. vista advised that they would contact me back within (7) days in reference to the fines. i ended up contacting them back because they never follow up! i contacted vista back after waiting for two weeks, only for them to tell me there was a "mistake" and that my account was being cleared of any fines. fast forward, i contact vista this summer in reference to the rear concrete patio separating from my home (which vista is responsible for the structure of the property).its october and they have yet to repair the damage after countless emails and telephone calls. they are totally unprofessional and i hope that the board/ residents of beechwood square remove this management company! they provide piss poor service!

Vista used to manage my condo complex, and they were horrible; I hardly ever had a good experience with them. When I first bought my place and moved in, I left a phone message with the property manager with several questions. and then called and emailed every day with no response (and they don't have individual emails for staff - there is ONE email that everyone shares).
I finally got everything dealt with by talking with the assistant there -- though when I went to pick up spare keys, I found they were closing early that day without warning. And then a month later after my first phone message, the property manager called me to respond to my numerous messages. Who doesn't check their voice mail for a month?!?
And whenever I talked to him, he never seemed interested or remembered who I was. We then got a new property manager (still with Vista) who seemed okay, and much nicer and more responsive. until he proved even more incompetent than the first guy. I had contractors in my condo to do pipe work, so I needed the water turned off. The manager said to call him when the contractors showed up.
He told them to turn off the valves in the laundry room. So they did. Only the water in my condo didn't turn off. So the manager said the water needed to drain out of the reservoir. After ten minutes, it was obvious there was no reservoir and it was water from the water company which my condo fees were paying for, going down the drain. Then he stopped answering his phone.
So my contractors walked around the building looking for the turn off valve. Finally got a call back, saying they had to go into the pool house and turn the water off for the entire complex. That was when I cried foul and called the assistant who got me the name and number of the previous condo board president, who came over and unlocked the utility room next to the laundry room, where the shutoff valves were.
So after wasting four hours, my contractors were able to get to work, but they had to come back the next day to finish what was supposed to be a one-day job. The worst part was that the property manager never admitted responsibility or fault, claiming it was a "miscommunication." It is completely irresponsible, not to mention dangerous, for a property manager to not know where water shutoff valves are - what if it had been an emergency?
The contractor tried to get the management company to pay him for those four wasted hours, but emails and phone calls went ignored, and Vista didn't do anything until the contractor got fed up and stopped trying. I'm so glad we finally got a new management company.

So we finally got out of the Vista Management property. We emailed them asking for a bill with all the charges they say we owe them to be sent to our new address. We resigned ourselves to the fact that we were going to have to pay the $1000 rent payment that VISTA LOST, not us. Because we can not find the money order receipts that we used to pay rent that month. we can not prove anything.
After not receiving the bill that I asked for, I called the office and those morons sent it to the wrong address! So since the bill was never paid (because they are idiots) they sent it to collections. Vista Management has screwed up so many times. I thought I would be done with them when I moved out, but their incompetence is still affecting my life.

Vista management is awful and are slumlords. They are understaffed, cheap, and unprofessional. I have had to call Montgomery County to report a serious code violation that is a risk to my health. They do not seem to care that black mold is growing throughout the apt building. They will ignore requests, hoping that people give up. I would recommend that you stay away from any Vista property.
