Have to agree with the others here, Braeside management are atrocious. I have contacted them several times and they do not respond. You can try calling them and it will go straight to voicemail without a response. Heard that if the HOA president emails them they respond right away to safe face, but they almost never respond to us regular home owners. Wish we could go back to our old management company, but when you go with cheaper alternative, you should expect to receive inferior service.

If it was possible to rate below 1, I would have done so. The agent Judy who runs our building is rude, totally unreasonable, and lies. The building is NOT completely informed of meetings, changes, and dangerous situations taking place in the building. Even though police reports have been filed. Fixing anything takes months i.e. lighting in front of building, cameras installed, but never turned on.
Break ins taking place with no notifications to rest of residents. I've been here over 20 years, and things were well run till Braeside took over! The parking lot has been resurfaced several times, and is still not right. There are no handicapped curbs. The hallways are completely stained with animal urine. Yet nothing is done! If you are not an owner, forget it. They won't even talk to you.

There is a reason why everyone wants to leave 0 stars. This company is horrible to work with as an Owner of a unit. They are rude and have never been helpful in the two years I have been living in a property managed by them. The only words they know are "no" or "it's not our problem" and they will never try to assist you or go out of their way to accommodate a problem or question. In addition, do not expect to ever receive any information for free. Basically you will see minimal value for your HOA dues at any property this company manages.

Braeside handles the management of the condo and home complex since taking over from Hanlin in 2016. The transition was smooth. Everything run according to stated policy. Ken Metz, property manager, offers reasonable explanations for any delays. When there was a problem with heat those responsible were contacted. The repairs expedited. All regulations regarding recycling, decorations and refuse clear. Budgets extremely detailed compared to other companies paper work I have seen.
Excellent reserves. Notices of maintenance and repairs appropriate, scheduled in advance. Even the landscaping is in accordance with what is best for that specific area. If there is any delay it involves Comcast. Security is taken very seriously. Amy Gayle handles accounting flawlessly. Professional, understanding, thorough. Rarely phone calls are not returned.
Over 95% are. If it is a general problem an email may be sent to all residents. I have not found a perfect management company that meets all my expectations. This one meets most most of the time. Zero stars is too generous. Is there a way to give NEGATIVE stars? Lori Gordon, manager.almost never returns phone calls, and just about never follows up. I have to keep calling and calling and she says she'll check out a problem, and then nothing. Nada. Zip. Same for Ken Metz and David Multack. Who is left to communicate with? NOBODY. My parents own a townhouse in Chantilly.
When it rains heavily, the patio floods up to several inches, close to coming into the house. Braeside and the Chantilly Board has known about this for 4 years! I even sent pictures. Some board members set foot on the patio 4 years ago and the comments were that it was my father's fault. NOPE. They now realize that we are in a low area next to the berm (which I thought was the problem years ago, despite me not being a brilliant engineer). BTW, no apologies to my father.
There was an attempt at a fix this summer which did not work.so everyone has disappeared. How considerate! As if 4 years isn't long enough? Waiting until pigs fly? In addition, the roof had leaked twice in the kitchen and they finally replaced the roof, but nobody is calling me back about the damaged ceiling that Braeside is responsible for fixing. AND, there is a window needing replacement, also Braeside's responsibility, and there is no communication about that. Is this some game that they play?
Do they earn paychecks for watching football and eating sub sandwiches at their desks? Is this some form of punishment to home owners who dare to have issues with their properties? I don't know, but these people have no souls, that is for certain.

Braeside has managed the building of one of my properties since 2004. They are, by far, the worst property management company I've ever dealt with. I'm not shocked to see other poor reviews of this company here. The company is very inconsistent in dealing with problems and possess a total lack of accountability. As stated, they are rude - particularly towards non-occupying property owners. A very poor and ignorantly run company, to say the least.

I wish I could leave 0 stars. Very rude every time i call. Not helpful. Should not be in the management business do not know how to deal with people. Looking out for their pockets only not for the owners. Have left many messages in the past for Joan with a important issue who casually called me back in 2 weeks. Our Condo has gone thru many managements this is the worst one they found.

They've managed to put up a new fence around the pool, without approval! Sad not to use the pool during the summer , just waiting for them to make the application, and for inspection, and for modifications, and more, until approval. Why not do all that during the winter? Anyone knows a way to make them fix the situation before summer ends?
