We are thrilled with the property management that has been provided to us by Suzanne Starling and the rest of the Mo Wilson team. The Mo Wilson Property Management team has been managing our property since 2014. From the very beginning, Suzanne has been very informative and extremely helpful. She's always contactable and is always very prompt in answering questions and organizing anything that needs to be repaired.
She goes above and beyond to deliver wonderful, personalized property management of the highest standard. Her attention to detail, clear communication, professional knowledge and attentiveness means we can sleep well at night knowing that our investment property is in the best possible hands. When one of our previous tenants destroyed our house, it was very stressful for us as we are stationed overseas, and we didn't know how we would get everything fixed. However, Suzanne and her team assured us that they would work with the contractor to get everything taken care of for us.

Leased a rental off Eastbourne Drive (Potomac Club) for only 1 year, it was a waste of money living there. Work orders would get submitted & a particular staff at Mo Wilson would want to rebuttal the charges to avoid the owner from paying in turn the renter could pay out of pocket after the work orders were completed some examples of work needing done at the property was the dryer, dish washer, etc (essential items).
The owner of the property is very pessimistic (BE AWARE) we paid $$$2,300 monthly on time without getting any money back from our security deposit. A RED FLAG was given to us to avoid leasing this property after being informed the landlord was a very difficult individual to work with by Mo Wilson staff. Unfortunately, we rented this property due to a job offer requiring relocation as a healthcare provider at the military base but fortunately it was only leased for 1 year.
The move out experience was not pleasant because it was comprised of unnecessary complaints and unnecessary additional charges. Also they questioned keys not being turned in even after the inspection was completed and documentation was provided. Mo Wilson and the owner of the rental property will find scheming ways to collect ALL of your security deposit and also try to overcharge unnecessary expenses.
For example charges out of the security deposit included carpet cleaning $160, general cleaning $250, etc (reference photos) the property was left in a well maintained condition. For example they charged $250 for recleaning because streaks were seen on the glass mirror which needed to be redone! Also minor repairs had to be done such as painting "touch up" totaling $1400. Attached is an itemized breakdown of how the squandered the security deposit with inaccuracies.
It is rather unfortunate people like this take advantage of hard working & diligent renters especially since the housing market in the area is very competitive. As renters at the time feeling that pressure is not needed and is an additional stressor. Please be advised. It's much easier renting from a landlord personally then to go through a money hungry rental company and a pessimistic, disgruntled landlord. Also Mo Wilson is not registered as a BBB.

Some people were right. Suzanne was rude and very disrespectful. I didn't get a place because my credit score wasn't a 800. Really? If it was I wouldn't be trying to rent. I wanna buy a house. They don't try to help you get into a property. They just find things wrong with your application. I had money ready. She could have presented my application better than what she did.
I'm a very clean person. No evictions. No pets. Never damaged any properties I had. My credit is a 655. But whoever moves into that house I wanted, I guarantee they will mess up that house like the last people did. She tries to over tall you. And make it seem like she's doing something.

I've been doing business with Mo Wilson for a number of years now, specifically working on their clients homes, maintaining and replacing the exteriors as the need arises. Having worked with a number of property managers over the years, Suzanne Starling and her team at Mo Wilson are hands down the best when it comes to property management and taking care of their clients tenants needs.

Wanted to update my review. Now that several years have passed from my last review, I am NOT afraid of their disgusting retaliation. When I complained to the owner's wife about being charged expenses that were not accurate (long story, but they let someone rent the house and get away with not paying a HUGE bill). When I expressed my displeasure very professionally and provided documentation detailing their error they denied any error. They then looked up my original contract (several years old) called my employer and stated I had threatened them! Shameful! Liars! Thief's! No INTEGRITY! STAY AWAY!

I don't know if it's the landlords or the property managers but don't rent from 16198 Henderson Lane, Dumfries, VA. They are just money hungry. I paid for the cleanings that they requested in order to move out. The house was spotless. I even did the walk thru with Suzanne and was told only 1 thing had to be done and when they go to return the security deposit I got back only half.
Also the place had mice and when I received it the house wasn't even cleaned. The washer had mold inside. The owners don't care about the house and just want money and the property managers will literally pick any little thing to try to get money. I don't recommend renting this place or working with them.

Where do I start? Well, I'll just give you the most recent garbage. We are renting a property listed with this company. It's currently available for viewing as we are leaving. Realtors are supposed to contact ME to schedule viewing. Why is it listed on at least two websites as "open house"?! Why did someone come knocking on my door before 10:30am to view it?! Totally unacceptable. Never again will I work with this company. I can't wait to be done with them.

Meeting Mrs. Starling and working with her since day 1 was a breath of fresh air, a pleasure, she has been the most kind, professional, reliable, respectful person I dealt with from MoWilson Management. I had bad experiences with previous managers, ready to go elsewhere and then she came. She has always been very responsive, what she said she would do, she did in a timely and professional manner. Delightful personality, one in a million, a gem as I told Mrs. Wilson at some point when I couldn't get to Suzanne on the phone and was told she was too busy; she is this company's best asset.
I don't know what else to say but thank you Suzanne for your kindness and always making my life easier. Whenever you would go on vacation I felt like an orphan because I knew no one had your human touch. May God bless you and your family richly. Mowilson claims to be a veteran friendly organization and that their service is great however nothing could be more untrue. During the 11 months we rented a home from them we got very poor service. On more than one occasion we had to take a leave day to wait for service only to have their vendor no-show, we waited months for some services, they claim damages to things against the security deposit that were broken the whole time while charging us for light bulbs, smoke detector batteries and "excessive damage beyond wear and tear." The house was impeccable when we returned it and we were only there 11 month, as they forced us to leave during a pandemic.
I'd understand if we were bad tenants but we are both service members and we're diligent about repairs and care of the house. They were masterful at telling us how wonderful they are but in reality they are just another greedy company who seems to care more for profit than customer service.

As a homeowner and a veteran, I will not recommend this company or its staff to anyone. You are better off managing your own property. They have deals with different businesses that will leave you completely broke. They did not find tenants for my property. My property was empty for months. I also sent potential tenants to them and they didn't reach out to them and did not meet them for a viewing of the property. Even if you live out of state, you can manage your property better. So disappointed that this is a veteran owned company performing in this manner.

Avoid mo Wilson! If you were looking for someone to manage your property while you are away. do not use me Wilson. If you are looking for a home to rent and mo Wilson is managing that property.do not rent that property. Lying, treacherous people to deal with. Do business with them at your own peril. Rented through them for over three years. At one point they left me go eleven days without functional air conditioning during the summer. At the periodic inspection I was told everything looked great. After I moved out I checked with the office and was told everything looked great.
They told me since I was moving out early in the month with rent paid for the remainder of the month, they'd refund part of my rent if they rented it. They rented it and had it occupied with five days left under my rent. I got NOTHING returned from my rent. When my security deposit finally came they had deducted $1,000 for carpet stains, touch up painting and a sliding door off track. Really? Never deal with these people if you can avoid it. I certainly learned the hard way.

We had such a great experience purchasing a home with TG Shifferaw. Working with TG was very pleasant and handeled in a professional manner. She was always accessible to us and patient throughout all of our concerns big and small. She made sure we understood the process and walked us through all the steps. We were very confident in her knowledge of the market and the area we were interested purchasing in.

Mo Wilson is the WORST property management company ever! Suzanne Starling is the nastiest, most untruthful, conniving, bantering, belittling property manager available. She speaks to people with higher competence than her, as if they are not paying customers. She doesn't even operate on a real email. They block you once you express unhappy. concerns. Mo Wilson, he doesn't do anything or even intereact with the public and does not make himself available to communicate with.
The atmosphere is totally self governed, no type of superiority. We made the property better than it was before we moved in, and have had no payment issues ever, heck we paid before the 1st of every single month to be treated poorly.

Fire suzanne starling and hire a professional! you will not get your deposit back no matter how clean you keep your house, and i have a clean service. i have had a service tech show up for a plumbing issue and say i dont know why i'm here im not certified in plumbing i do hvac. customer service does not exist at this company. i used all caps on purpose! warning: dont use this company for any service!

I don't recommend this company. We have had nothing but bad experiences. We rented one of their properties. They constantly refused to fix problems with the rental. When our lease was coming to an end, they refused to show the property, and instead wanted to let anyone come by when we weren't home. We refused, and they had an issue that we were. only available to show the home when we were off work.
Let me point out that I offered to let them show the house anytime that they would be physically present. They refused, so my wife and I could only show the house while we were off work. They claimed we were being unreasonable and difficult and threatened to get lawyers involved due to violating.

I just want to warn other potential renters. Don't work with this company. They will not fix any of the issues with the rental, they will try to take your deposit, and when you're moving out, they will expect you to show the home you're moving out of. They refused to show the home, and then got upset when we only let people see the home when we were off work.
Their proposed solution was to let anyone come by anytime. After they screwed us out of our deposit and after dealing with that terrible company during our lease, I just wanted to try and help other potential renters from being taken advantage of by this corrupt and morally bankrupt company.

Our moving out experience was a nightmare. First, Suzanne never notified us about the time and day of our move-out inspection. My husband specifically told her that he wanted to be present for the inspection. Second, we were charged for house cleaning, however our house was cleaned by professional and reputable company. Suzanne did not want to take in account that prospects with their realtors were viewing the house after we moved out, because our floors were dirty according to her.
Yet she complimented on our clean carpets, funny. Thirdly, we were charged for a broken closet door, however we made Mo Wilson aware of this when we first moved in, yet they did not take any action during our year in the house. Lastly, we were charged for debris and leaves on the yard. This really pissed me off because is a big tree is located on the yard and we moved out when there was still snow on the ground. Accumulation of the leaves on ground mostly likely occurred when we left. Overall, throughout the whole process Suzanne has been rude and was not responsive to our emails. Moral of the story, if you are a tenant of Mo Wilson, watch your back.

Don't rent from them. Don't work with them. Their customer service is atrocious. They lie and manipulate instead of taking responsibility for their actions. I could never deal with the same person every time I called it was a new property manager. I had 5 in one year. They were awful. I've had really good experiences in the past. Worst one by far!.
I work in customer service and this is not how you run a business. Plus the amount they kept from my deposit was ridiculous. Just because they didn't take care of the property before I moved in, I had to pay.

Mo Wilson is the worst company in the property industry! WHAT EVER YOU DO, do not rent/buy even the most gorgeous home from them. Do not list your house with them. My experience with this company was awful. I hired them on the recommendation of a friend. My initial meeting was with Mo. Do not be fooled. He is charismatic, but his company will not fulfill his promises. They were my property managers for 6 years. I was a slum lord and didn't know it. I fired them after contacting my tenants directly to check in with them about their future plans. (The same family had been in the unit for the entire time.) It was through this contact that I learned of how poorly they were being treated.
Not only did they not care about the tenants, they did not care about my unit. They hadn't stepped in my unit for 5 years. There was zero maintenance, not even a walk through. There was at leaky sink that was never repaired (for years) causing extensive damage. They never repaired the stove. They never repaired the garbage disposal. There had been a small fire in one of the bedrooms.
Finding that damage was disturbing. The entire upstairs smelled of dog urine. They never looked at my HVAC unit or provided even the most minor upkeep. This led to the unit needing to be replaced after only 7 years. (The build-up caused shortages and sparking which eventually burnt out the motor.) This level of damage took years of neglect. When I contacted them about this, their response was essentially that they did not care and it was not their responsibility. Did I mention that the one repair that they did was left unfinished?
There had been a plumbing leak. They fixed the plumbing but left the ceiling repair unfinished and the damaged laminate flooring completely untouched. And everything single one of the bottom kitchen cabinets floors are broken because of a combination of over filling and the sink leak that had never been fixed. They did not care for my property or my tenants.

My wife and I had used another realty company but we parted ways when we knew they didn't have our best interest at heart. Our new lender recommended Wes Stearns from Mo Wilson Properties. He has been a realtor for over 19 years and has sold over 1,200 homes. Wes did an amazing job right from the get go. He didn't place any pressure on us to buy and he was able to show us all the homes we wanted.
With the help of Wes we were able to negotiate a deal with the sellers. He has made the whole process a breeze and enjoyable. My wife and I would definitely recommend him to friends and family.

Terrible customer service and professionalism. We rented a Mo Wilson managed home last year and it was the worst experience I have ever had with a company. The women there are extremely rude and never follow up with what is being requested. I had to call many times to ensure a home request was being fulfilled. The day of our final walk through we were told to be at the home at 8am and the lady was late by and hour. They sent our deposit check to the home we were renting. The lack of awareness and customer service is so poor I will never rent or recommend this company to anyone.

In general, MO Wilson Properties Inc. Woodbridge, VA is the most rude, inconsiderate and unprofessional realty in the Northern Virginia area. After renting with them for a few years, they do not acknowledge customer rental concerns or request upon notification. You have to constantly continue to call and email the office the get assistance for repairs on rental and/or general information pertaining your lease. Therefore, due to the lack of customer service or poor management, they have no urgency or interest in making sure the renter is satisfied.
A Realtor colleague of mine is reporting their bad customer practices to Department of Professional Occupational Regulation (DPOR) as she continues to make sure they fulfill my leasing rights.
