There are many important services a property management company must perform in order to effectively manage residential properties. Our services begin with properly preparing your property for lease prior to procuring a qualified tenant and end with conducting a thorough exit inspection once your tenant has vacated.

Preparing Property: Our in-house home inspector will inspect your property in order to note any potential safety hazards or potential future problems that may effect the integrity of your property (water heater improperly strapped, inadequate caulking around tub and shower which could cause dry rot, etc.).
Services
The National Association of Residential Property Managers (NARPM) promotes a high standard of business ethics, professionalism, and fair housing practices. NARPM's members subscribe to the following Code of Ethics for property managers of single family and other small residential properties. It is the duty of the Property Manager to protect the public against fraud, misrepresentation, and unethical practices in property management.
Missed Appointments: You will be responsible for the payment of any service call charged for: a) a missed appointment, b) not providing access to your unit when requested, c) leaving any keyless bolting devices engaged, or d) not following other instructions as you agreed that results in the service agent not gaining entry to the property.
Here are some local utility numbers that might be useful in your move. As a new tenant, you will be responsible for payment of all utilities for the property, unless otherwise stated on your lease. As of the move in date of your lease, it is your responsibility to turn necessary utilities on in your name and billing sent to the appropriate mailing address. Some of these companies need to be contacted several days before your move date and in some cases, require service fees to start service.

We had a great experience renting with Premium Properties, any service requests were dealt with quickly and with no issues. Kirk and the team were very accommodating when our schedule for move out changed and were helpful even after we relocated with a couple of items we needed forwarded from the old address.

As a condominium owner in Walnut Creek, CA, Premium Properties was my only property manager since 2001. I appreciated the regular maintenance surveys they performed on the property and their recommendations on what should be fixed. Additionally they did their due diligence finding very good vendors in the best price range; I didn't have to worry about being an out of state owner - they always had the renters' and home's best interest. Moreover, when I refurbished the condo, they found a solid contractor. and did much of the communication with the company.

And their customer service is top notch. I just sold my condo (April 2022) & among the hardest parts of letting go of the place is knowing I won't be working with Kirk and his fabulous Premium Properties staff any longer.

We have been renting from Premium Properties for over 2 years and cannot say enough good things about them. By far the best property management group we have worked with. Lisa is amazing to work with. She responds the same day and everything is taken Care of promptly. That is not a normal occurrence with most rental companies. They are very professional and the whole team does a great job. The contractors they use are very good at what they do, not just "a handyman" who can sort of fix things. I highly recommend using Premium Properties for your rental needs.

I was in a rental for 7 years that was managed by Premium Properties and I couldn't have been more satisfied! They promptly answered every request, sent any necessary worker to fix the issue, were always available for any call and were extremely professional. We worked with Premium Properties over the past two years and it has been an absolute pleasure working with Lisa, Chyanne, and Jasmine. Anytime we had an issue with the rental they sent someone out the same day to repair the problem. Moving out of the unit was super simple. I reccomend using Queens Cleaning which works directly with Premium Properties, so they just bill them directly, and take it out of your deposit. Everything was smooth from start to finish.

They are one of the few decent property management companies. I have worked with them before, I was very happy with their professionalism. After a couple of years, when I needed a home they were the first ones to respond. While everybody was rejecting me, they took initiative and actually tried to work it out with the landlord to get us in. It really feels amazing to see that there are still people left who don't see you just as "numbers" and actually helping you like a family. I worked with Darcy, Julie, Jasmine and Mimi and their team while renting a property for two years. I was very happy to have gotten in to the location I wanted, and they were very helpful with some issues I had during the application process. I felt they were responsive to requests when there were things which needed to be addressed, and if something went wrong, they corrected it.

I was sad to leave my place (great neighbors, quiet area), but the move out process was explained thoroughly and I was very happy with how quickly they completed everything once I moved. Thank you to the team for all your help!

I worked with Mimi, Darcy, Julie and James. They were so professional and always got everything taken care of! I made a number of maintenance requests and they all went smooth! The best part: After requesting a pre-move out walk through, I was given a list of things to fix or clean. After I have done all of these, I received a FULL DEPOSIT back. : This has been the best renting experience of my life! I would definitely rent any property they manage!

My family rented a property from PP for the last two years in Walnut Creek. They were incredibly responsive, very organized, and employs top level staff and contractors for repairs. I've rented from many PM companies and PP has exceeded all of them. I highly recommend utilizing their services as a renter or if you're an owner looking for a professional management company. We have been working with Premium properties for almost 2 years. Prior to this we had worked with couple other firms in the area. I got to say, PREMIUM is the core approach to their services. I can't imagine any other company putting in as much effort to make sure your experience is premium any more than Kirk and his team. The folks here are difficult at best to deal with. The owner is a great example of someone who should not deal with the public. If you want to deal with a group that is arrogant and willing to charge for anything extra.then this is your rental company.

They will send people out when you have an issue, but they are only as good as the landlord in many cases. If landlord doesn't want to fix, it doesn't get done. If you have problems getting your deposit, they will show up in court and not testify objectively, and have no problem confirming absolute fabrications made by their client. I wouldn't work with them again, and fortunately I won't have to.

We recently rented a place through Premium Properties (office in Walnut Creek) and want to share our experience. Overall I have rated them a 5 Star because every issue we have had since signing the lease has been promptly handled with ease. First, when we went to the property and found the carpets dirty, dead flies, spiders and ants; dust everywhere and was a little bit shocked at the condition.

Management offered to clean the carpets; I thought paying for a house cleaner to come in wipe down and vacuum everywhere would be better. We were reimbursed for our expense right away and without asking. We had a plumbing problem and some other items needing repair and/ or serviced, everything was taken care of quickily and with a smile from the staff, thank you!

Also a side note, the heater and air conditioner are serviced every six months, filters changed, these little things make a difference We would highly recommend using the services or renting from them.

This is a decent property management company I had manage my house for 14 years. I got the usual profit-expense statement at the end if the year, house inspections, checks deposited regularly, etc. They did do some things that I did not want but in the overall scheme they were minor so I didn't push the issues. At the end of my contract when they moved away from El Sobrante they really dropped their service to focus on their core market around Walnut Creek. I might go with them again if my house was located in their management area.

Fine as long as you don't need anything. Last weekend I discovered a smell coming from within one of the walls of the master bedroom. I called Premium Properties on Monday but as it wasn't an emergency I could only schedule an appointment for during the day. Friday was the only time we could arrange something when I could take the afternoon off of work. Friday afternoon, John comes out.

As soon as he opened the door, he gave an audible "whoa" because of the smell. He wandered around the place before decidign that it's probably something that has died in the walls, but that "there's nothing we can do, but the smell will go away in up to three weeks. Go to the hardware store and buy some odor pellets and put those at the base of the wall." I called the office to complain and ended up with John calling me back, accusing me of "putting words in his mouth" when I quoted him directly.

The smell is getting worse, I've received zero assistance from the company and despite them having "calls in to pest control people that I know", nobody has called them back. I can't possibly imagine why. In the meantime, it shouldn't be a problem for me because, to quote John again, "you have other bedrooms and another bathroom." As we speak I am waiting for Kirk to call me back. To say I'm unimpressed is an understatement.
