If it weren't for the office staff they would have zero stars. Plumbing issues are not adequately addressed and maintenance refuses to do their job. I was told that I needed to cut down bushes that I didn't plant there for them to unclog my cleaning pipe. I was also told I needed to get under the sink to determine where the leak was before they would fix it. Is that not the plumbers job?

I was in a house with unusable facilities for a week and when they "fixed it" they took the cleaning pipe lid off to where now the sewage just flows down the yard on every flush/shower. I was so excited to be moving into a house but I highly doubt this house will still be standing within the next few months with the way they "fix" things. Let's not forget the leak in the wall that's lead to rotten wood (you can see it when looking where the leak came from the wall) I would not recommend this company to anyone unless you plan to get into a legal battle to break your lease. Updated: although I still despise the plumbers.the experience has improved by a lot.

I am not sure what prompted the change but it has been great.the last technician that came out was friendly and respectful and although a few questions go unanswered, compared to the first year.it has gone a lot smoother

I rented a property for two years in Memphis and they were great to deal with. If i was still in Memphis i would be doing business with them.

Please stay away from this company they won't respond to any requests an I have always paid rent on time they treat tenants like shit 10 different things going wrong with this home and they can't fix one I'm truly disappointed on top of that they will raise your rent while not fixing anything you have been warned will update with pics

Omni has been managing our 5 rental properties since 2007. They are awesome. They are extremely professional in managing our properties. We just acquire a new SFR in April and it is already rented. We would highly recommend Omni for your real estate needs.

Highly recommend Omni Property Management. Haydn and his team were life savers when it came to managing my property while I was in the Military. They took care of me and my property for over 13 years, always providing excellent customer service. When it was time to sell, Haydn and his team sold my house within a week at full asking price. Omni is a good place to rent from because I rented a home from them with no issues. However, I left and when I tried to come back this Amber chick was horrible! I told her about the last place I was moving too and that it fell through and I needed to come back over there. I needed something fast. It's not like I hadn't just moved away from there. My income was still over $6000 a month.

I gave her check stubs and everything. 3 weeks later I found something else. Suddenly I was approved and now receiving an ridiculous amount of emails and messages. Go away! Nobody takes that long to approve anyone especially when they already have a history with you.

I have rented from OMNI for nearly 3 years now and they have always been professional, quick to respond and handle any maintenance issues efficiently and effectively. Their maintenance guys clean up behind themselves and are very personable and friendly. I LOVE OMNI! They have installed new kitchen cabinets a new toilet, new faucets and completed remodeled my master bath when i only said the shower wasn't working correctly!

They are awesome, wonderful and the best company I have ever rented from since I've lived her in Memphis. The owner also paid to have the entire yard front and back re-sodded and the wooden gate replaced and painted. Gutters replaced and painted. Windows painted. I never asked for any of those things but I love what they've done with the place. All hearts and smiles from me when it comes to OMNI Properties in Memphis, TN.

Any positive reviews for this company from a tenant perspective are likely fake. We have been trying to get someone out to take care of branches that are falling on the house during storms for weeks and we cannot get any service despite promises of call backs and scheduled maintenance. We submitted an online request as well and they just closed it out without ever solving the issue.

Now we have a faucet that will not stop running and we cannot get a hold of anyone for emergency maintenance. They do not care about your issues during "prime business hours" and they will not even risk being informed of any issues during off hours or weekends. Previously we had the AC stop working during the month of May here in Memphis, and it took them nearly 2 weeks to bother to do anything about it. Absolutely terrible service from a renter perspective.

SCAM Completely unreliable. I a don't think this is a legit business. I scheduled a showing for Tuesday at 8am which was confirmed the day before. They texted me at 5am to confirm the appointment- well before most people wake up. I replied around 7 am and after I got in the car to head that way AT 7:30 "HENRY BOOTH" called me and said he scheduled something else because I didn't confirm it when he sent a message AT 5 AM.

If you can call to say its cancelled then you can definitely call to get a SECOND confirmation. We rescheduled for this morning, which I got up bright and early for so they couldn't use the excuse of no confirmation early enough and then I got a message that they cancelled the showing. Super unprofessional. i HAVE NOW LOST 2 DAYS OF HOUSE HUNTING- WHEN I AM TRYING TO MOVE WITHIN THE NEXT WEEK IF YOU LIKE TO WASTE TIME THEN THIS IS THE COMPANY FOR YOU!

I've been in my rental for almost 5 months. So far things have been pleasant. Everyone was great and helpful through the move in and paperwork process. Management/maintenance has addressed any issues I've had. The only drawback I've experienced is that Omni is relatively slow with return calls/emails. But I don't feel like it's worth taking a star away. As far as renting goes, this is the best experience I've had. Hopefully it stays that way!

New low - boosting price listed for house by counting 4 bedrooms when it's more like 2 1/2, and square footage listed is way exaggerated.

DO NOT USE OMNI! They were "managing" our home for the past 4 years. Once the current tenants moved out, we got to see the actual condition of our home and it has been completely ruined! They have not maintained our home at all, and we are completely devastated at its current state. They never return phone calls and won't take responsibility for anything.

Not sure who actually owns the company because they just kept passing me to other peoples voicemails, which no one ever returned. If you are looking for a reliable, trustworthy company then omni is NOT the company for you!

Omni Realtors and Property Management have been managing our rental properties for over 10 years. Our houses have been occupied for an average of 5 years. Omni works directly with our tenants, collects the rent and handles the maintenance. We are happy with the services Omni has provided!

DO NOT EVER USE OMNI! I used their "management" services when I rented my house and moved out of town. This company is the most unprofessional establishment I have ever dealt with. They do not regularly return calls or emails. When you do finally speak with someone they have no answers and refer you to someone else who doesn't return your calls or emails.

No one seems to have reasonable answers. They just pass the buck. The renters I had destroyed my house. It was left filthy with extensive damage inside and out caused by unauthorized pit bulls which were not on the lease. Apparently, Omni did not check on my property like they were supposed to according to our contract. The guy in charge of walk throughs and deposits returned the renters deposit leaving me with at least $2,000 in repairs that came out of my pocket. I honestly don't know how this company is still in business.

I found a rental home on a third-party app, so I requested info and set up an online appointment. They have a policy that states they can't show houses to people whose move out date is over 30 days away. Well, even though my lease ended in 60 days, I was willing to make an exception if the house seemed worth it. I was called on the day that my online appointment was set for, and the woman I spoke with set me up for an appointment the following week.

My boyfriend and I take off work, and are excited to see the property all week long. Our appointment time rolls around, and no one shows up. I call the office to see what is going on, and apparently my appointment was never put into the system. This would have been nice to have known before asking off work and driving to the location. First the woman tells me what I already know, the policy about the 30 days.

So I explain again what I had planned. She then says that there are already two applications on this property and it would be pointless to show it to anyone else. Just based on this experience alone, I won't actually be able to write a review on any of their property management, because I am such an unimportant and "pointless" appointment that it couldn't even be written down, or a call couldn't have been made to me. I won't try to waste their time again like they wasted mine.

Not sure why the stars are so low, definitely the most professional management company I've come across in the area. (Please note: If you move in a very low quality home or don't pay your rent, then my rating won't necessarily help you, of course you won't enjoy your renting experience if this is the case.) I relocated here last year from the DC metro area and finding a rental home was easy, but dealing with the management companies were a nightmare.

A lot of the larger name realty companies take forever to contact you back, if they contact you at all. One of my biggest pet peeves in life, are sending an email and no one emails you back, or emails back light years later. Omni's leasing staff is quite helpful and they are caring people. PLEASE for GOD's sake, DO NOT rent or even contact American Homes for Rent.

They are not a scam (even though most of the google searches say they are) but they are extremely careless and unprofessional. They lied about their rent prices, and they leave your personal information lying around and write it post-its and scraps of paper. The agents email you from all sort of personal email addresses, text your phone at all times of the night, its just too much. I do understand its 2015, but please people, we need to keep it professional to a certain extent.

Ok so I am not the type of person to write reviews however I felt that this one is very well needed. If I would have seen negative reviews of this company I would have never listed my home with them. First of all the realtor Henry B. failed to market my home. I had to ask him to place a sign in my yard. Secondly I had one showing. Was he present to show the home, NO because I did. He is unprofessional and the company is not worth your time. I agree with Mandy H at giving them a zero. If you want your home sold DO NOT LIST WITH THIS COMPANY.

If I could give this place zero stars, I would. While their properties seem decent on viewing, they're money pits inside. And, to make matters worse, any and all calls regarding repairs are not returned. They set up no appointments nor do they follow through on anything. Emails and letters ignored for months on end. I've been renting for a long while, and have never run into such a company that is so indifferent to their customers and their needs. If you can afford $50-$100 more a month, then rent with someone else. This place is an epic waste of time. A BBB nightmare.

Terrible! Do not rent home with this management. They treat renters as if they are criminals. You will be very lucky if you can get your deposit back. They will charge you for everything to be fixed, even if it was broken before your rented it. I shampoo cleaned the home by Sears before leaving, but still they charged me for shampoo clean saying it was not clean enough! Total rip off! I should have not rented home with this management.
