Phil has been in the real estate industry for over thirty years. Since founding the company in 1983, he has developed over twenty commercial properties and has extensive experience in purchasing, selling, developing, managing and leasing commercial properties. He provides consulting services and guides the management and leasing teams. Phil is a California licensed real estate broker and holds a juris doctor degree from the University of the Pacific McGeorge School of Law and is a member of the California State Bar.

Since its founding in 1983, Cardoza Properties, Inc. has been setting the standard in commercial property management and commercial real estate services throughout the greater Bay Area. The firm currently manages approximately 2,000,000 square of commercial property throughout the five central Bay Area counties of Contra Costa, Alameda, Santa Clara, Solano and San Mateo.
A property's success and profitability depends largely in part on timely receipt of rent payments. We strictly enforce the tenant's rental obligations resulting in minimal rent collection issues. Our property managers and leasing team are in constant communication with our tenants which keeps us well informed about those tenants who are experiencing difficulty in their business and allows us to anticipate and pro-actively address any possible future problems.Our policy with tenants is simple, we are firm yet fair, and when necessary, we take swift action to enforce the terms of the lease.
We have an excellent success rate in leasing vacant space in our properties and renewing leases of existing tenants. We strive to keep our properties fully leased and carry the fewest number of vacancies as possible. Many of our clients came to us with ailing properties as a result of significant vacancy.
We take great pride in the physical condition of the buildings we manage. We realize our clients have substantial investments in their properties and we want to maintain and preserve that investment in the best possible condition. Our constant attention to each property minimizes deferred maintenance and its costs.

My buddy stumbled upon cardoza properties when he was looking for a commercial location just by seeing their sign at a business park and he could not be happier. I was looking for a location a few months later even hired a broker, I never realized how difficult it could be especially during these times as this was my first commercial property I was interested in he recommended ed.
I reached out and it just so happened there was a location a few units down from my buddy. Ed made the whole process very simple and easy and answered all my questions and I can happily say I received the keys today, thanks ed

Critical: Professionalism, Quality, Value One of the most money hungry, unprofessional and unethical property management companies in this area. It is sad what they do to drain small business owners of their hard earned money. I wish more people would know just how much damage these types of companies do to our communities.

Very Rude taped a notice to my vehicle when I was in it saying they will tow it. Instead of finding out why it was there good luck finding a tow truck to come tow it. I have been trying for two days make sure you call animal control first cause tow company wont tow with an animal inside and tell the tow company they need to cut a lock off generator and to do so he will need 3 different bolt cutters.
Oh and if you didnt realize how expensive it is for you to have a big rig come tow and it's not at owners expense. Plus you must ticket it first. And a piece of paper is not a ticket look up vehicle code.

I received a call after 4 days, telling me the property was probably rented. The receptionist also called to ask if I had received a call back. I never got any information on the property so went to a tenant in the same building and was told that the location had been empty for 6.

We just finished our lease because the area has been too dangerous to stay do to the location is a perfect area to get broken into. We did a walk through with one of the property managers and they start complaining about areas that were not.

I wouldn't suggest this company for property management. They are very unresponsive and unhelpful. Every time something is needed to be done or an issue needs to be addressed they do not respond and do not send someone out there in a reasonable amount of time. Many times we have had to go around them to get the issue fixed. Also, if Chris Trodden is your property manager, don't expect to see or hear from him.

I truly don't understand the previous review. How can you judge a business based on one of their hundreds of properties having a few vacancies and another having a parking lot with potholes and lacking stripes? I'd recommend doing business with an organization prior to reviewing them on Yelp. Ignorance and self-righteous indignation can be blissful. Cardoza has been a no-frills property manager.
Like many many managers, tenants pay rent and triple-net (common area maintenance included) This is pretty standard. Some tenants choose not to pay their rent. They often work with you if you have a few soft months. But if it happens for 15 months straight, they may threaten the boot. Sometimes they evict if the rent stops coming and the tenant refuses to work an agreement out with them.
This tends to upset owners, who apparently are blind to their own part. Some want to close early and get out of their contract. Although I don't know what exactly what happened in cases like this, the former owner I spoke with didn't understand why Cardoza didn't roll over and obey her initial wishes without countering. Entitlement issues maybe?
My experience with the account execs--great, accommodating, but sometimes hard to get a hold of. Property manager = responsive, fair, yet firm in boundaries. I start stacking and storing stuff in the hall, they tell me I don't rent the hall. When the neighbor constantly plugs the toilet, they tell the neighbor not to flush half a roll of paper down the toilet.
The lot is cleaned a few times a week. Maintenance responds often within the hour. They went above and beyond by helping with wiring and adjustments prior to moving in. The building is old but the rent and triple net are low and hence the value is outstanding given the location.
