We contacted a Jon Wall of NAI RealVest with an offer to purchase a tract of land in Orlando Florida. We received a response from Jon Wall indicating that the property was under contract. The next day we received an email from Jon Wall stating the following: "I received the offer and will forward it to the owners. The property is currently under contract and scheduled to close in the next few weeks.
I'll be in touch. Thanks, Jon. We then received received an email from Jon Wall with a Flyer about the property and an interest from the owner. We then offered a $1000 Deposit on a $375k tract of land to which Jon rebutted and indicated that a $10k NONREFUNDABLE Deposit is required. This along with the fact that the property was under contract became RED FLAGS for us.
Why would ANY Real Estate Professional UNETHICALLY negotiate another contract on a property that is under contract? Would the current buyer accept such behavior? Why would any real estate professional demand a $10k Non-Refundable Deposit on a Property that is currently under contract? Was the intent to cancel the first contract and keep the first non-refundable $10K deposit if one existed on the first contract?
Would Jon Walls have done the same thing to us if we agreed to such an unethical transaction? We felt from the very first contact with Jon Wall that he was unethical and shady. Suffice it to say, we stood on our final offer to purchase the property in 30 days with a $1k REFUNDABLE deposit. Jon Walls made himself appear unethical, lacking integrity and professionalism.
He then replied to our final offer with "I spoke with the owner, there would need to be a minimum of $10,000 down payment. So if that number can't be provided, they won't accept an offer on it." Again, this is ridiculous and highly suspect as Jon Wall "stonewalled" at the onset, probably lied about the property being under contract because to negotiate a new contract while a property is allegedly under contract is UNETHICAL and a breach of the first contract.
After this experience, we are convinced that this company and its employees are not worth doing business with. We do NOT recommend anyone do business with this company or Jon Wall. We have reported this to the Florida Attorney General & The Florida Real Estate Commission because we believe strongly that there were multiple violations of state and federal law here along with breach of contract. We have all emails and documentation to prove this review. The cliche is applicable here.if you are NOT Part of the Solution, you are. THE PROBLEM.
