They use bargain basement contractors, when you have multiple complaints from homeowners about the roofing contractor, any logical person would switch to another contractor. You get what you pay for! Cheaper is not always better, don't we pay enough to get some competent tradesmen in here?

Our unit failed the smoke detector Test - again! Entire complex of 6 units failed last year as well - the property manangement has done nothing to repair which is unlawful. Children are living in the complex. i have reported to the Better Business Bureau. Harbor Court Glendale Heights, IL Units 1137- 1143

As a resident of a community run by this company, it has such a disappointment to have these guys run our community. The manager is more concerned with running the HOA as it has always been running with old rules and no improvising. They are more concerned with listening to the older folks living here such as maintaining trees in the community rather than fixing gutters on the house, leaks caused in basement with flooding of land, and driveways roadways cracking. Responses are not taken care of within 24 hours.

We have a different management company for another property and they are way better in terms of getting things done for the residents rather than taking vendors side or only following the board of directors. Voting of new members into Board of directors is rigged - they want the same old original "white" owners only.

AWFUL. Walk away now. Every single review is spot on. Katherine one of the main people for the company is a complete travesty to this company. She is a petty women who will stop at nothing than to charge and rack up warning and fines for things that are not in the wrong per their own rule manual. They will harass anyone they feel is not complying with them fast enough. Pathetic company to even be called an "American" company, furthest thing from it. Look forward to watching Karma take full hold of this company eventually.

They decide to close the pool for the remainder of the year. But of course will charge you the same HOA. I think there is money being pocketed. Can't wait to sell our home and Move. Worst association ever!

They are constantly rip you off by charging to your account. those charges are completely hidden and you will not know what those charges are related to beside than your standard home association fee. its really frustrating and there is certainly ZERO help from these people

The staff here is very unprofessional. They aren't sensitive to the genuine request like trimming the rouge trees and other landscapes. They are also very selective on from whom the request is coming from. If the request comes from someone who has good rapport with them then they may consider it otherwise they will not listen to you and will prolong things unnecessarily. They are very rude and are not transparent in their conduct. They set their standards high in "true unprofessionalism". Never hire them and get rid of them if you have

The worst company that I ever saw. Wish I could give them no stars. I can't imagine how Property Management company can hired people so irresponsible and rude. It took so many phone calls and more than month to reach property manager. I was calling, leaving voicemails, notes, but property manager never respond back, when I finally was able to reach her, she told that she hearing the first time about my phone call.

To think that our monthly association fees are going to pay the salaries of these people to provide the type of non-customer service they offer is quite frustrating to say the least. I wish I could move away from these people.

This is by far the worst management company in America. They should be ashamed for including "American" in their name. If "American" stands for terrible service, ignoring of emails and phone calls, and hiding of issues occurring at the property, then I stand corrected. I have recurring leaks into my unit from above and the association is trying to charge me for it.

How am I responsible for leaks that clearly originated from the unit above? And when I request information about the leaks that happened above, which two residents attest to, the association claims that they have nothing on record. I'm told that these people are part of a crime syndicate but that doesn't scare me: I pay my association dues and expect a certain level of professionalism.

This is the WORST management company! They don't deserve a star but its the lowest rating I can give. Four years ago we picked up our keys to the home we were to rent and was told the home needed a "few repairs". We walked in to a house that had 80° still air and it smelled like dog pee! There was a dumpster in the driveway from the previous tenant's remains, holes in the walls, corners chewed off to the point the dry wall was removed, spindles chewed, carpets stained, walls stained with soot marks along with a bunch more issues.

My husband fixed the home to move in condition within two weeks because they said they couldn't go to the owner with all these repairs. Apparently the previous tenant didn't pay the last month's rent and they needed the deposit to cover. Just moved out and they didn't return our full deposit, even though the home was returned in better condition than how it was received! Good thing the owner's information is public, she will learn of how her home is being managed.

Horrible. I was forced to replace a sliding glass door that was not only cosmetically the same as every unit but also in perfect working condition. I voiced a complaint about cigarette smoke leaking into my unit from another home and I was told to deal with it on my own. You will be charged for any additional repairs to home at your own expense with no warning. Any of your guests parked in the street after designated hours are towed within five minutes of exceeding the time. Terrible experience all around.
