Google won't let me do no stars. But I would advise anyone to no use them. I tried to get a copy of my background check. They flat out refused to give it even after I paid for it. It is the job of the landlord to give a copy if a tenant requested it. Their agents know nothing of the rentals. They can't not answer your questions about rentals. They will take more then 7 to 10 business days to put your rental application in. They are not a good rental management company.

You have nothing to worry about renting from Rainbow. We rented in the brookshire condos from May 2020 to May 2022 and had nothing but an incredible experience. 10/10 recommend This company deals with thousands of properties (some high end but many low-end) around town and so sure they do take a while to get back to you at times. They most likely see it all and deal with loads of issues daily.
Kind and persistent follow-ups were always welcomed if we had any issues. Everyone we talked to from the maintenance crew to the office staff were always super nice and friendly. If you're lucky enough to be accepted as a tenant in the Brookshire units, it will be a fantastic place to call home.

We have been with Rainbow property management for 3 years. I have seen terrible reviews, however i have not experienced alot of that. We did pay an extravagant deposit but that's probably about it. When we call for repairs they come in a timely manner and are quickly in and out. Rent has been raised from $585 3 years ago to $825 now I understand the reasoning behind it lately due to inflation and interest rates rising.
The office ladies are great to work with. Faith is the most wonderful worker there. I appreciate her and all shes doing. Not once have they came in with out notice or tried to be sneaky. They keep the laundry machines working and the hallways clean. I dont have the best of credit but we have been here long enough to say we recommend rainbow property.

Wow! I am so thankful I did not get accepted through Rainbow Properties! I have spent the last seven years bettering my life have had the same job five years and still going strong. Needed a home trying to rent a one bedroom at the price of $595.00 I have income I had everything to show them they did nothing but lie and have me run around. Even though my credit is not the best I was honest and upfront I am trying to better my life.
If you need this rainbow is not the way to go they will not help you. I asked the lady sitting at the desk who does the applications and I said:(respectfully) Hoe does a person move forward! I show extreme Posts - Going on 5 years same job! GREAT ATTENDANCE -income and a significant raise! - in process of cleaning up credit! - 4 years "on time" current landlord proof I have made HUGE strides!

I got approved & paperwork handled quickly. They were all sorts of friendly. Then they terminated my month-month (not an eviction). I pretty sure it was to raise the rent by $270 more per month. They then became rude, curt, & unpleasant. I will NEVER rent from them again ever. Paulette is their best asset.

Tons of bad reviews here. I think a lot of this is likely due to the housing crisis and the consequences of that. I'm sure that rainbow is super busy. I applied a couple months ago and have not heard back. Every time I call I get transferred to voicemail and don't get a call back. At this point I think I'll start trying to bribe people personally just to get approved for housing in a timely manner. You see that Melissa? What's your price? Hmu.

I applied for one of their newer units and heard nothing back in the 3-5 day time frame they promise. Eventually I received a phone call on the weekend that none of my documents attached to my application. They wouldn't accept my pay stubs, but needed a letter from my supervisor since I am moving from out of state, they also asked for me to resend my attached application material.
I went out of my way to have my boss write them a letter stating my income and employment history. I submitted all this and still heard nothing back for weeks. Eventually I emailed them asking for my money back from my application fee and to cancel my application. An employee called me back and they were apologetic and said they were still working on the application and that they were so busy they had to work every weekend.
They said they could not refund my application fee (understandable since they likely have to pay for a background check company). It is likely true that they are just extremely busy, but if that is the case they need to hire more employees. The person I spoke with was very respectful and polite, also very hardworking. She seemed exhausted from working 7 days a week but was still kind and patient. It's a shame, Rainbow you need to take care of your employees and hire more help.

How is this place still operating. They are liars, cheats, unprofessional and will milk people to death. Not to mention that trying to get them to do any maintenance on any of their units is comparable to breaking your own arm and dipping it in a salt bath with open cuts. Plus they seem to make their own rules when it fits them and will kick people out if they get the slightest whiff that they could make more money on the unit. Biggest property place in town and the worst rated.

If I could put 0 stars I would. After about a month and a half of having to call back because they don't call anyone back, and them losing my initial application, and not to mention the snotty attitudes that everyone in that office has, I was told that out of the 40 points needed for approval my roommate and I had accrued -1 point. Does anyone else think it's funny that biggest property management company in Billings, with the most properties can barely maintain a 2 out of 5 stars for reviews.

Scammers and liars. We applied for an apartment and got told if we were denied for one apartment we could use that same application for another one of their properties without having to pay the application fee again. The cutoff for that is 30 days. Guess how long it took them to get back to us? More than 30 days. Which they called and said we were denied due to one of our credit scores being too low.
They said we needed 40 points? Something ridiculous like that and we somehow only had 2. They didn't even run our credit. If they did it would have showed up on a credit report. These people are liars and scammers

Nearly impossible to get your deposit back reguardless of how good the place looks. I've heard this problem with every person that has rented from them. Their emergency maintenance is horrible. My shower was leaking from the wall and couldn't shower at my own house for 2 weeks. Everything about this company is shady and very unprofessional. Please look elsewhere to live.

DO NOT USE RAINBOW. Staff are unprofessional (Melissa and Anna) and obviously do not take pride in their quality of customer service. Take advantage of customers who are already in a tough spot. The $40 app fee is outrageous when on top of it, the applicant is required to provide information that should be obtained by rainbow through the $40 app fee. Other Billings' area property managers I've worked with charge less and do more work to help you.

We rented an apartment for 8 months. When a new tenant moved in next door, that week, our big window was broken, and our place robbed. The manager not only refused to pay for window, but called me every day at work to see when it was going to be fixed. It was a special order window, $300. The new tenant complained she was seriously hurt stepping on the broken glass.
Manager didn't care glass /window was in back of apartment, where people don't walk. We gave notice to move, but because we weren't out by 1st, they charged us a full month! Charged us $50 because we only returned one key instead of two. They sent us to collections in less than 30 days of charging us unfairly. No warning. If you choose Rainbow Management, you Choose harassment, and unfair fees. If you choose Rainbow, I feel sorry for you:

I am in the process of moving back to Montana from Colorado and contacted them to find a rental. I looked at a house I wanted to rent and paid their fees. They told me it could be up to 2 weeks before a decision was made. 2 weeks! Who does business like this?!?!? It has almost been 3 weeks and I still haven't heard from them. I left several voicemails but no response. I contacted another rental agency in town and was approved within 6 hours. I do not recommend this company to anyone.

I have had to apply twice because my application was "lost" No big deal right? It just has years worth of my personal information on it. The second time I applied the lady with whom I was speaking replied snarkily to me "Afton, I've told you before." First of all, no she did not.but I explained anyway why I was being hyper vigilant about this second, unnecessary go around. Anna was totally unprofessional to talk down to potential people that are helping contribute to your paycheck and putting me in the position to have to explain my "annoying" behavior because of your company's lack of organization. If I had any confidence with this company I wouldn't have had to BOTHER you with 3 phone calls today.

First off, our fridge broke in a brand new unit and they didn't ever try to fix it, they just continued to say that it wasn't their problem, so for 3 months out of our 6 month lease, we didn't have a fridge. Then when we moved out, they charged us for something that they didn't even put on our sheet to clean, so we didn't even get the chance to fix it.
They never seemed to care, even after we told them we had a new born and had to keep his milk in our fridge, they didn't work. Absolutely don't recommend this company. I would avoid them if you could.

They did it again. My wife and I and family all deep cleaned this place replaced everything that needed replacing except the stuff that had damage before we moved in. They charged us for all that too. the stove had 3 small burners and 1 8 inch burner invoice says 2 small and 2 big. seems they have nothing better to do then take from their client. Even when they do everything right. Would not recommend going through this company seems how they're cooked and hustling people. Not to mention to get a maintenance guy to way too long.

I have rented from this company multiple times and have always had trouble getting my deposit back. Every other part of renting from them has been fine except for moving out. I have lost most of my deposits to the maintenance guy coming in charging for "labor" and "parts", so I called 3 times in the month prior to moving out to set up an appointment with this guy to go over repairs.
I never heard back from the lady in charge of this department, and the main desk secretary told me I should be fine if I followed the checklist given. I spent probably $200 replacing items and doing repairs just for them to charge me $426. Some of it is my bad because I didn't document some things, such as the closet rod that was never there to begin with, holes in the garage walls, and a hole hidden under the mirror on the door.
We even replaced the patio blinds, but apparently wasn't the length they wanted. Just would have been nice to be told this, so that I can fix it myself instead of getting charged for labor as well.

If I was the owner I would immediately begin looking for a new manager. The legal proceedings that take place will cost rainbow property more than the $1000.00 Dollars i asked to be removed from my credit.
I had a roommate die in a unit and did not find him until 3 days later. Upon finding out he was deceased I was told by rainbow that all charges were my responsibility which should have never happened in the first place. We will be seeing each other in court and the 3 years worth of damage to my credit will amount to more than the measly $1000.00 dollars you've tried to take forcefully from me.
You will regret not reaching out to me immediately to resolve this issue. I want the actual owner to call or email me. You have 24 hours to reach out before my family that can afford $500.00 an hour lawyers begins legal proceedings. And to the office manager again this has become personal your conduct and professionalism is laughable at best your lack of empathy or understanding will cost you more than your job.

I have never rented and will never rent from these people. First impressions matter, I don't care if you have had a bad day your customer service should still be respectable. I have worked in customer service all my life and no matter the day I still treat others with kindness and respect, you know, basic human decency. Let me tell you, they have absolutely none of that.

I've rented out one of the properties these guys manage for about 3 years now. The only issues I have experienced was with the previous secretary/assistant, Kat. Which was a misunderstanding and miscommunication on both ends. Otherwise, I've never had issues with these guys. If I require maintenance, their team is courteous and responsive. They are very quick to fix the issue when they don't need your permission to enter as well. Peggy and Faith are amazing and super helpful when I need billing clarification and help.
Online payments and setting up automatic payments with these guys is also convenient. Misty made the leasing signing process easy and quick. I have also learned they are amazing at accommodating any requests or needs of the tenants within reason. My example is my neighbor who is in her late 80s. They removed the tub in her apartment so she can have easy access to her shower. Overall, awesome team.

Well since I'm homeless and they supposedly allow you to submit applications that are there to help the homeless but it's been about two if not three weeks and I haven't heard from them I'm not sure if I should really give them a great review. Charity only really works if you actually execute the charity. Saying you are charitable and that you give charity doesn't mean an ounce of nothing unless you actually execute the charity and put the charity into activation. I'm giving two stars because the woman that came to the door actually smiled at me considering the fact that I'm homeless, Mexican, German and Chinese, I guess that was a lot for her. So my review reflect and kind.

REFUSES TO TURN ON MY HEAT. DO NOT RENT FROM THESE HEARTLESS PEOPLE. I have now had to take legal action just to get them to turn on my heat. We live in a quad plex and we do not have control over our own heating system, one of the other complexes does and they will not tell us which one so we can get our heat turned on. It is getting chilly at night and every morning wake up to a frozen house, in which they proceed to tell me to close my windows that are already closed. Said our floors where shampooed when we moved in, they were not. Have been harassed not only by the natives but also by the landlord many times. If you have any want in enjoying your life after moving, DO NOT RENT FROM THESE PEOPLE.

An absolute nightmare. Avoid at all cost. Their business model consists of following: 1. Purchase a filthy and disorganized property 2. Ambush its tenants with surprise "we are taking over this property" 3. Demand that its tenants pay crazy amount of fees for whatever tiniest scrapes or stains they find in the property 4. For fun, insult its tenants with casual remarks such as "This place is filthy" "You are absolutely disgusting" "Eat off the floor".

However, we turned in our applications the next morning (she told us the house was ours after if we got our security deposit in) and then didn't send us a lease until 3 days later at that time she said a group who toured a day after us, got the house instead (a clear sign of favoritism.
Within 2 minutes of sending us the lease she told us she gave it to the other group. Within the lease, she asks for $500 ($250 non refundable) FOR A DOG. Also she says in the lease that she may enter at any time without notice. Everything about her properties and leases is a money grab! This property management is completely unprofessional, save yourself from a legal battle you'd be better off anywhere else.

I can't believe this company has the audacity to call themselves property managers. Do not rent from this company if you can help it! The apartment was filthy upon move in - urine and BROKEN GLASS throughout - and clearly had not been cleaned prior to other tenants moving out. In fact, we hired a cleaning company to come and help because it was THAT disgusting.
As mentioned in other reviews, they simply ignore maintenance requests. We had a leaking ceiling with a pot underneath to catch the water for several months, and could not get the management to respond until I withheld rent and threatened to take them to small claims court. They clearly do not care about their tenants or taking care of their properties, and only care about swindling people out of their money. Sadly, affordable, livable housing is hard to find in Billings, and you won't find it at Rainbow. I would give negative stars if I could!

Tried to rent from them, my fiance and I turned in our applications and was told we would be contacted in 48 hours. 48 hours came and went and nothing. So we called 4 or 5 times and no one answered. Finally a few days later they finally picked up and told us that they were going to give us the apartment but had decided to rent it out to someone else. Thanks for nothing then rainbow. Didn't even offer us any help afterwards. And now we're desperate to find something else.

Wish I could give zero stars. I didn't even get to rent with them. I met the agent to view an apartment, within 12 hours they rented it to someone else. I told the agent I wanted it and would complete and send in the application fee and application. When I called to find out my next steps, they said "oh, we rented that". Who the fuck does that? Oh, Rainbow Property management Company, I guess.

We are new landlord clients. The owners have a pre-existing relationship with the tenants and have spent our money like water to cater to the tenant. When we complained, Rainbow replied that nothing in the contract forbids them to do the things they've done. They consider us an ATM and there's not much we can do. We have a 12-month contract but I would not renew or recommend this business to any other landlord.

When I was shown through my rental the RPM sales person told me that they wanted me to feel at home and that I should feel free to hang things on the walls. I did. When I moved out I left the place immaculate because I wanted my whole deposit back. They nailed me (pun intended) to the tune of $200 for, you guessed it, holes in the walls. Some guy named Robert, with 30 minutes, some spackle, and some paint, justified a couple of days of his wages. Once you sign on they can do what they want with you and to you, and they will take full advantage. I'd suggest you avoid them.

Guess they branched out now have a division called "happy homes" out on the West End. If you think rainbows bad you try to work with happy home. there awful. I made a number of improvements to my newly built apartment including putting shelves in the closet, adding knobs to the cabinets. I left this place so clean not one hole in the walls and they still kept half of my deposit.
Every time you call there they say they can't help you right now so they will call you back and then they never return your calls. It should be illegal to do business the way they do business. My advice is stay away from this company.

I can see why this company has so many poor reviews. We are relocating from out of state and called and spoke to a woman over the phone. We explained what we needed and asked if they had anything available and was told told to go look online. Great customer service people! Definitely won't be renting through them especially after the reviews I've seen!

This is the worst company I have ever dealt with. Deposits are beyond ridiculous. I was so disrespected and treated rudely and unprofessionally. The most unfriendly, impatient and again disrespectful! I can't imagine anyone there would be happy with someone treating them the way they treat others. We should all be treated without being discriminated or judged or talked down to.
Absolutely horrible and unacceptable! Obviously customer service is not offered. Everyone deserves to be treated respectfully and not judged. Never again with these people. I was warned and told not to deal with them - I should have listened! I give them NO stars!

I would give them less then one star if I could. They are absolutely horrible! If you every have anything you need repaired it takes them weeks to come, and you have to make repeated phone to get them to even come. They don't follow the Landlord Tenant Act. Make sure you do research when moving out, they tried to take our entire security deposit with out following the law.
After I threatened to take them to court they gave me the full deposit back, because they knew they were in violation of the law. We gave 30 days notice at the end of our lease, but told them with notice we could be out before then if they rented to another tenant. I was called two days before the new tenant moved in asking if I could vacate the property in time. They are an awful, awful company avoid them at all costs!
