We intend to deliver service that will be second to none in every respect. Traditional, routine activities can reveal the most about management quality. Although every company should be able to perform duties such as assessment collections, invoice processing, financial statement preparation, and monitoring compliance with association rules and regulations, great differences can exist in the way these matters are handled, resulting in significant fiscal gains.Too often, the work is delegated to clerical handling without adequate direction or supervision from an experienced professional.
There are a lot of things I will miss about living here, and a big one is having you for a property manager. I was pleased when we chose McKibbin & Co. to manage PTW, but you have made the relationship a real pleasure. Every once in a great while I meet someone who is very good at what they do and is kind and gracious at the same time, as you are.

Really regret purchasing a unit in property A McKibbin manages. No communication when fees increase, the landscaping is spotty, and now they are lapsed on insurance coverage. Wish I had known how bad this property manager was before I purchased in Aviara/Aldea, may not have purchased.

Worked here for 3.5 years. Enjoyed the location on the coast, the team and the vastly experienced staff within the office. Would recommend for anyone looking for a steady, fast paced job in a wonderful location.

Definitely not surprise with such bad review. I have lived in my complex for over 5 years. They increase fees without improving the service. Not responsible when damage our stuff while repairing the exterior. Remember to keep paper trail when communicate with them because they would pretend nothing happen! Update: (1/20/2020) I emailed the management regarding management fee increase 10 days ago, and didn't receive any email back until I followed up 2 times. I don't think that's what a professional company should do!

I have known Adrian McKibbin for more than a decade. He is unhelpful, uncooperative, arrogant, and rude. He is the worst property manager I have ever come across. He dominates the Board of my HOA.

Increase management fee endlessly! Charge high fee with poor service. With such bad reviews from employee and homeowners, you know what's up! But they don't care that's the best part! Sean, do something!

I'm going to add one more to the list of people that cannot stand this management company. They are just terrible. And I'm a landlord and a director of multiple HOAs, so I will add the negative view to many of the folks here that appear to be tenants. I owe multiple units across several HOAs that I rent in several cities and two states. I've got a lot of experience as a landlord and HOA board member.

Absolutely NO ONE says "No can do" like these guys. They are terrible. Their front line, on-site management team refuses to do their job and refuses the most basic tasks that are required under the HOA agreements and sharing of responsibilities. Despite being paid a fee by the HOA, they try to push nearly every responsibly onto homeowners and refuse to even the most basic tasks for which they are charged.

Run like the plague to avoid interacting with these people and not just because you are tenants (got help you poor folks!) but also if you are board member or owner. These are not people you want to interact with to build a healthy, warm community. (Also, I have to agree with the claims of false reviews. I find those hard to believe. When have you seen this many 1 stars and then a bunch of 5 stars.sure.give me a break).

I am a resident of Tramonto and agree with the low ratings of this property manager. Ronnie is extremely rude and they overcharge for everything doing the least as possible. They are a horrible company and people you are forced to deal with just to be a resident.

The lady in accounting, Ronnie, however you spell it, is absolutely a piece of work. She is a rude woman, I feel bad for the 30 cats she lives with. I normally don't write reviews but I had to with this situation. I hope she stubs her toe tonight.

I really dislike all this hate being aimed at Ronnie, I have lived in one of the A. Mckibbin communities and she is really personable compared to some other people I had to deal with in the past. Dealing with people who are already upset is difficult, but the majority of people are not familiar with the complexities of HOA's. I am not. I would not want to be in her shoes.

I worked here a few years ago and I'm sure the man who said these 5 Star reviews were written by employees is absolutely correct. (Oh, and don't forget the board members who are residents and get points for sucking up and have nothing better to do.) I witnessed anger every single day from residents and was told they're just all crazy. No, I think it's the other way around.

This place was filled with hostility and the problem starts at the TOP. Adrian is hot headed, incredibly rude and an egomaniac. I quit my job there and he then called me in after to "figure out why, " then said he was, "letting ME go." Nothing but a business built on the wobbly foundation of ego and drama.

I worked for this company years ago and I can honestly say the problems start at the very top. Adrian treats his employees horribly and favors the ones who suck up to him.no matter how bad they are at their jobs. Once I found out that the rule of thumb was to lie to residents and everything would "work itself out, " I hit the road.

These 5 star reviews are fake, and written by staff members. adrian is a red faced bloated liar. His property management "company" is nothing of the sort. Stay far away from any properties "managed" by them. I encourage you to do your due diligence. The office is infested by cockroaches and slime. HORRIBLE COMPANY. STAY AWAY. DO NOT DO BUSINESS WITH THEM.

A. McKibbin & Co. is outstanding. Everyone is very responsive to the needs of our community. When interviewing prospective property managers, Mr. McKibbin made outlandish claims of the type of service they would provide. Impossible, I thought. I was wrong. They did everything promised and more. The firm takes a personal interest in our community. One would think that the owner of A. McKibbin & Co. lived in our community.

They take an amazing amount of pride in maintaining and improving everything. When there are concerns they take immediate action, including the owner of the company working on weekends when necessary. Thank you to the entire firm for all they have done.

I've been on the HOA board with Adrian McKibbin & Co as our property manager for 12 years now and thoroughly appreciate how incredibly knowledgeable, responsive and proactive he is. We have been through a number of challenging situations and his guidance has been invaluable.

I am a board member of my HOA in north coastal San Diego County and after searching for a replacement management company we settled on A McKibbin & Co. Adrian McKibbin and his staff were very responsive and professional during the transition to his company and handled all of the administrative issues so as not to unduly burden the board members during the transition.

He instituted new management processes and procedures that resulted in a much more business-like and well managed HOA. His team's management of the HOA streamlined our HOA meetings so that the board could focus on issues that needed our attention rather than spending time on routine administrative issues. I have found his company's staff to be professional, knowledgeable, responsive, cost effective, and efficient. Adrian takes pride in his company's performance and reputation and is a hands on manager who follows through on his commitments and seeks creative solutions to disagreements or conflicts that occasionally arise in a HOA.

Horrible company. I was dealing with Ronnie who repeatedly lied to me. She told me that documents for our house closing were picked up on Wednesday morning by courier. they were actually picked up on Friday morning. When I asked she got snotty and said that by law they had 10 days to complete the paperwork. They totally jerked me around and charged extra for supposed late fees.

I was paid in full at the time. If I were her employer, she would be fired instantly. What kind of company keeps such poor employees around. There are other reviews that specifically mention what a liar Ronnie is.

I called earlier today in the morning to clarify a billing issue and left a message with the reception since their accounting was not available. I never got a call back. I called later int the day and spoke with a lady named "Roney" in the accounting and she accused me of having a tone while I was asking her questions about the bill. And then she hung up on me.

This is not a reliable company and their staff are not courteous and very rude and irresponsible. We live in Barcelona Community in UTC area and I am not sure why they have not done any research before working a company. The service which they provide is very poor and should not really be called management. For weeks, the automatic clock of the pool was not working until I mentioned to them that the time was not adjusted after day-time saving clock changes.

A property manager should be in charge of this. The sprinkler system runs on heavy water and every morning there are numerous splashes of water. They leave staining marks and I have had to hand waxing to remove these marks; a problem which I should not have had had they managed the property well. And for the services which have not provided to me, they bill and they hang up when you question them. I don't know how old this company is but in 2015, this kind of poor services is just not acceptable. I don't recommend this company to any property owner.

The billing and collections service is deficient. Although my check for Oct 2015 was cashed within the payment due period ( per date stamp on the reverse of my check), I was dinged for a "delinquent" payment. This is a recurring problem. Since the change this year from NN Jaeschke to A McKibbin for the Santa Fe Promontory HOA, we have experienced this poor posting practice two times in 10 months.

Over the 20 years with NNJ, we never had a delinquency notice. Our mailing procedure is the same: we mail our check latest 3 days before late date. In the case of McKibbin to their PO Box in San Diego; in the case of NNJ to their physical address in Sorrento Mesa, San Diego. It does not take USPS mail service more than 3 days to go from San Diego Zip 92130 (our address) to San Diego Zip 92196 (McKibbin's requested mailing address) nor to San Diego Zip 92121 (NNJ's requested mailing address). Nonetheless, after first complaining to a rude CSR at McKibbin, we changed to 5 days before the late date. Clearly, McKibbin received our check on time in both cases, but their posting problem persists. McKibbin is not diligent in its accounting practices. It is unacceptable for an HOA management company, purporting "to deliver service that will be second to none in every respect" (excerpt from McKibbin Mission Statement).

Adrian does not educate himself about the community he manages. Be concerned moving into a community managed by this company. As an owner we will do our best to remove this firm. They are not interested in the people that pay their salary and forget that they are employees looking out for the owners or residents.

Adrian feels that Yoga and Cooking classes are more important than security at Regents La Jolla. Whatever you do, don't move in to a property managed by this company. They are more interested in selling points than the security and happiness of there residence.
