Very odd experience with this company. Some of what they said would be reflected in the lease for the tenants renting out property didn't make its way in there. So read the lease carefully even if you think you know what's in it. Second, they only managed my property for a few months and then sold or otherwise transitioned it to another management company in NOVA. Much like a mortgage company may sell your mortgage to another bank. Just an all-around odd experience.

This is a great company to rent from! Every time something goes wrong they handle it quickly. For example, the light in our bedroom was broken and our screen door was not closing correctly, a polite gentlemen was there at our scheduled time and had everything fixed super quick. Excellent customer service! They answered all my questions with professional quality. It is wonderful to see this level of care these days

My issue is the move out process has been pretty brutal. The communication for showings were not what they should be and had very minimal consideration for us as the tenant if any. I did my best trying to coordinate from across the country but I was really fed up when I finally got back in town to find the lock-box at my door left open with the key visible so anyone could have had access to what is still my home and had my belongings inside (I have the pictures).
And I must say that a window of 8 am - 5:30 pm for final move out inspection is ridiculous with only an expectation of providing a phone call when 30 minutes out. We wanted to start to make the drive to Arizona from Virginia today and asked for early appointment consideration and all I got was it would be mentioned which I now know the inspector was not informed to even make it a consideration (I have the emails of this discussion to be passed on to the inspector as well).
I am a landlord myself, move frequently and also have family members in the property management industry so I am not new to what's expected and the professionalism of this process needs some improvement. Update: the response from the company would have been maybe acceptable if when I spoke the inspector he would have been at least notified of the request for an early morning inspection and he was not even though I was told it would be mentioned.
His schedule was open for early morning and we could have been first on his list. So I can understand the PR aspect of trying to respond but please check and get the facts of the situation first and just accept that this could have been handled differently on the companies end. Thanks

PPM has been managing my rental properly in Virginia for over 30 years. Their service has been excellent. Recently, during the pandemic, they oversaw a complete kitchen renovation on my behalf. As I live in California, everything was coordinated via email and phone. This was a huge investment for me. PPM's maintenance coordinator obtained bids, sent photos, provided a variety of options, and worked directly with the hired contractors on the job.
It looks fantastic and was all accomplished within a month - to include all new paint and carpeting. They were able to identify new tenants quickly and obtain a higher rental fee, thanks to the upgrades to the property. Their attention to detail and personal service made all the difference. The home owner portal is also a great resource they provide. Highly recommend PPM as a property manager

PPM managed our property for the entire 16 years we were posted overseas. During that time, it was clear that they were treating our property as if it were their own. They were responsive and we never felt as if we were not fully informed and in control of our property. Any problems, and there were very few were handled quickly, with our expenses in mind but also for the long-term prospects and condition of our house.
When we considered purchasing other property for investment purposes, Howard provided personal advice and guidance on what made the most financial sense and would provide the best long-term investment prospects. After their long management of our property we decided to let PPM sell our property for us. Angela Shelton was our representative and was with us, side by side (even if virtually) for the entire process. Again, she provided personal service that felt as if it was a friend helping us through the process.
It was quick (one day) and she ensured that any problems that arose were taken cared of quickly and efficiently. The entire PPM team is awesome and work as one efficient, well oiled machine. We will be sad to not have as frequent contact with them as we have had in the past 16 plus years. However, rest assured that if we find ourselves in the Northern Va. area again, we will ONLY use PPM for our real estate needs. I have recommended them to colleagues and friends in the past and can provide nothing but praise for their services for the future. Outstanding work PPM!

This property management company was nothing but lazy, neglectful, and unethical during our dealings with them. They tried to force us to sign paperwork saying we wouldn't leave negative reviews in order to receive our security deposit (which is illegal). Requests to fix things were ignored and we had to send multiple emails with photos and many of these were still ignored.
At one point something fell from the fridge and cracked the glass stove top. The company neglected to respond to the request for repair for SIX months and then charged us full price for the repair right before we moved out citing it had to be fully replace since it was an unsafe living conditions (apparently not for us). They sent people to the property at the end of our lease with no notice, barely responded to emails, and withheld money from our security deposit for issues that were clearly cited as broken when we moved in.
Do not allow this company to manage your property and do not sign a lease with them. My review was factual and honest. I have photos and screenshots to back up everything I've said including the five+ month delay I'm replacing a cracked glass cooktop that was deemed incredibly dangerous by the time we moved out. Their ethical statement they tried to get us to sign illegally would have suppressed out right to leave a negative review. Here's a some photos of how things looked when we moved in including a storage unit and cabinets full of junk - that were never resolved - and the agreement they tried to force us to sign (which has an illegal clause attempting to suppress negative reviews).

I have been living in a PPM managed property for several months now and have just extended my lease. Gloria has been a joy to work with today. She is professional, efficient, and friendly. The whole extension process took no time at all. And a special shout out to all the other folks I've also worked with at PPM - most recently Jorge, who quickly responded and arranged a fix when there was a small snafu inside the kitchen faucet. It's been a professional and satisfying experience with PPM.

I have lived at my current residence for a period of four years. The specific property has been managed by PPM for the entire time that I have been here. It has truly been a pleasure. The management team has always been pleasant, knowledgeable and thoroughly professional. On the rare occasion that I had a maintenance problem or an item that needed servicing, PPM was quick to respond with the needed technician who was always sharp enough to quickly analyze the problem and effectively provide a solution.
I appreciate the fact that they were never overbearing, always providing plenty of notice for the routine property checks and always willing to work with me to find a time when I could be present to provide first hand info to the inspector. Kudos to the "Red Team" which was responsible for my property maintenance and their capable manager, who was invariably kind, courteous, available, and responsive.

My decision to contract PPM to manage my Northern Virginia rental property is one of the best that I have made in over 35 years of personal experience with owning rental properties. PPM's staff uphold their company's name: they are professionals. Beyond meeting the normal expectations an owner would have of a good management company, PPM has offered a higher level of service by cooperating with me and my own company's staff when necessary.
They have always helped me make decisions that are in my best interest as a property owner, and have always been pleasant, friendly and responsive. I highly recommend PPM to those considering placing their rental property with a management company.

PPM managed our property for three years while we were overseas, and my only regret is that they can't keep taking care of it now that we're back! They did a great job from start to finish - found us good tenants, made sure the tenants were taking care of our place, and made sure that we were happy with the condition of the property before we moved back in.
They also struck the right balance in terms of keeping us informed and involved in decisions, while actually managing the property and not checking with us on every minor detail. We highly recommend PPM.

We have been tenants of a PPM managed home twice in the past 15 years for a total of about eight years. We found the staff of PPM to be very professional in every respect. PPM staff was always mindful of our busy schedules when it came to necessary access to the homes we occupied and were very responsive to problems we may have encountered with the homes.
They always gave us plenty of lead time in scheduling maintenance and inspections and provided helpful tips in minor maintenance we could do. We never had an unpleasant experience with the PPM staff. I strongly recommend leasing a PPM managed home. We also see PPM from the owner's perspective. We own a home and have had it on the rental market for almost 20 years.
It is managed by a reputable real estate company. We often wish PPM had an office near our home because we would change management companies to PPM immediately! PPM takes care of a home as if it were their own!

- The guy who handles the maintenance is rude and he doesn't care to return the email or the phone call.
- They charge a lot for minor repair and they don't fix problem, in one go, and again send for the repair so that they can charge more.
- I assume they should have contract with companies for repair and should be little cheaper that's not true.
They charge more, there must be commision they are getting from the maintenance companies.
- They are supposed to inspect the house in regular basis but they don't do that.
- I suggest not to use this property management company for managing your property.
