If I could give NO stars, I would. This property management company discriminates based on race. PRIOR to applying to Hermitage Manor, we reached out to find out about availability, pricing, and what the requirements for rental are and were given a slight run-down, we met ALL requirements. It seemed promising, so we input for a renovated 2 bedroom that was supposed to be coming available soon.

We submitted all of the paperwork, checks to cover the fees, and even wrote out a check to cover 2 additional months' rent (based on what we were told rent would be). The last thing needed was a copy of our driver's licenses and shortly after sending them, communication began to falter. We were then told the rental price changed, which I thought was odd, but we were ok with it and gave the go ahead to proceed but crickets are what we got.

Due to that lack of response, I had to keep playing email tag (attempted a few calls but no answer) in order to get answers; sometimes going days without any response. Then about a week later, we were told the checks for our reservation fee and 2 month's rent would be shredded and the application fee would be processed that day, but our application was denied. NO further explanation given but we were told they'd send us something in the mail, which we NEVER received.

I reached out several times for an explanation and received NOTHING. After venting my frustration, I was made aware of similar experiences others have had with Kings Property and Hermitage Manor and those with this type of experience have been people of color. So, we had one of white friends reach out to express interest in the property. Even though I'm aware that rental prices fluctuate, this was literally within a few days of our denial.

Our friend (white male with his headshot as his email profile picture) requested information regarding the 2-bedroom renovated apartment and was given a rental price almost $200 cheaper than we were quoted. We had another friend (of color) reach out to get information about renting and she was quoted some ridiculous price for that same unit. I don't know what kind of games Hermitage Manor / Kings Property is playing but it is NOT ok. For what they are asking in rent, for how they are conducting themselves, this is UNacceptable.

I wish I could give them a negative rating. For over a year, my mother (who lives in what is supposed to their 55 and over community) and I have called numerous times about a gnat infestation. My 82 year old mother should not be up in her kitchen fighting gnats. Her house is clean. Food is put away. No fruit is out. Each time I call, they tell me they will give the message to the owner and Karen (the property manager who comes once a week for a few hours).

When I threatened to call the news, they sent maintenance out to spray, although I have told them this is a pest control problem, not maintenance. Their maintenance staff isn't equipped to handle infestations. The gnats slowed down, but they never disappeared. Today, they are back with a vengeance. As for the 55 and older part, my mom had a friend, Joe, who lived above her.

He didn't walk very well, but they placed him on the second floor (a first floor was vacant). He struggled climbing the stairs. He said he asked for a first floor when he moved in and again recently, but they would not help him. I helped him get groceries up the stairs when I was there. Joe died a month ago in his second floor apartment. There are no accommodations for 55 and older residents. There's no call button in the apartments or other provisions to help the elderly. As all the reviews stated, they are scamming people, especially the elderly. The rent continues to rise with no improvements.

DO NOT APPROACH! King Properties Staff doesn't know any better. Nothing but lies and lip service about maintenance that isn't addressed for YEARS. Incompetence, unreliability, lies AND sudden extra charges. Absolutely worthless staff and cowardly invisible owners.

Hi my name is dejahnell I live with my mom jill lodge and we have lived here in this same spot for 17 years and I like to say that our neighbor carl and his girlfriend kathy and very rude and disrespectful they have broken the laundry room Ceiling from there toilet and it's been that way for I say about 2 to 3 months and the tape on the wall is starting to fall apart so please we will love to have someone come and fix it thank you.

Despite the extra large security deposit, abundance of fees, and high expectations for tenants, they are very willing to work with you on any issue. They really make taking care of the house and yard easy by carrying most of the physical and financial burden.

It has been 7 years and I'm satisfied with the service. They're not the cheapest but they're on top of their stuff.

I have been working with Becky and her crew at King Properties for over 3 years now. They have gone to bat for me in the face of 1) a Davis HOA (trust me, a DAVIS home owner's association is a uniquely powerful beast), and 2) an unethically micromanaging first-time owner of a single rental property. In both of these cases they chose to support me despite the financial risk it poses to lose that owner-client or jeopardize a relationship with an org like the HOA.

I gotta say, this is that rare gem of an ethical business. On the logistical side, Brooke coordinates from the office and John handles all on site repairs and maintenance, and they perform at an impressively quick turnaround with kindness and quality work. This may be the first time I've ever celebrated the property management company in the over two decades I've been renting. Feel free to ask me questions.

King Properties was always nice to our face while we live in the property they managed. We lived at 2043 Alta Loma for less than 1 year but when moving out though they kept over $1500 of our security deposit. They charged us for painting walls that they said were a different color even though we didn't paint any walls. The charged us for cleaning even though we thoroughly cleaned the house.

They even charged us for things we had previously put work orders in for and they had not fixed. We did a pre-inspection and none of these things were mentioned. We were told to our face that we should receive ALL of our deposit back except the carpet cleaning fee. When we contacted them about this they added small arbitrary amounts ($5 for maintenance, $15 for vacuuming, etc.). I am a graduate student and have lived in many rental apartments and houses. I have never had ANY of my security deposit deducted. Please do not support this business.

This is by far the worst management company I have ever had to deal with. From the local staff to the main office, they lie, and lie, and lie. Garbage piles up, the grass doesn't get cut the place is poorly maintained with the absolutely cheapest materials. Calling the mall office gets you nothing. They tell you they are sorry and to put your complaints in writing for the owner. Do yourself a favor and don't live at a king property. I promise you, you will be unhappy and lied to when things go wrong, and they will.

Kings Point. Horrible place to live. Nothing's renovated, community or apartments. The staff, both the corporate office and the apartment complex, are unprofessional and expect to lose your deposit when you move out. Even after thoroughly cleaning and painting the apartment, they still only gave back a third of my deposit. They charged me for anything from light bulb replacements to counter cleaning and even made up some bs charges. I'm currently about to sue them. They also did not return my portion of the deposit in 45 days even though the law states otherwise.

I have been a client of King Properties since buying the property in Davis, CA in the 1970's. At that time, I had several other properties which I managed myself to save money. Since Davis is a college town, I feared getting a 9 month tenant for a 12 month mortgage. Briefly, I had another manager at first who absconded with the rents and left the state.

I have used King Properties ever since and have never regretted the choice. I even compared my management of my properties with the professional management (% of rents received, complaints handled, etc.) and King always won. It was a surprise to learn that it was easier for both tenants and owners to have professional management as a buffer between us.

Some specific things I admire about King Properties is that they are flexible in allowing me to use their maintenance people or my own. I have NEVER had a problem with King in tenant selection, rent collection, or maintenance issues. That is rare. I also believe that having women as owners of the firm, in charge of renting, bookkeeping and maintenance issues has been an asset.

They seem to be more focused on details. When managing my own properties it seemed that once issues could be resolved with the wives of an incoming tenant, things moved faster. I believe King Properties has an edge here. I have used King for over 30 years. I have a property in Portland, OR for which I had four (4) property managers in less than ten years before finding a reliable firm.

One of the four, a large firm, tried 4 different managers within that firm without success and I don't believe I am that difficult to work with. I would not hesitate to recommend King Properties to any owner or tenant.
