If I were able to give them zero Stars I would. Being a single mother with 2 kids full time nursing student. This has been the worst company I have ever had to deal with. From My AC unit going out an me and my kids being in 89 degree weather, they wouldn't allow it to be treated as an emergency due to me sending an email to notify them and calling but not leaving a voicemail.
Then we had to deal with a water leak which messed up living room furniture an ended up having a wall filled with mold having to be removed, randomly being waking up by men saying they're going to take the hot water tank for a week. The owner of the property stating that we will be fine without hot water for a week so they wouldn't pay for a hotel stay or discount rent.
Then after they took payment from me for months past my lease it's been 3 months I still haven't received extra rent payments back, they charged me 300$ for grass that I had cut the same day I moved out they charged 300$ for floors that were brand new an put down from the water leak new floors had to be installed. They will not answer any phone calls, text messages, or emails.
So the property 955 Otter Creek owner && this company is some people I will never deal with again. The last conversation I had with the worker Brenda she claimed they took the extra rent n used towards late fees an i asked if u have extra rent from at least two months ahead how is it possible for any late fees to be on the account. She then told me they would reach out to their lawyers an get back with me. I can't stress this enough please save you time and stress. Stay away from this company and that house.

My fiance and I have been renting an FPM property since June. So far, they have been incredible to work with. They're easy to get in touch with, answer questions within 24 hours, and any maintenance issue we've had was resolved within a week (although we luckily have yet to have any emergent problems). They're simple to work with, the portal makes billing easy, and the rent is not overly-inflated like other places, and we have been more than happy to pay on time every single month because of it. Tim has been on standby at every turn and was more than willing to address and correct any concerns we had prior to moving in.
When we requested for changes to our contract prior to signing, they were happy to work with us in making it happen. The marketing department sends out engaging and informative content I actually enjoy reading. FPM has felt more like a consulting relationship than strictly all-business, and I mean this in a good way. I've had my own horror stories with property management companies, and have read about plenty of them with other companies in Jacksonville, but I have been very impressed with this team.
Definitely pricier upfront with the security deposit and such, but you get what you pay for and we haven't regretted going with FPM at all. Our home is in the perfect location for what we need and feels like ours despite it being a rental. That combined with a great neighbor (also an FPM tenant) that we've had the opportunity to build a relationship with has made our experience great. I would strongly recommend!

Cudos to Timothy Ennevor, FPM realtor, on the very quick and swift sale of our home in St. Johns, FL. We called Timothy after having our listing fall apart, with another company. The current market is all over the place, with homes selling almost immediately. We had the house ready and wanted to get it listed ASAP. We were very impressed with his knowledge of the market, his demeanor/professionalism and his step by step description of the process.
He provided us with details, updates and information as things progressed and then kept things going after the contract was ratified. He was amazing! Timothy is honest, hardworking and reliable. He always made us feel comfortable with our questions and concerns and never made us feel like he forgot that we were his customers. A true gentleman and very professional, hard to find these days. FPM has been one of the best property management companies I have ever had the pleasure of dealing with. They respond to any issues quickly, have super friendly staff, and make scheduling maintenance a breeze. They have informative communication emails and monthly contests where they reward tenants with great gift cards. I had 3 wonderful years with FPM and hope to do business with them again one day.

Do NOT use FPM Properties as property management of your rental property. I used them for three years, not only was it hard to get them to answer their phone, it was even worse for them to answer your many messages. In the rental agreement, it states that they will check the property condition every 90 days, well that's not the case, and I have tenants statements to prove that.
When my tenant moved out, it cost us 16,000.00 dollars to repair the damage done. When I asked for all the property inspections, they stopped taking my calls. This company is the worst property management company ever, and the sad part is that Mike Hodges, the owner, whom I thought was a friend of mine, never offered any financial help at all. If your a property owner looking for a property management company, not only would I stay away from FPM Properties, I would run. They cost me $16000.00 (Sixteen THOUSAND) dollars in repairs to my property.

Kalean in the accounting department is a gem. I set up auto-rent payments a while back, yet I decided to pay my January rent in advance. Another rent payment was withdrawn from my checking account on December 31st. In other words: DOUBLE-PAY. I called Kalean, and she took care if it and facilitated the refund in less than 5 minutes. I left her a voice mail when I initially called, and she called me back within minutes to rectify the issue. Thanks, Kalean and FPM!

Fraud. Beware, they will take numerous applications and app fees one one home and won't give your money back if the owner doesn't choose you. Even if they didn't run and credit or background checks. So if one house has 41 applications, all those poor souls will lose out on their $80 app fee which is ridiculously high and keep all that money. That would be a $3000 profit for them without doing anything. Renter BEWARE!

I called FPM and scheduled an appointment with an agent several days in advance to look at a rental property, and on the day of the appointment, I followed their instructions to call 1 hour prior to my appointment time; when I called, I was told they already accepted an application. The agent said he didn't see any appointment on their schedule at all.
There was no apology from him, and he couldn't have cared less about the misunderstanding. Thanks for completely wasting my time when I did my due diligence to be organized and prepared. (Posted recently, but this occurred in July of 2018.)

I'm new at renting with this company, and so far I'm not that happy. It has now been a week since my move in date. First of all, I'm glad they fixed up the holes in the walls from the previous tenants, looks good there. They did fail to vacuum the whole place when they said they would. They had three weeks, counting Thanksgiving week, to do it. There was no evidence of the carpets being cleaned when I moved in.
The carpets still had a funny smell from the previous tenant having a dog. My current frustration is getting my internet set up. It said the internet and cable is included in the rent. I'm not sure why that's not already set up upon my move in date. I'm not sure why I have to call some other reality company to get that set up. And if it already is set up, then why not provide me all the information I need to begin with so I don't have to write this public review to vent my frustration?
I like the place so far, It's a good commute to work and other places. Just the poor level of help I received after my move in date is why I'm currently giving them a 2 star.

FPM managed two investment properties for us for the last 13 years. I cannot say enough good things about Brenda, Mike and their team. We recently sold those properties, and it is bittersweet parting ways with such a great company. From finding us quality, long term renters, to managing those annoying HOA letters about a weed growing in the driveway (yes, true story), FPM would handle it and we wouldn't have to give it another thought. I highly recommend FPM without hesitation.

We moved in 2016 we found out carpet is way dirty and filthy we requested cleaning. throughout the years they were professional no problems. but when our lease ended the story of the bad ugly landlords started. they requested that all carpet to be cleaned professionally. bathroom and floor need to be cleaned and mopped, holes in the wall to be covered. me and my wife took at least 4 hours to do all that. after inspection they slammed us with $250 cleaning fees. I contacted them they gave the runner around tactics.

Beware of FPM Properties. I can not begin to describe the relief I have to not be renting from FPM Properties anymore. These past two years have been additional cost and nothing but a headache. We were never late on rent the entire 5 years living at this place. Treated this place like we our own even though the house needed work from previous tenants.
They make it difficult to receive all or majority of your deposit back even after performing the task on their move out list they sent us. Why are we responsible for maintenance coordination calls, charging for maintenance of an AC that was recently serviced with a newly replaced filter on our last days and certified mail that you ask to have delivered?!?
The wiring in the house is faulty. We took care of this house better than any of the other tenants and its a slap in the face to be so extra. The place was thoroughly cleaned. I can say one room's carpet need to be replaced bc of my kids but all the carpet needed to be replaced from previous wear and tear. I will never refer anyone to this management company. This review needs a negative rating.

If I could leave them less than one star I would. The most important part of a business relationship is communication. We had a home rented out in Jax (Navy) because we moved to NY. Getting any explanation of their extremely difficult monthly statements was extremely tedious. Having experience of running a brand name business for close to 10 years and going to school for business admin I still struggled.
Not to mention dealing with Wanda Franks attitude. We had 5ish unfortunate years paying Heth and multiple tenants they failed to mention our leaking kitchen window. EVEN AFTER THEY INSPECTED THE HOME 4 TIMES! The only solution for their maintenance team was for them TO GLUE THE WINDOW SHUT. My parent had a construction company growing up so my knowledge is above and beyond average.
We ended up tearing out the entire wall. There were also a few other places in the home with water damage Heth failed to mention. So much for being a "property manger". Luckily we fixed everything and made out ok but DO NOT HIRE THEM FOR ANYTHING. Wanda is awful, has an attitude, doesn't know anything about her properties and the company she is in charge of is a joke!

I was trying to avoid making this public but FPM Properties has given me no other choice. We rented a house in Neptune beach last October. Everything has been fine for the most part up until a couple months ago when we began seeing bedbugs in our rooms. After speaking to maintenance, we found out that all pest control was at our own expense per our lease agreement.
We paid around $600 and have had three treatments done. The bed bugs keep coming back, leading pest control to believe they had laid their eggs underneath the carpet, likely prior to when we moved in. At this news, I requested to be able to move out a month early (end of August) with no penalty. This would allow myself and my two roommates to find sanitary and clean places to live.
I also requested not having to pay august's rent considering these unsafe living conditions. Their response is a move out notice for July 31st with a list of cleaning requirements such as pest control treatment and professional carpet cleaning, again at our own expense. They expect us to disinfect a house that was most likely contaminated before we moved in and find a new place to live IN A WEEK.
Not only will I be losing the majority of my possesions (including a recently paid off $1500 mattress) but now they are trying to kick us out on the streets. I wouldn't wish this experience on my worst enemy and hope I can spread the word about the horrors this property management company gets away with. Please share with your friends and family, do not give first place management your business for any housing needs unless you're prepared to be seriously burned.

I've been renting from First Place Management for a year and a half. My phone calls and emails are almost never returned. They charge a late fee (10% of your rent amount) on the second day of the month. My lease was automatically renewed three months before it expired. The only two things I can appreciate about renting from them is online payment and the maintenance is easy to request and quickly managed.

This may be a great property manager for someone looking to rent their house out, but their contracts heavily favor the company and are completely unfair to the tenant. In the year that I was there, the stove, freezer and air conditioner all broke.
Only the stove was repaired in a timely manor. The air conditioner took two months and over twenty phone calls to get repaired. The freezer was never fixed. When I moved in, the garbage can had maggots all over the bottom, and the place had clearly not been cleaned. Upon moving out, they decided to charge me for interior cleaning, carpet cleaning and other "miscellaneous" items.
As I've read with other reviews, there is no way to get your entire deposit back. It's impossible from the beginning because there's a $150 administration fee attached to your deposit. The house was livable, and I was in a hurry to move so I took it. I urge anyone that is considering this place to do your homework first. This company is the reason that people hate to rent from property managers. I wish I had something better to say about them.

Worst rental company ever. Since day one this company has been a nightmare. I had to call over and over again to even get someone to answer the phone and in the end a neighbor had to show me the property. On move in day, the yard was a mess, gutters full of leaves, house was dirty, all walls satined and needed painting, valve to water for washer was broken.
I documented everything possible in hope that I am not charged when we move out. If they take even one penny from my security deposit you better believe I'm reporting them to the Better Business Bureau. They didn't even know what mailbox the key went to so we couldn't get mail for a week! Thank god we haven't had a lot of maintenance issues since move in but the few we have had were a terrible experience.

There is a reason why the Better Business Bureau's Jacksonville chapter lists an F rating for First Place Management. You will NOT get your security deposit back if you rent one of their properties, no matter the condition upon move out. They are small town scam artists. I honestly left the town home I rented in better condition than the day I moved in. Spent over $500 to make the place look immaculate upon move out; professional carpet cleaning, matching and painting walls, preventative pest treatment, etc etc etc.
They still found a way to cheat me out of half of my security deposit. Charged me for things like "cleaning behind appliances" and "dirty light bulbs". On top of that, there was a severe mold problem inside of the AC unit and they did NOTHING about it. I had chronic sinus issues until the day I moved out and I'm concerned about the long term health ramifications.
I have disgusting pictures of this mold infestation. And then they had the audacity to charge me for AC maintenance bills accrued during my stay - it's absolutely surreal. My experience with First Place Management should be on the local news. Do yourself a favor and deal with a well known realty service, not these small town crooks. You have been warned.

Beware of this management office. They are slow to send maintenance out. We even received an invoice for a maintenance request. They tried to charge us for the maintenance work. Several other tenants in different properties had the same complaint. It took numerous phone calls to get this issue resolved. Numerous phone calls went to voice mail during normal work hours.
The phone was only answered if we selected new applicants. After we moved out, the security deposit was late being returned. Of course we were charged against the security deposit for minor issues. Nice properties, bad management
